some of my observations
1. Bedroom facing void/internal circulation. The whole cave (same, upper and lower floors) can see what you are doing in your bedroom and yard/balcony. The steel balcony along common corridor does not help for more privacy. Access to the yard either through bathroom and bedroom is not common. This is unit is on higher floor. If your unit is lower, it will be much darker.
2. Timber top and not solid/granite top provided kitchen cabinet. A obvious cost cutting.
3. Small window as aptly pointed out
4. 2.9m height is not exactly a great height. at most, it is a "standard" height in a condo.
5. At this price range RM600psf+, i would expect laminated flooring in all bedrooms not tiled.

Will be interesting whether they get RM2400-2700 rental for this unit.

Anyway, with internal facing design, when a guy is shouting/laughing towards the balcony the sounds get reflected/echoed.
Similarly, if one is smoking at the balcony, the adjacent units may pick up the smell.

The void space is large though. Akin to those courtyard type spaces. Not bad la for the typical secondary bedroom to get this much light.

The main thing they have going for them is a nice entrance experience fronting the park and well done up common areas. Units themselves will need the ID touch to bring them up to par.

Pricing seems fair albeit not cheap. This is probably mid high density compared to some of their neighbours. 793/2.73 ~ 290 units per acre.

Everyone was looking at TRX to be this massive jobs creator which hasn’t really panned out that way. This area has such a glut that needs to be absorbed in next few years.

hahah....still developers want to build more, MKH nexus, the ex court mammoth, ex velodrome, sunway and binastra near mytown. Now I saw another plot of land cleared by Sunway I think behind Velocity Phase 2. Need easily 30k to 50k occupancy to populate this entire area. DBKL workshop land also looking at development. Land next to Caltex too.

Well all I know this is the next hotspot for at lease next 15yrs. thumbup.gif

not really, there are Merdeka 118, Bukit Bintang the golden triangle, all fall on the same MRT line which just 3-5 station away, so why you think only target TRX?

but oversupply in this area is a fact, still people would buy, just hard to sell off after vp

This was the main marketing point for all the units in Maluri - TRX.

Lelong happens everywhere not only certain area, given Parc3 VP for almost a year only a lelong unit come out which is far better than M vertica, I bet Lavile will have lelong unit within 3 months of VP too

yet it won't stop developers coming into this area
why should they stop right?

It’s the nature of the beast. Property developers particularly listed ones have to keep on developing to sell and generate revenue. They can’t sit on their hands and wait. It’s just that all of Cheras had a lot of undeveloped land. So it was designated as the new hotspot.

yup, rumors on SP Setia with a big chunk of land which is nearby velocity is just gonna add more development into the market
