Very impressed with the build quality of this based on Sean’s review. Was this considered overpriced or fair value?

Fountain and hanging sculptures in a void area is a nice idea more developers need to do.

It’s a nice design as these secondary bedrooms facing internal voids usually are quite dark. This seems pretty bright in comparison. The void here has actually been done quite well.

Don’t think Sean is really selling the property, if anything he’s selling the services of his company. He is fairly critical and points out some of the weaknesses of the unit design.

Well it remains to be seen how these current batch of quite high dense units will be maintained. Close to 800 units here so there’s definitely the density to be self sustaining. I reckon they’ll remove these sculptures for good when it does come time to upkeep them or they become a hazard. They do serve a purpose to beautify the void area though which is normally ignored by developers.

The void space is large though. Akin to those courtyard type spaces. Not bad la for the typical secondary bedroom to get this much light.

The main thing they have going for them is a nice entrance experience fronting the park and well done up common areas. Units themselves will need the ID touch to bring them up to par.

Pricing seems fair albeit not cheap. This is probably mid high density compared to some of their neighbours. 793/2.73 ~ 290 units per acre.

Everyone was looking at TRX to be this massive jobs creator which hasn’t really panned out that way. This area has such a glut that needs to be absorbed in next few years.

Lelong happens everywhere not only certain area, given Parc3 VP for almost a year only a lelong unit come out which is far better than M vertica, I bet Lavile will have lelong unit within 3 months of VP too

It’s the nature of the beast. Property developers particularly listed ones have to keep on developing to sell and generate revenue. They can’t sit on their hands and wait. It’s just that all of Cheras had a lot of undeveloped land. So it was designated as the new hotspot.

Omg. Even with the largest unit it’s still 2 bathrooms. 5 rooms to share 1 toilet? Why the F do ppl put up with it? Maybe for 500 I’d put up with it.

Look again it’s a 6 bedroom place! 1 master and 5 rooms. We have truly become very shrewd and capitalist as a society. I examined the floor plans. It only works with the 1200 and 1400 sqft layouts as they have 4 rooms baseline but still only 2 baths.

I enjoy this process of reverse engineering the slum lord thought process. I don’t know how it looks beyond partitioning of the living room. I can see that if you partition of the kitchen and yard area then you get a studio as it has its own entrance! Learn from this Auntie Michelle. Power wei!

I don’t understand why people will rent those rooms with no windows or ventilation. Don’t get it. They need to be substantially cheaper not 50 per month.
