New towwnships normally can make a lot of profit la for early bird investors! thumbup.gif

This area seems to be booming with SDP & IOI having their new townships nearby, some more Xiamen U coming up. MCT also has a proposed new township nearby.

For the first phase of this Saujana KLIA new Township, Glomac has opened for booking to customers who register online only. They contacted and invited to the their private launch just on the last saturday and sunday - 24 & 26 Jan at Sama- Sama Hotel KLIA. Very low profile isn'nt. Maybe this is their strategy because there are two major projects that will be launched at any time by IOI and Sime Darby.

Only the 1st phase terrace with 20x70 and no more after this. The next and the rest of the landed phase is with 22x75 and Semi D. In future also they will develop low and medium cost apartments.


Only phase 1 launched so far.

Phase 1 Type A - 20x70 with 1900sft bu, 128 units - SOLD OUT
Start RM399k after 7 %

Phase 1 Type B - 20x70 with 2010sft bu, 156 units - 61 units left as per 25 Jan. Now dont know how many units left.
Start RM453k after 7 %

Based on the Masterplan, this township is equipped with all facilities - Sekolah, Masjid, Balai Polis, Tadika & pusat komuniti, Padang bola, shoplot, commercial lot, club house etc.

Looks like Kota Warisan areas will boom in the future because it's surrounded by other big projects such as Themed Township by Sime Darby aka Sime Darby Vision Valley (SDVV), IOI Puteri Warisan, I & P properties, KLIO Kuala Lumpur International Outlets, ERL, Xiamen University etc. The location also is very close with KLIA, Salak Tinggi , Nilai, Dengkil, Sepang, Cyberjaya and Putrajaya.

I upset with GLOMAC, because I book last week(softlaunch). Pay RM1K for booking.
Book end lot near playground area. When I go to Sama sama hotel, the sales inform my unit has been move to another unit but still end lot.
Reason, VVIP book entire my raw.

Upset and disappointed with unprofessional action by GLOMAC. Always give priority to VVIP even customer already book and paid booking fee.

Not offer any rebate or free gift to customer.

I dont think so... different customers different story and experience also different SA. I hv booked for 2010 sqft at the soft launch. The package is with 7% standard, booking 1k, free snp, legal lawyer n stamp duty fee is standard.

The best part is they have a plan if you cant commit the rest of the downpayment, they can markup 100 % loan even for non bumi.

Yes this land is leasehold. Personally i hv no issue on it as long as the price is affordable compared you need to pay 600k above for landed DS freehold. Take a look on Bandar baru bangi and shah alam is almost leasehold but the price/ value is skyrocketed even for subsale old design with no reno house

Leasehold 20x70 for 429k.

IOI is mentioning in their web pages that the indicative price for Bandar Puteri Sepang is ~500k for freehold 22x75 2000 sf built up. So I guess they are comparable. I wouldn't say this one is particularly worth it.

IOI landed DS is starting frm 22x75 and price maybe in between 550k-650k, then Glomac will follow to launch their next phase 22x75 and mightbe with more cheaper price to attract the buyers.

I saw IOI start their construction for two phase 22 x 75. If we based on what they do in Bangi..they launch their project almost after the construction reach almost 35% i.e almost 7 months later. And it also happen to 16 Sierra..their double storey Sierra 6. They launch on last September 14 when the construction start on March 14. So, for IOI Bandar Warisan Sepang..it may be launch on July or August 15. I think this is a good point from IOI..prospect can see the building up first and judge their workmanship. It also can save a lot in term of bank interest.

not need to worry loo. I m happy to get one from The Terresse even though the price is slightly different from what they plan early by looking at the final take out rate. It almost 85% sold after 3 weeks launch.

Now I know also why they sell at that price by judging sounding launch also. Mah Sing launch Aven at rate of RM296 per sq.ft., and I&P Alam Sari Puisi 3 at RM286psf and their The Terresse at RM290psf. I think it is a fair price compare the other sounding development.

Do you know 5 months back OIB property launched DS 20x70 / 1,862 sqft at Desa Vista BB Salak Tinggi malay reserve on a peice of land with 40 units also starting 485K !!

No idea on that boss. It seems could be difficult because of the possibility Sime Darby didn't give them permission to pass through their township and will cause traffic congestion or mybe frm other aspects also. Unless Paramount can slow talk and make a some agreement with Sime that's possible.

453K is a good buy bro for a 20x70. BPW and Serenia are both freehold bro if I'm not wrong so both have the advantage over Saujana KLIA but presumably Glomac will get lease extended to 99 years during VP so not so bad la and you are right, if you manage to buy the 1st launch in a new township, your profit will be the max compared to other latecomers! thumbup.gif

IOI 1st phase type Avira also 22 x 75 2,100 sq.ft. 4 rooms 4 baths
Basic math: let say land price at RM55psf x 1,650 sq.ft. = RM90,750 and building at RM230psf x 2,100 = RM483,000
Price around RM575K already looo

If Glomac selling at RM550K it look stupid for IOI selling at RM575K...

I think it depend on type of material they use and how much profit margin they look after. Like SP Setia they set around 15 - 20% is their profit. So, they will play around/backward to get their total land coat and construction cost.

Sepang continues to grow

Property developer Glomac Bhd recently announced the
launch of its fifth township development project, Saujana
KLIA.

The development will be an integrated township within the
Sepang growth corridor with a mix of landed residential
properties and commercial units.

Located just next to Kota Warisan in the Dengkil district and
spanning 118.57ha of land, the project is estimated to have
a total gross development value of RM1.2bil.
It is expected to be developed over the next five to seven
years.

The first phase of the township’s residential properties —
284 units of 6m by 21m double-storey terraced houses, is
now open for registration.

The homes come in two designs, the Marylis (Phase 1A)
and Celosia (Phase 1B), and will occupy 12.14ha of the
township, with a total GDV of RM130mil.

Taking a peep: Yap (left) and Glomac group corporate
communications and marketing general manager Fara Eliza
Mansor at the launch of the residential properties.
The contemporary units will have built-up areas ranging
from 176.51sq m to 185.8sq m space for two cars and four
bedrooms with attached bathrooms each.

Some of the other amenities set to cater the residents
include a clubhouse with barbecue area, cafeteria and
multi-purpose hall as well as a landscaped park with
running trails and jogging tracks.
Building is expected to be completed within 36 months from
the sale and purchase agreement.

Glomac Berhad senior general manager Yap Soon Thai said
the total residential development for the Saujana KLIA
project will include low-cost and medium-cost housing and
apartments, as well as semi-Ds and bungalows.
“It will be a modern township with beautiful landscaping
and architectural design,” he said.

Yap said the township development was part of Glomac’s
commitment to provide quality homes, as well as to cater to
the strong demand for affordable housing.
“Sentiment has not been very good especially during this
time of the year. But there is still a very strong demand for
landed properties,” he said, adding that response for the
project had been overwhelming at the soft launch, as Phase
1A is almost fully taken up.

“It is value for money and good for investment. Connectivity
will also be very good later on,” he said.
A number of highways will connect the Saujana KLIA
township to the rest of the Klang Valley, namely the Elite,
Lebuhraya Damansara-Puchong Highway (LDP), Kesas,
Mex and SKVE Expressway.

Surrounding commercial and educational centres include
the Multimedia University (MMU) and Xiamen University, as
well as IOI City Mall Putrajaya.

Saujana KLIA’s Marylis and Celosia homes are priced from
RM429,000 onwards and bumiputra buyers can expect to
enjoy a 7% discount and attractive sales packages.

Phase 1a & 1b - 284 units sold out within a week. There may be a unit that doesn't get a loan. The next phase 2 cooming soon for 22x75 but not sure when mightbe after ioi launched their puteri warisan.

I think for those interested...Glomac already open for registration and willbe contacted during soft launch of the next phase.

own stay 80% - investment 20%

Most of the buyers are working in Cyberjaya, Putrajaya ( gov staff) and KLIA airport staff. Near to workplace, save more time, energy, minyak, free toll, new township quality of life and the most important is affordable price. rclxms.gif

most of the banks offer islamic financing will get 20% discount on loan stamping and no lock in period, rate 4.45%, margin of financing 90% + 5%

except BSN, margin of financing 90% + 5% with zero moving cost ( free legal loan fee, free loan stamping, free disbursement) with rate 4.6%

Quite lost reading the map.

Where is B18 (kajang dengkil) on the map ? Is it on the map, or outside the north of the map ?

Also it looks like they are making a new road south of elite, just to allow easy access to Xiamen Uni ?
But how does one exit elite and get into xiamen uni ? They have to go 1 o'clock and come down south ?

Okay I think I understand now. Currently this road just cross over b15, they are going to make this road with butterfly shape interchange. Elite user will exit about 1 o'clock north direction and finally arrive at this interchange to go south to Kota Warisan.

This flyover does not go to Xiamen U ....

This flyover is north of Elite highway.

This flyover will become an interchange with bufferly shaped turnings for connecting to Elite and other places.

The road to Xiamen U is south of Elite highway.

based on the IOI masterplan, the cleared land now ( in Blue ) is for commercial development and not for club house ..aihh same strategy with Sime Darby ka ni ..

Before all starting to creaming your pants about this project, let me tell you guys that one of my relatives live in Kota Warisan and I have lived together with them for 1-2 months.

My verdict? If you like to hear the sound of aircraft booming for take off and landing be my guest.

The area between Kota Warisan and this IOI project sit in the middle of airplane taxi route for landing and take off... it is unbearable sometimes.

Some of the resident in KW is pilots and they actually held a community talk with DCA guys to realign the air routes. The agreement is to REDUCE the frequency but you can still experiencing the noise issue.

Yes this is not an issue for lot of old Subang Airport folks but just want to let everyone know.

As said earlier...the aircraft sound is a bigggg turn off for me.

Ive stayed labuan for few days & cant even take a proper nap on the evening coz of the aircraft sound. Yes true this is because u're still new & eventually will get used to it...but well...you choose your own lifestyle

This will be one of the major set back for this location.

I supposed other nearby neighbourhood ( such as KIP sentral, Puteri Warisan, Serenia City ) will have the same problem. The plane sound will have big coverage.

Paise. Asked wrongly. It is at Dengkil and not side-by-side to KLIA nor development related to KLIA.

And KLIA sound a "trademark" for our airport.

Because if u put it as Saujana KLIA, it must be some sort related to KLIA.

My concern is, can one day, Majlis Perbandaran can "tarik balik" this KLIA branding and change to other name? As KLIA deemed to be a trademark for our airport.

Note: A friend of mine (who is a property agent) ask me this question. And he say it might related to politics in order to get this name done.

From developer side... all units has been sold out during softlaunch ready..
I think they are not Glomac SA, they are group of external agent that book the unit during softlaunch OR try to selling on behalf of internal staff/ vvip/ exclusive unit.

S&P signing ceremony will be held on 14 march Saturday @ Kota Warisan ( they will setup khemah at shoplot pusat perniagaan gemilang area)

Acknowledges that individual title has been release, they are very flexible..no need to pay the MOT on signing day, you can pay within one month after the S&P is signed.

MOT Rates:
First RM100K = 1%
Next RM400K = 2%
RM500K thereafter = 3%
Inter Phase 1A - Purchase price= RM429,000 = MOT RM7580
Inter Phase 1B - Purchase price= RM504,300 = MOT RM9129

First home buyers with purchase price below 500k you will entitle to get 50% discount on MOT - as per LHDN term & conditions

Very close to each other - sime darby serenia city, sunsuria serenia, ioi puteri warisan, KIP central, KLIO, MITSUI, Xiamen U, ERL, new ELITE interchange, KLIA, KLIA2, Mcdonald drive thru hehe.. also mixed development between residential and commercial oh yeaaa... the most important is...not on the ex mining pool hehe

That's not impossible. Can ask SA whether can adjust or not..atleast u have 1 week to go for snp..atleast can get 499, 999.99 pun ok hehe

Just booked 1 unit for celosia last saturday..The price hiked up to rm526,500. Got bumi discount and final price rm473k..still left 2 units..it's up until Saturday 07/03/2015..don no now if they still have units available..

Fyi - there are many Pilots, KLIA, DCA and MPSepang management staff who live in Kota warisan/ salak tinggi. So they are aware on this and cooperate with the residents, taman, persatuan penduduk do a meetings and provide feedback to the DCA management on the airplanes noise and DCA have a rights to change the path and runways.

My friend who work at DCA told that KLIA has 3 parallel runways (two for main KLIA and one for KLIA2). Two KLIA operational runways are located 2 kilometers from each other. Originally both KLIA runways are designed for simultaneous take-offs and landings. However, currently they're manage the runways as per settings below :

Because glomac don't expect the titles release too early...they are still consideration and on proposal to pay half cost of MOT..stay tuned for their update.

For phase 2 - 22x75 ... even the land size is more bigger a bit..hwever the built up not so much different with celosia type..approximately 2100 -+ sqft

Maybe some of you guys dont mind but do take note that this area is located smack in the middle of airplane landing and take off route to KLIA..

The Kota Warisan nearby residence has brought the issue to DCA and they agreed to reduced it. Key word is reduced so maybe better than nothing.

Lived in Kota Warisan for nearly a year and I can't really stand it.

My SA told me, but still under discussion and consideration by glomac management to all phase 1 buyers.

individual title already came out. on the land grant,its stated need no concent from land office for whatsoever transferring, unlike normal leasehold title.. means, can easily transfering between bumi - non bumi?

I mean the main gate is opposite KIP Mart. In addition, petrol station will be located slightly near to the main gate. I heard from Glomac staff that TESCO agreed to joint into this township.

The shell petrol station and KIP sentral are on the same side of the road.

Saujana KLIA is on the opposite side of the road.

If main gate of KLIA is opposite KIP mart, then if you are travelling from north, have to have a U-turn further down the road then only can enter the main gate of KLIA.

Actually they have 2 entrances. The main one is opposite KIP Mart. The other one is opposite Warisan Indah residential. Meaning that those who commute to Putrajaya or Cyberjaya can use the second entrance. Could be no problem to use the main gate if u are travelling to Putrajaya or Cyberjaya. But if you are travelling from Putra/Cyberjaya, the second entrace is preferrable. Or else u hv to make a U turn to enter the main gate.

The reason why Giant still vague to joint is because they already have Giant in Nilai which is 15-20 km from this township. But for me, Giant still can make money due to the overcrowding residentials. oh, this is my 5 cents! tongue.gif

I've no idea on that kampung asli, also not sure if border areas in the wikimapia correct or not. It's like the area is too large for a just kampung asli and also mixed with oil palm plantation estate.

I've been targetting this Glomac project since end of 2013. In the meantime, also went to site office for Taman Seroja (OIB), Rumpun Ehsan's projects (forgot the location but nearby Klinik Kesihatan Salak Tinggi) and many more small scale projects somewhere in Dengkil, Jenderam Hilir and Langat. Unfortunately those doesnt meet my satisfaction interms of price, location and surrounding. At last decided to buy Maraylis at 440k (facing playground) which i think cheaper compared to others. Could be because of leasehold but it seems doesnt matter to me due the affordable price.
Hope this project will go smooth with the flow. Major concern now is regarding completion period for 36 months. meaning say, if Glomac fully utilised the agreement by prolong this project up to 36 months, I hv to bear 36 months interest for nothing. doh.gif

Can anybody share their package for housing loan? For mine, got offer from OCBC bank with 4.65% interest and BSN (4.3% first 2 years, the rest would be 4.6%). Keen to sign with BSN but their insurance quite expensive +- 17k with zero moving coast package.

I just signed with Affin which offer me 4.4% biggrin.gif . Others like Maybank 4.45%, BSN 4.6% with zero moving cost.

According to lawyer, there is due date for this.
For bank loan approved by 15apr, then free MOT loh. If later, im not sure.
Btw, can someone share the lawyer fees for loan? How much?
My lawyer is in damansara jaya

That one is enclave 30, just next to saujana klia.

Terrace phase 2a 22x75 ..32 units left..out of 96 total...64 units gone

That day I drove about 20-25 min with speed about 80-90km/hr from the overhead bridge to IOI City Mall.

15 min maybe need drive quite fast though.

I reli dnt like sepang area.. nvr did take off n probably nvr will.. really need a lot of gd commercial n 500k is not cheap (not expensive either) as u can get a good subsale landed prop elsewhere.. overall its a good low entry project although im still doubting on the rental market la.. 1.2k is doable..
