This area seems to be booming with SDP & IOI having their new townships nearby, some more Xiamen U coming up. MCT also has a proposed new township nearby.

Bro, BPS I think will be at least 600K since their BPB is already 728K, the gap between these 2 projects I think cannot be too big. If I remember correctly, when I first visited IOI's website maybe about a year ago, they said their indicative price for BPB is around 600K+ only but now they jacked up to 728K!

Anyway 429K for Saujana KLIA is considered cheap if you compare Nilai Impian's Azalea selling at 528K for a 22x74 DSL, of course NI is freehold but it is in NS.

453K is a good buy bro for a 20x70. BPW and Serenia are both freehold bro if I'm not wrong so both have the advantage over Saujana KLIA but presumably Glomac will get lease extended to 99 years during VP so not so bad la and you are right, if you manage to buy the 1st launch in a new township, your profit will be the max compared to other latecomers! thumbup.gif

Quite keen on this project until SA told me Azalea is located next to proposed flats! (blue & green colour on the left of the master layout plan) sad.gif Next launch is Heather also same problem, so will skip this project, although price is good.

More for investment but although not for own stay, I am also concerned with the low cost flats lo! The flats will tend to make the cap appreciation stagnant.

If it is FNG or GG, then Glomac will be selling at higher price lo IMO!

What Glomac can do is built the perimeter fencing & guardhouse and employ the guards - give FOC security services for say 2 years, after that hand it over to JMB to control it - this is what SD did to Grandis Palms & Mascarena Palms in PH I think.

If no such plan by Glomac, then they need a strong JMB to push the FNG concept through so that at least can get majority of owners to suppor the FNG idea - same thing happened to Laman Putra in PH.

Agree bro that the cap appreciation for the landed props in PH has been very good, including Sec 9 DSLs, however you can see that Glomac is launching the DSLs near the low cost flats first as these will be priced lower. The DSLs further away will be priced higher as the location is better because it is further away from the flats.

Staying near flats tend to give a lot of social problems like mat rempits, indiscrimnate dumping of rubbish, noise etc. that is why ppl tend to buy props that are further away from flats & as boss peri peri said every projects sure got flats, no escape.

Anyway, it's up to individual preference ie buy near flats with cheaper props or further away with more expensive props.

Not really bro for SD, they used to launch lots of landed in the past (PH, BJ, AD, Elmina, Denai Alam, BBR, NI etc) but recently they have been concentrating more on high rise (PR, Serini, MP etc) in their townships where the left over lands are not big.
