As my sis stays in PH sek 9 near low cost apartment(radius abt 200m) and her property jumped from 300k to 900k++ in less than 5 years and not FnG or GnG ☺☺.

Agree bro that the cap appreciation for the landed props in PH has been very good, including Sec 9 DSLs, however you can see that Glomac is launching the DSLs near the low cost flats first as these will be priced lower. The DSLs further away will be priced higher as the location is better because it is further away from the flats.
Staying near flats tend to give a lot of social problems like mat rempits, indiscrimnate dumping of rubbish, noise etc. that is why ppl tend to buy props that are further away from flats & as boss peri peri said every projects sure got flats, no escape.
Anyway, it's up to individual preference ie buy near flats with cheaper props or further away with more expensive props.
