Signboard up already BUT no information yet. Another development srounding Bandar Puteri Warisan @ Sepang by IOI Properties, Sime Darby at Tenang Estate and Sunsuria Xiamen University just behind of Kota Warisan.

I saw IOI start their construction for two phase 22 x 75. If we based on what they do in Bangi..they launch their project almost after the construction reach almost 35% i.e almost 7 months later. And it also happen to 16 Sierra..their double storey Sierra 6. They launch on last September 14 when the construction start on March 14. So, for IOI Bandar Warisan Sepang..it may be launch on July or August 15. I think this is a good point from IOI..prospect can see the building up first and judge their workmanship. It also can save a lot in term of bank interest.

not need to worry loo. I m happy to get one from The Terresse even though the price is slightly different from what they plan early by looking at the final take out rate. It almost 85% sold after 3 weeks launch.

Now I know also why they sell at that price by judging sounding launch also. Mah Sing launch Aven at rate of RM296 per sq.ft., and I&P Alam Sari Puisi 3 at RM286psf and their The Terresse at RM290psf. I think it is a fair price compare the other sounding development.

Wah second phase 550K...like this IOI Bandar Puteri Warisan cannot be RM500K. Normally freehold title hold premium around 15 - 20% higher than leasehold.

IOI 1st phase type Avira also 22 x 75 2,100 sq.ft. 4 rooms 4 baths
Basic math: let say land price at RM55psf x 1,650 sq.ft. = RM90,750 and building at RM230psf x 2,100 = RM483,000
Price around RM575K already looo

If Glomac selling at RM550K it look stupid for IOI selling at RM575K...

I think it depend on type of material they use and how much profit margin they look after. Like SP Setia they set around 15 - 20% is their profit. So, they will play around/backward to get their total land coat and construction cost.

I don't think so everyone is waiting each other. Everyone got their business model and strategy.
(1) Why Glomac launch now - they know leasehold and should take advantage on first launch strategy by harvest all existing prospects.
(2) IOI - construct first after obtain building plan, launch in advance stage (based on what they did in Bangi and 16 Sierra - high holding power + cash rich)
(3) Sime - take a time, now submit tukar guna tanah at Empang Tenang Estate...nothing to worry 2,000 acres as big as Subang Jaya.
(4) Sunsuria - taking advantage of Xieman U, looking to IOI how they can work together as their land just next to IOI near the Kota Warisan hill signboard

Lesen Pemaju (DL) dan Permit Iklan & Jualan (AP) from Kementerian Perumahan for selling property.
To get DLAP..developer must get all approval from Pejabat Tanah and Majlis Perbandaran Sepang.
