For the first phase of this Saujana KLIA new Township, Glomac has opened for booking to customers who register online only. They contacted and invited to the their private launch just on the last saturday and sunday - 24 & 26 Jan at Sama- Sama Hotel KLIA. Very low profile isn'nt. Maybe this is their strategy because there are two major projects that will be launched at any time by IOI and Sime Darby.

Only the 1st phase terrace with 20x70 and no more after this. The next and the rest of the landed phase is with 22x75 and Semi D. In future also they will develop low and medium cost apartments.


Only phase 1 launched so far.

Phase 1 Type A - 20x70 with 1900sft bu, 128 units - SOLD OUT
Start RM399k after 7 %

Phase 1 Type B - 20x70 with 2010sft bu, 156 units - 61 units left as per 25 Jan. Now dont know how many units left.
Start RM453k after 7 %

Based on the Masterplan, this township is equipped with all facilities - Sekolah, Masjid, Balai Polis, Tadika & pusat komuniti, Padang bola, shoplot, commercial lot, club house etc.

Looks like Kota Warisan areas will boom in the future because it's surrounded by other big projects such as Themed Township by Sime Darby aka Sime Darby Vision Valley (SDVV), IOI Puteri Warisan, I & P properties, KLIO Kuala Lumpur International Outlets, ERL, Xiamen University etc. The location also is very close with KLIA, Salak Tinggi , Nilai, Dengkil, Sepang, Cyberjaya and Putrajaya.

I dont think so... different customers different story and experience also different SA. I hv booked for 2010 sqft at the soft launch. The package is with 7% standard, booking 1k, free snp, legal lawyer n stamp duty fee is standard.

The best part is they have a plan if you cant commit the rest of the downpayment, they can markup 100 % loan even for non bumi.

Yes this land is leasehold. Personally i hv no issue on it as long as the price is affordable compared you need to pay 600k above for landed DS freehold. Take a look on Bandar baru bangi and shah alam is almost leasehold but the price/ value is skyrocketed even for subsale old design with no reno house

different size boss... next phase more bigger 22x75 n no more 20x70... Glomac pandai..they wait for ioi & SD launch their township at any time frm now first. IOI landed DS is starting frm 22x75 and price maybe in between 550k-650k, then Glomac will follow to launch their next phase 22x75 and mightbe with more cheaper price to attract the buyers.

Now IOI wait for Sime Darby ...Glomac wait for IOI and Sime

No need to worry boss, for sure will get some big profit moreover this is 1st launch in the Saujana KLIA township.
Do you know 5 months back OIB property launched DS 20x70 / 1,862 sqft at Desa Vista BB Salak Tinggi malay reserve on a peice of land with 40 units also starting 485K !!

No idea on that boss. It seems could be difficult because of the possibility Sime Darby didn't give them permission to pass through their township and will cause traffic congestion or mybe frm other aspects also. Unless Paramount can slow talk and make a some agreement with Sime that's possible.

Sepang continues to grow

Property developer Glomac Bhd recently announced the
launch of its fifth township development project, Saujana
KLIA.

The development will be an integrated township within the
Sepang growth corridor with a mix of landed residential
properties and commercial units.

Located just next to Kota Warisan in the Dengkil district and
spanning 118.57ha of land, the project is estimated to have
a total gross development value of RM1.2bil.
It is expected to be developed over the next five to seven
years.

The first phase of the township’s residential properties —
284 units of 6m by 21m double-storey terraced houses, is
now open for registration.

The homes come in two designs, the Marylis (Phase 1A)
and Celosia (Phase 1B), and will occupy 12.14ha of the
township, with a total GDV of RM130mil.

Taking a peep: Yap (left) and Glomac group corporate
communications and marketing general manager Fara Eliza
Mansor at the launch of the residential properties.
The contemporary units will have built-up areas ranging
from 176.51sq m to 185.8sq m space for two cars and four
bedrooms with attached bathrooms each.

Some of the other amenities set to cater the residents
include a clubhouse with barbecue area, cafeteria and
multi-purpose hall as well as a landscaped park with
running trails and jogging tracks.
Building is expected to be completed within 36 months from
the sale and purchase agreement.

Glomac Berhad senior general manager Yap Soon Thai said
the total residential development for the Saujana KLIA
project will include low-cost and medium-cost housing and
apartments, as well as semi-Ds and bungalows.
“It will be a modern township with beautiful landscaping
and architectural design,” he said.

Yap said the township development was part of Glomac’s
commitment to provide quality homes, as well as to cater to
the strong demand for affordable housing.
“Sentiment has not been very good especially during this
time of the year. But there is still a very strong demand for
landed properties,” he said, adding that response for the
project had been overwhelming at the soft launch, as Phase
1A is almost fully taken up.

“It is value for money and good for investment. Connectivity
will also be very good later on,” he said.
A number of highways will connect the Saujana KLIA
township to the rest of the Klang Valley, namely the Elite,
Lebuhraya Damansara-Puchong Highway (LDP), Kesas,
Mex and SKVE Expressway.

Surrounding commercial and educational centres include
the Multimedia University (MMU) and Xiamen University, as
well as IOI City Mall Putrajaya.

Saujana KLIA’s Marylis and Celosia homes are priced from
RM429,000 onwards and bumiputra buyers can expect to
enjoy a 7% discount and attractive sales packages.
On other upcoming projects, Yap said currently in the works
are Saujana Rawang, Sri Saujana in Johor and Lakeside
Residences in Puchong, Selangor.
“We have a lot in line, but we will announce the rest of it
later,” said Yap.

Phase 1a & 1b - 284 units sold out within a week. There may be a unit that doesn't get a loan. The next phase 2 cooming soon for 22x75 but not sure when mightbe after ioi launched their puteri warisan.

I think for those interested...Glomac already open for registration and willbe contacted during soft launch of the next phase.

own stay 80% - investment 20%

Most of the buyers are working in Cyberjaya, Putrajaya ( gov staff) and KLIA airport staff. Near to workplace, save more time, energy, minyak, free toll, new township quality of life and the most important is affordable price. rclxms.gif

most of the banks offer islamic financing will get 20% discount on loan stamping and no lock in period, rate 4.45%, margin of financing 90% + 5%

except BSN, margin of financing 90% + 5% with zero moving cost ( free legal loan fee, free loan stamping, free disbursement) with rate 4.6%

Jalan Negeri B48 adalah di bawah perancangan pihak Majlis Perbandaran Sepang untuk dinaiktaraf dari 2 lorong ke 4 lorong. Jalan sambungan ke Kota Warisan dari arah stadium turut dimasukkan ke dalam perancangan pihak berkuasa tempatan sebagai pelengkap kepada jaringan jalan bandar yang sempurna di Bandar Baru Salak Tinggi.

based on the IOI masterplan, the cleared land now ( in Blue ) is for commercial development and not for club house ..aihh same strategy with Sime Darby ka ni ..
