Hi Sifus, seeking advice as noticed SK is not G&G. Isn't it important for G&G, for both on stay & investment?

I am planning to buy for investment given all the benefits mentioned in the thread eg. Location, surrounding future development, price, design, clubhouse (saving in maintenance fee by not being G&G) etc.

Tq in advance for kind advice.

I more perfer individul title bcos i buy for 10years investment, no need pay Mantain fees, if GnG you cannot get tanent u still need pay installment & maintain fees.

i think GnG and FnG, the security more and less, is just the matter how much u pay for it, agree??

Look at big player like IOI and SDP oso not GnG smile.gif

Bro peri, just wan to ask, will it be challenging to sell off after 10 years since is a leasehold compare with IOI? Cus people might have more option to choose. And regarding the tanent, I think IOI will vp earlier than sklia since they start their construction earlier than sklia. They might offer to the tenant earlier. Can share who will be yr targeted tenant?

SK@ RM250+ psf (bigger size with unique layout) vs Cybersouth RM320+ psf...latter selling on open concept & G&G assuming ex-mining land construction ok (insurance to cover RM500 for RM500kT read in earlier thread)..

I not sure who is my target tanent. But i think after 10 years this area will be totally diff from now smile.gif perhaps i can get a good price.


i buy my 1st landed at 2006 with price 145k....after 9years now 360k smile.gif

i dont think its hard to find tenant although ioi ll vp 1st since my observation supply of new landed township here re limited n currently hard to find vacant house at at kota warisan either for sale or let.also a lot of sk buyer will occupy. with club house n hyper market next door, thats the edge. from masterplan, i could expect ioi ll more crowded with big allocation for high rise, no?
