There are some dropouts here and there. The number says more for smaller units I.e. More for investor profile type. Till now I don't get it, dibs is such critical to this group?

I think in here only Bigman openly said he dropped out while the rest are still holding the cards tightly.

Own stay maybe...same asked them drop out units ..very few units left mostly for small units..all 2 rooms nia..3 rooms mostly ppl buy for own stay..guess the crowd for this ES is for own home.

Maybe Monday u try your luck..those who didnt sign spa this 2 days, then can get a unit. I know referral / repeat buyer can get 2%

As mentioned b4, tis es ll succeed if all bot for own stay. Flippers who rely heavily on dibs r those tat lk suffer when market turn into unfavourable situation even for a short while eg. 6 mths.

Dun think its a big deal for flippers to drop the idea of buying es. I'm not a supporter for es. No bias case here. The smell is fact especially when u c the rubbish along mrr2 due to mogok. But guess dibs shall not b the excuse to drop. At least its my tot. Dun shoot me if u think otherwise.

Yalo. Mogok really make me headache. Not bcos it influenced my decision on es, but it affected my logistic schedule cos there were bout 100 trucks waiting at the side on friday b4 they decided to unload the rubbish on saturday.

Bravo to our tns gov. Nothin done except getting fatter everyday. Fark.

It will take 2-3 years for the entire integrated project to work out well..hopefully the commercial would be great..it turns out. Short term investing won't earn much i believe...I hope they scrap the office concept and replace it with all retails..guess this would benefit the community surrounding. Don't think office would work at this area..quite far away from business's center.

Whoa..I didn't know they were on standby since Friday. I have been traveling like nomad. Tomorrow back to work. Hope I can still remember my password to my office notebook... biggrin.gif

With Najis leading MY, we ain't going anywhere.... BR1M is now becoming a true love gift that comes with price increase in sugar, electricity, tolls, assessments, etc....

Rice, water and maybe flour price can go north apart from BLR.... shocking.gif

I paid quite a lot of attention to retail side though I didn't get a pice of it. Ground and first floor are surely retail. 2nd floor onwards could be small offices or even boutique retails. I tend to think It may turn out to be just offices, let say travel agency, insurers agents office, etc....

For Ground floor, the fun is here. Hopefully, their leasing team can do more to make the place turn out great and yet sustainable.

First row fronting Jalan Kuching, the banks are being lured to operate here. Happen or not, tough to say....but provision of carpark is provided.

The Pod was sold. This is a huge place with adequate floor area to house a reputable Chinese restaurant or several car showrooms.....

Es retail can do beta with the roofing similar to giza. It allows visitors to come in without having to worry bout rainy day.

Based on their video screen on the tv showroom..it gives me the feeling of setia walk feel..especially the waterfall design and link bridges..didnt really pay attention to it as busy signing the spa. The video might be fine tune later..as for now probably in BETA mode.

Good point Giggskor.... NZX has that roofing too. biggrin.gif

I think ES concept is slightly different than Giza. The former tend to use open space, natural light and vent more. And then the water features plus the slight elevation (instead of being flat flat).

In executing the retails, I hope they could start with a bang....some good retailers, unique F&B outlets, some common and popular F&B, banks are in, McD and KFC are in....accesses are done nicely and clearly, parking is done properly (start collecting subsidized parking rate since Day 1), green areas are allocated and provided as planned, safety issue is addressed in all aspects.....etc...
