Hi Bro Schowin,

This is A1 / A2 corner or B1 / B2 corner huh?
*
Not sure it is corner or not. But he managed to upgrade because some one dropped the unit. He was aiming Merrum since the first day and his dream come true now. Good for him, a humble uncle.

Wah Robert kor,

You are certainly getting highly impatient. So, it is confirmed that there is no difference between Aqua and Pistia vs the rest of DSL? Even the tiles? Disappointing really.
*
i asked specifically for semi d, but it should apply to all semi d and dsl.
yeah, i don't see a reason why certain details that is known now cannot be shared earlier, so i grilled them over it.
what to do, in this time, buyer has no power.

QUOTE(neotheone @ Nov 28 2013, 12:27 PM)
Hi Steph,
My first choice is actually Argentea (20' x 70'). RM488k onwards.
When it was my turn to pick the unit, only left a few units of Aquatilis (20' x 70')... all DSL have been snapped up. sigh...
RM528k for the unit, a premium of RM40k over Argentea with the just 20 sq ft more build up.

I believe that the fellow buyers of Aquatilis will have the sentiment of unfairness if there is no material different between Argentea and Aquatilis.

In fact the completion date might be the same with Argentea also, and we are queuing up with the rest of the buyers under the sun, having to stay late to get spot check etc... and all thanks to the Budget 2014 announcement, non-DIBS for Aquatilis. It's really not a happy turn of occasion.
*
Oh okay, so, you was actually targetting a cheaper unit but ended up with a premium one because there were no the cheaper / entry level DSLs.

Feel for you bro, but I guess there isnt much that could be done since the pricing has been set at RM528k onwards. Anyways, should you have a fair compensation for DIBS, say 4% (paid in any form), would you consider going through the purchase?

Perhaps in comparison within the same township, the Aqua pricing has a premium but in the end, during subsale it will fetch the similar premium if not more. But, since for own consumption do not matter. But, should we say drop this unit, and scout for another, would that RM40K that is deemed to be a premium for nothing be able to find you the home in such setting. Its a fairly thin market should you be scouting around the neighbouring vicinity.

My take is, make a well informed decision should you rethink your purchase. Dont let it cause regret in future.

Natman kor,

Are they kidding you; where got meaning 20-30% MOF; if someone is so cash rich, why would he ever consider a prop in Semenyih. Better buy in KL Central - can gain rental income and faster capital appreciation. Bodoh one this banks.

Problem with banks are they are sometimes too narrow looking / minded - do not facilitate the customers' acquisition based on earning trend or prospects; instead, they evaluate solely on the current earning capacity as if the borrower will go bankrupt the next day.

If at all the use the former formula - helping the customers will help them in future to retain and returning business

QUOTE(JeganeshPreyaa @ Nov 28 2013, 02:02 PM)
hi guys,

I'm dealing with wireless home alarm system.

Brief Description:
The Home Alarm System 2 is a complete, full-featured and customisable wireless alarm system that meets the consumers’ modern lifestyle needs. Without needing complicated wiring or cabling, it offers a 13 + 1 wireless zones protection and is supported by a 2-way supervision monitoring system, which enables auto-monitoring of the status of the alarm. A supervision scan checks all the protected zones to ensure everything is functioning accordingly. If a zone is not secure (e.g. door not closed, faulty transmitter, weak battery, power supply failure, etc), the system will indicate this and notify the user.

The system consists of a Control Panel with a built-in keypad for easy programming and operation, while the wireless Vibration Sensor and Magnetic Contact provide basic burglary protection. The system also comes with a Remote Control to further ease operation. In addition, there is an optional Passive Infrared (PIR) Detector to provide additional protection or to serve as second defense. The system can be engaged as well via phone to activate and deactivate, or it can be linked to any CMS provider.

This all-in-one package home security solution consists of:

• 13 + 1 zone central Control Panel with built-in siren, Auto Dialer and back-up battery (1 unit)
• Magnetic Contact with transmitter (3 pcs)
•  Vibration Sensor with transmitter (3 pcs)
• Remote Control (2 pcs)
• Telephone cable (1 pc)
• Home Alarm Placard (1 pc)

Please check the attachment and let me know if you need more details.
thanks.

Mr Jack,

First and foremost, Setia EcoHill is divided into 3 precints; of which, only Precint 1 is unequipped with Alarm system. All other P2 and P3 is equipped with Alarm system. Besides that, the wiring of the houses are underground and the have mentioned the number of wires that run through to light up the house.

So, I have a few queries:

Do you have access to the wiring blue print of the houses in SEH?

Regarding the Home Alarm, is this alarm system also marketed under the Amway Umbrella? Can the system be linked to CCTV monitoring; should someone tamper the cameras, can the Alarm be triggered? However, all the LSD, SD and Bungalows are equipped with Alarm system.

I am keen on CCTV, industrial grade that is. Should you have them, I will be glad to get in touch with you.

Good luck on your sales though.

smile.gif

To be fair to the poster of this info, should this be the renowned Home Alarm system that is marketed under the Amway Brand as well, this alarm is one of the very best I had came across. Its easy to install and use. Has dynamic features. Only drawback is the pricing. They cost close to RM5k when I last checked. Unsure about his package though.

The alarm comes with a SOS function on the Control Panel which allows the victim if in danger to alert the preset numbers without triggering the alarm - though the function is good, will appreciate if the SOS can be triggered by other means - as you may not necessarily be able to trigger the SOS at the control panel.

Again, good luck with your sales mate.
