If for own stay, it's ok la, no need to compare too much with argentea as long as u r happy with the township and environment  icon_rolleyes.gif

Yeah, that's why I highlighted to Neo bro earlier; should it be for own occupation, then, just need to be wary of the compensation for DIBS removal.

Bro, just my opinion. I still feel no cash rebate on this but should be a different package to replace the DIBS. Anyway, I could be wrong and yes I do agreed that they took too long to come out with something. If you remember on the booking day, they did mention that they will have DIBS unless got changes during the budget announcement. By right they already should have a backup plan. I still believe they do but they just dont want to announce it just yet. Anyway, I will follow up on this and I hope I can get the answer before the signing.

Be patience. Referring to some of the bankers, the BNM latest guidelines are not clear enough. Therefore, I 'believe' SEH is still trying to figure out the way to implement DIBS, being fair to all buyers. Of course they have back up plans, which I 'believe' they can't make the announcement now until they are absolutely confirm they can't implement the DIBS.

Just be patience. nod.gif

Bro Rebbur,

Just got back from catching up with some old friends in the retail side. I have just found out, to circumvent the regulation by BNM, some developers are now:

A) Sell House at ie.: RM400K
B) Deposits: 5% = RM20K
C) Buyer Apply Loan
D) Loan Approval Timeline
E) Refund (B)

A = Nett Selling Price.

Buyer pays B and submits SPA with A (Price) and apply loan. Upon aproval within the designated timeline (D) - the B is refunded to customer / buyer. No terms have been assigned yet, but there are this that is happening.

No source on which developer though.

I think this is in relation to another property - just a pre approve loan to purchase certain prop from certain developers. Probably, the bank was the bridging financier for that project.

I fully understand how you feel, bro. Because the same happened to me 3 months ago on my refinancing. After my appeal on the interest rate rejected, they refuse to grant me the previous approved loan. The officer kept telling me different officer has different assessment 'favour'. Until I switch to another bank.

I called them yesterday and seems like there is a possibility that rebate will be given. Although sms has been sent, things might change next week. According to them, we will know by next week (I assume at least 1-2 days before the SPA signing).

For pistia buyers, please dont set high expectation on the materials that will be use. According to them shld be same as those DSL that already signed SnP.
