I don't wish to pour cold water over your estimation, but 80-90% is definitely very optimistic figure ! Perhaps, yes in the initial stages, but over time you'll be laughing behind your back if you can get anything beyond 70% ! I know, becoz the place where I'm currently living we (or rather they, since I'm just a contributor only) set up a RA few years back. Starting I would said around 80%, but now we would be very lucky if can get each month 60% !! But, still they are maintaining the programme........sometimes just "break-even" only ! And mind you, the charges RM50 only per month !! You can't drink kopi-ais every day with that amount in a month, I believe ! LOL. The best part is those who don't pay always instigate others not to pay !! Paiseh mah to them !! And yet, those who don't pay rumah ada berbiji-biji kereta punya loh !! Btw, since the programme started, my area had seen a drastic drop in housebreakings, snatch thiet, etc, etc. So far, only 1 isolated case I heard. Before that, every week also a few cases!! Wish you guys luck !! |
