Assume SPS following their original plan, which have two launching in one year with an increment of 10 - 15% of the selling price per square feet:-

nov 2013 - RM260/sqft, say, VP in Aug 2015
after CNY 2014 - RM286 /sqft (10% increased)
4 quarter 2014 - RM315 /sqft (10% increased)
after CNY 2015 - RM346 /sqft (10% increased)
4 quarter 2015 - RM380 /sqft (10% increased)

We take RM350/sqft as this case. (RM350-RM260)/RM260 = 34.61% increased
Say, just take a premium of 25% for further set back of the set back.

DSL corner, the cheapest, i think is RM550K x 1.25 = RM687,500

This is just my assumption la.....
