Heard the boss... Is one of the shareholder from the natur apartment's developer company. Now go solo. The design.....errrrr very.... Don't know what to say. But interested to see how they build the diamonds on top the building.

when look at this diamond design, i think the current red brick design condo at sg long is much more better... whistling.gif

Hi all,

I came across Permata Residence new launching recently, next to Tropicana Cheras semi -D & bungalow site at Taman Rakan-Rakan. It is not directly inside Sungai Long township, but the access to the location will have to pass by run-down shop lots etc. It is RM440 per sq ft, total sq ft is from 1040 - 1100 sq ft.

I am in dilemma if this project is worth for investment, as the surrounding areas are not so pleasant.

So the structure above is for rain harvesting? Any1 know whats pro of rain harvesting? Is it we use less water from syabas so we pay less in water bills?

rain water harvesting just good for lower down the maintenance fee...example,swimming pool water,car wash ,gardening..u still need to pay for syabas..

I really do not believe its fully sold at this location, most probably its da marketing trick to mislead the new buyers.
it's just "launched" not long ago (few weeks back) though.
Ive seen the photo posted by permata on FB, fully sold... if its true then good for them~

it could be true, bcz they only require RM5k booking not is fully refundable with no condition. that why a lot of buyers booked it. the location is really so so, they SA are saying that the TAR College going to have a new campus nearby, that the only selling point.

Agree with you. The access not so convenient especially coming out to main sungai long road. Very difficult to come out to main road. Many accident happen there.

I rather buy subsale condo in sungai long. much cheaper . selling below RM 400 sqft. Plenty of condo and choice. Nearer for the Utar student. Don't understand just because of RM 5K low down payment and need to pay extra RM 100,000 for a similar size condo in sungai long. People are rushing to buy. rclxub.gif

I ask the advertisement is for the last block... block c with Rm480 psf...

From what I hear from my property investor friends who has already make 7 digit, the older condo value will start to fall once newer and better condo come up... if for own stay is ok...

If really like that good la. New one become more expensive and when people can't afford they can go for those old one since the value drop ma. New doesn't always mean better, also depends on the management. I notice some RM400-500k new properties starting to become Negroland, because most buyers intended to flip/invest instead of buying for own stay.

Agree. The majority of UTAR students do not own a car. If take bus also stop at the main road outside Taman Rakan only, have to walk some distance to Permata Residence. If Sungai Long is a 7 I would say Taman Rakan is a 2 or 3 only.

Anyone knows the opposite development? From google map, it looks like if that development is completed and another one just after it, we might actually get an access road through both development into the highway instead of going through the small lorong and one man security guard!

october vp?
it has 3 blocks and only 2 blocks were built.. access road still poor.. seems not going to VP in anytime soon..

according to owner... they delay their VP till after CNY... the third block wont be build anytime soon... its separated from the two main block... initially i think its dedicated for UTAR students... but the plan scrapped and that piece of land remain empty....
