You reckon which strategy is better?

If the can keep prices below 500K for terrace, worth to have a look.

Too early to look at pricing.... Wait till we see the concept, GnG status, Buy, finishing and overall master plan .

The planning should b magnificent. But the loc is a lil too far for kler. But for investment pov, no doubt a gd entry price for terrace at 500k or cluster at lower than 1mil.

Siberhfar Land was the title given to Setia Alam since 2004-2009.... Thereafter, the word becoming more subtle....

Polished gem comes with a price...

Hope this will be another Setia Alam in the making. Improve and widen the roads connection to major highway should boost this area. Another plus point here is Broga hill

Bingo. Tats de reason to go in for investment. Wait till the 1st few phase filled up slowly and commi starts building, then price should b encouraging and early birds ll eat fruits rather than worms.

Personally prefer Broga Hill as not so challenging and take can leisure walk. Hope this place not over developed

different case i suppose. now they r trying to use the advantage of huge demand from failed SEH terrace buyers. Im sure some from those who failed during ballot would like to buy terrace from ecoworld.

For this project, is there will be a direct exit to LEKAS like SEH?

This strategy may backfire. Now it's all about buying. Those spillover buying are mainly punters. What matters the most is selling the props at 3 years down the road.

Ask ourselves....will people buy into Semenyih in early or mid 2017 at premium price? What are the USP at that time? Still staring blank at masterplan leh......

Just the interchange at Lekas may not change the game 360 degree..... Where are the normal schools apart from international school?

SEH, SEH2 and EM will have individual direct exit to LEKAS. In the future, EM will have link to Bandar Sri Putra, a direct connect from LEKAS to NSE.

PLUS just propose a direck link from NSE to LEKAS in Senawang.

Teng kor, Nirvana is more than 15 km from EM, but with about 6 minutes drive from EM, you can reach the broga hill entrance ...
