Land & General Bhd (L&G) and Malaysia Land Properties (Mayland) are teaming up for the second time to jointly develop 4 blocks of 45-47 storeys serviced apartment on Jalan Ampang Kiri, off Jalan Ampang with a gross development value (GDV) of RM789 million.

The proposed project will feature 1,216 units of service apartment and the site is adjoining with sister project The Elements @ Ampang and another project called Arte+@Jalan Ampang.

the MRT is not even approved and just a proposal only....
those Malaysian buyers for own stay in that area must think whether they made a right decision or not in anticipate of the jam, from worse to worst.

When Elements(L&G and Mayland JV) start selling, they say got KLCC view. Then Arte Ampang come and block them. Now this new project also by L&G and Mayland come block them back. Its payback time thumbup.gif

Fair to developer, land price is not cheap now.
Damai 206 is going to complete soon and is along Jalan Ampang.
Only 18 units with 2 each floor, Minimum RM3.0million , average RM1100 psf, partly furnished.

The supply at this stretch of ampang ll increase few folds. If it is affordable, why not. Good location for ownstay. Not affordable, too bad..compete rent then. Lets see how it goes in next two yrs.

The joint-venture (JV) project with the Malaysia Land Properties Sdn Bhd (Mayland) group has a gross development value of RM788mil.

With a gross development cost of RM558mil, L&G should see an estimated profit of RM230mil from this project in its 2015 financial year.

Managing director Low Gay Teck said the project would not contribute to the group’s revenue in the current financial year.

“We are launching the project later this year or early next year. Hence, there will be no financial impact in the 2014 financial year ending March 31,” he told the media after its EGM.

The long period before the launch, he said, was due to some amendments the group had in mind for the design and planning of the development.

“We are trying to include features like dual-key units and 3+1 bedroom units and are awaiting approval from local authorities,” Low said.

The new development will have four 46-storey apartment blocks and will be launched in two phases.

Low said the group was looking to price the units at about RM900 per square foot.

For the next 15 months, however, the group is targeting to achieve unbilled sales of RM600mil, supported mainly by its Bandar Sri Damansara and Ampang projects.

The group had in January proposed a JV between its wholly owned unit Pillar Quest Sdn Bhd and Mayland’s wholly owned subsidiary Positive Valley Sdn Bhd to develop a 2.29ha land off Jalan Ampang for a total cash consideration of RM118.49mil.

The land is adjoining its Elements@Ampang project. The property developer secured a 100% vote for the JV.

Low said the JV with Mayland followed the successful collaboration between both developers for the Elements@Ampang serviced apartment project.

“Based on our buyers’ profile for Elements, 80% of the purchasers were locals from the 25-to-45 age group,” he said.

On the expected softer property market in 2014, Low said statistics continued to show that the Malaysian population growth outweighed the number of new residential products in the market by six-to-one.

“As a long-term developer, we have to look from a macro perspective. There is no glut.

“Sales may be slow for a while from a knee-jerk reaction, but the actual demand or interest in property has not waned.”

Went for the soft preview during lunch time today for Tower A, official launch expected next year February with expected price increase by RM50psft according to sales agent.

Behind Risda and infront is future Pavillion 2.

From lvl 6 onwards same lvl with facilities area.

8% discount. partly furnish free kitchen set, etcs
Price after discount abt RM 495 for 1r1b 560sqft , RM 590k for 2r2b 735sqft.
PSFT abt RM800 for lower floor units, each floor increase by abt RM4k, price difference between lowest floor and highest floor abt RM200K shocking.gif
Maintenance 35 sen.
Small units only 1 car park.
1050sqft 3r2b onwards have 2 car parks abt RM 810k
Expected to complete in 1st quarter 2019

dont buy this. Elements project was delivered half heartedly. listen from a buyer here. dont believe that they will plant all those trees. lanjiao developer.

btw 4k per floor means better sapu the lower floors if interested la but Amint kor has mentioned that their sky garden has no trees or few trees haha..

but only 10 units in the first few hours is pretty bad tongue.gif tongue.gif maybe all the buyers are gona sleep until times get better..

Haha, i think supply in the vicinity far outstrips demand.. as i have mentioned before, Ampang hilir has the highest vacancy for highrise units around KV.. with 4000 units in this small area, Astoria is best kept for ownstay investors..

You would have to compete with Elements, Arte, M City n other units in astoria but u would have the convenience of M Citys small retail mall with village grocer, so that adds value to astoria drool.gif drool.gif

Don't be fooled by L&G. They're extremely good in presenting artistically 'illustration' and 'heavenly-like' picture to lure investors. When you see the actual product vs the 'illustration' one, zero percentage alike, your blood will sure vomit out. L&G really change the way of developers doing things in sales & marketing vs final build-up. Really a bad apple among developers. No wonder some keep pushing our authority to implement 'build and sell' policy. You'll never what you'll get vs the brochure, but the suprises were always trend to be negative. That's why they always need to price their products cheaper than others. Good things never come cheap. Let see how is Foresta turn out to be, hope owners won't vomit too much blood.

20% sales on their first block ( total 4 block) should consider poor response. I think investors and home buyers are just not as stupid as L&G think they're. Follow Mayland's pattern, they won't start construction if the sales figure was not encouraging. I guess those early birds after minus sticker game, puller and loan rejected will being dragging to nowhere.

Show room still at the same place as The Elements. I think still work in progress. But I think is a waste of time to view the show room cause the actual build up will be different than the show room. So, you may just pick any heavenly-like photo from internet and imagine that is Astoria.

The concept with lots of green landscape and cascading water features are attractive.

Question is can the beautiful model of the development be materialised ? Trees can not grow big on the concrete podium topped with soil, so the feel of rain forest cannot be realised. Same applied for water features, whether it is going remain as manmade feature or evolve into the eco much depends on the environment.

Density is not low consider 4 blocks total > 1200 units. Design of units are very nice with only 7 units per floor. The interior of the show houses are excellent ! if only the units come with more interior will be good.

Smallest units are much affordable. But note the floorplan where the kitchen and bathroom have not air outlet to outdoor, not practical.

Units at high floor won't be able to view the landscape garden without balcony. Most lower floor (priced lower too) sold.

Hope to get feedback from Developer or SA as of the planning and implementation of the beautiful landscape, so far not get any information. The designs and details may not be stated in SnP too, thus subject to changes.

Smallest units are much affordable. But note the floorplan where the kitchen and bathroom have not air outlet to outdoor, not practical.

Units at high floor won't be able to view the landscape garden without balcony. Most lower floor (priced lower too) sold.

Hope to get feedback from Developer or SA as of the planning and implementation of the beautiful landscape, so far not get any information. The designs and details may not be stated in SnP too, thus subject to changes.

Afterall, I would like to live in the rainforest garden smile.gif

nowaday, it's hard to find a property for investment anymore, if you like the place, for own stay is ok. those big developer already make a huge profit in these recent year, they have big money to buy land in prime area and hold those houses within their " reasonable" price.
they can just delay the launch if they want.
those bbb project also hold at a high price that make you not much profit and hard to get one.
all project goes for luxury and where got so many rich ppl.

The project have roughly 30% sales booked when I visit the show room around July. Particular for lower floor unit.
GS agent also doesn't wan to sell this project as it doesn't have s&p ready for buyer to sign, so no commission for agent.
The MD of L&G promised to launch this after raya, but till now still no shadow.

Total: 5495 units n at least 325 units per acre (excl reizz).

All this numbers are excluding D Rapport's 1.1k units fr phase 1 alone, 3 towers 512 units, novo ampang's 421 and the likes... did i miss anything out?

Hi All Sifu, I am new here. I have been approached by one of the sales agent on this Astoria Ampang. Reason given by them why they delay the project till now only launch because of government New rule required them to submit all the documents of their project to do registration.

According to them, previous rule is you will need to submit the project information for that particular phase they are building only. But now if your project have 4 phase, you will need to 4 phase for registration as well.

Current selling price is 800 psf, after 8% rebate on DP (pre-launch promotion). 0.35 Sen psf maintenance. Do you guys think this is a worth buy. I am first time buying house, hopefully all the Sifu here give some advise.

it is leasehold, not freehold. delay?? all the smallest units near sold out, mid/large units no buyer. last seen their booking chart months ago, entire column small flr area taken from top down. all other units empty.

Hi everyone,

I visited the property fair in Midvalley and was amazed by Astoria’s concept. The question is are they really going to deliver what they advertised or displayed to us? Their concept is no doubt their selling point because it’s pretty much very cosy and closely link to nature. I’m in the dilemma whether should I buy this property. From their previous project Damansara a Foresta, it didn’t really do well as they did not actually deliver from their side. But is it because of the lower price tag of the project? Since Astoria is in KL Centre, are they obliged to deliver higher end products to the owners and top quality facilities?

P/S: Already placed booking but in a dilemma.

I’m not sure about the quantity of the unsold units. I prefer high rise instead of landed. My working place is around KLCC. I’m open to suggestions from you guys. But overall is this developer good? Is it worth paying such a high price tag for their project.

If not mistaken this developer is the one who built elements @ Ampang, rooftop terrace was an unfulfilled promise as they just left it undone, a scroll to elements thread will further expose leaking problem and stuff like that, I’m also interested in Astoria but looking at Arte being auctioned at around $500psf, I’m holding back for now

The Certificate of Completion & Compliance issue dated 24 September 2020 and Official received on 9 October 2020 as per land & general web site.
Delay almost 3 months, can claim LAD at 10% of the purchase price.

The land title will show.
For a unit to enter lelong, bank will need to search the land title.
So current lease for Astoria is until year 2094 only.

Maybe the buyer sees something special in this unit.

The road leading to Astoria is crappy.

Lot of ugly looking stalls etc.

Surrounding it you have so many many units.

I haven’t done a detailed study but I believe between M City, arte, elements, reizz there should be close to 5000 units.

Anyways congrats to the buyer.

440k for a unit which has a crappy entrance - surrounded by some stalls, 5000+ units within 1 km radius.

Has demand come back in Jalan Ampang?

Noticing the asking rentals here have come back up to around 3.5 psf range. Is it for real?

Those who scored lelongs will be pleased. But then it’s a problem also as this area has stigma of being lelongsville.

Ampang area its like a township isolated of it own.
Go deeper you will reach the dead end feeling.☠️

Doesn't like it neighbour Cheras area more vibrant and happening.... Could be lack of MRT at Ampang area here.

May i know this Astoria have to go through the double transfer process ? I mean like The Elements, the title not yet out and the title not yet under the owner name, so the bidder from lelong have to double transfer

Lelong unit sold at high price just now.
From 486K, sold at 651K.
Much higher than last month reserve price of 540K.
And even higher than 2 months ago reserve price of 600K.

What happen here?
Not sure.
Die die must have the unit.

Nice wetlands but poorly maintained. Trees mostly not prune and getting rather wild the growth of it, especially the elevated bridge part. Hope they touch it up before the VP of the 2nd phase, which is end of this year.
