I can't believe the Mod says a thread that was started few years back is now being closed due to "advertising intentions" in the first posting. Action was not taken that time, but only now.

As far as I know most of the threads here especially the hundreds set up by agents have 100% more personal advertising content than me.

But seriously at rm950k for 850sf with 2 rooms condo, is it even doable? Its rm1,150 psf. Ekocheras similar concept is selling at rm750psf which is rm400 cheaper in psf basis..sunway is selling idea dat u can rent 2 expats in TRX. But do u know thr r also many high rise condo projects in TRX. The expats can rent at TRX if dey r working thr..

I mean, at 950K at 850sq feet you need to rent like how much just to cover the instalments?

If flip you think can easily hit 1 mil plus?

For rental investment, Suasana very safe and there will be no worries of quality tenants from nearby high end offices. Easy to find tenants is correct. Capital appreciation will be there too. High occupancy means low competition for tenants...are u sure can get Rm1000 psf unit? New Nu Sentral mall also opening...

Velocity has potential but tenants demand untested and profile uncertain. The bigger the unit size and the higher the rental yield desired, the higher the risk. Upside from the sunway mall, ikano power station and ikea...

Of course Sunway Velocity will have mrt access, Cochrane Station station 100m away, on the other hand Ikea 2 will have access to Cochrane station as well.
Other than Cochrane, the shopping mall is closer to Maluri station in 200m away

i rather go for AMAYA CONDO, just opposite velocity next to JUSCO. distance to Maluri MRT less than 100m with Circle line at Maluri interchange as well..920sf for RM700k now..dam cheap..only concern is leasehold...vs velocity freehold...

Visited Amaya ... surrounded by shoplots and it's not gated.. even the windows in the apt can't be fully opened due to security reasons ... more of a rental play then for own stay...leasehold....I believe there are older condo's/apt around which is half the price with same layout size and freehold somemore rclxms.gif

yeah..lot of older freehold apt around with cheaper price, but are they the same distance to Maluri MRT station..the nearest alamanda even this the MRT distance is further and leasehold as well as surrounded by prewar hse and low cost flat beiside..

which condo is freehold there and same distance to MRT maluri ? i m interested to find out..not considering the Miharja apartment, that is different standard at all..

can rental hit 4k per month for 850sf after completion....??? sweat.gif

target tenants should be exparts...if not...will be blacks n china dolls....local who can afford this kind of rental??? hmm.gif

will get a tough compettition from other projects nearby like TRX, Robertsons, Warisan, Bandar Malaysia and KLCC.... icon_question.gif

sunway velo mall leasing team said they don't lease to any anchor tenant. all global famous fast food brand will allocated to top floor.. no more on LG floor or ground floor.

Sibeh tough now... Trx now appointed lend lease to manage the mall...top mall management team.

Maybe trx price will way higher than velo. Think Trx mall for upper market. Velo mall for middle range market. N trx got iconic tower can attract tourist with good spending power.

Stick to velo better. Can always take MRT go there. 1-2 stops only. C who can sapu all the good brand under their mall.... Not many brand willing to open shop sibeh near.... Too many malls...

Yes amount of retail space/malls in KV will increase 70% from 2014 to 2017 ish.. just imagine how many malls gona be empty/fail

For 2014, IOI city mall sure succeed.. I feel like velocity got 60/40 chance to succeed with Ikea being near.

TRX residential launches will likely be rm1.5k++, if not rm2k+. Just look at how they position themselves surely the ambition is on par with KLCC enclave. Both MRT1 and MRT2 will also have station at TRX.

the capability of standalone Velocity to lift the vicinity areas to become place like KLCC still questionable....jalan peel/jalan cheras still considered as a downtown in KL... its need surrounding neigbourhoods to growth parralel with Velocity to achieve the "boom" at that area...

Well...for sure Bandar Msia (HSR location) will have MRT connection....so surely will be connected in the future.
Well...cochrane station is only 1 station from TRX and 2 station from BB.

u really wanna buy from someone at this stage of d development?? no-one knows how successful this project will be but what I'm sure of is that it will be very hard to find tenants at this price-point for this location. Do yourself justice and save the money for more well-priced condos =)

I don't think condo at this price (wthr GEO or Velocity) can double in 10 years.. if u say landed then got chance leh.. at this kindda sunway pricing if can cover interest n purchase price plus 10% after VP is good enough d..

true but I still find the rental market for high end condo's like velocity not strong given the high incoming supply.

Go for AMAYA KL just opposite..behind JUSCO, nearer to MRT Maluri and IKEA just around the corner..price only abt 700per sqft...about 650k for 920sqft....the only drawback is it is leasehold only...location wise almost the same..i discover this when i went over that side last month.

actually i believe there is potential in geo2 but need time to appreciate
we as local rakyat will find it hard for the early years now to service the loan cos the rental will probably hard to justify the loan repayment
even stay also too expensive a location to stay unless we work there within walking distance
so just have to close eyes on this first and look at other properties until we win lottery then can return and buy

i city development looks impressive but whether can deliver
tropicana if they can deliver something like tropicana city mall i think good enough but then again it does look like nowadays so many developers plan to build a shopping mall. whether they can attract quality tenants is another milestone
anybody buy i city mall?
pricing for the studio is also not cheap

Maluri Cohcrane area is at beginning of Cheras...they intersac with bktbintang jalan tun razak..
Cheras area yes, super ONG now...MRT1..MRT2..CIRCLE LINE..HSR...the earlier two line directly benefit..later 2 line indirectly benefit cheras...
dont forget, bandar malaysia and pudu jail bukit bintang city center at PUDU...all this is at intersac with KL city center and Cheras..

i checked and as i remember this project was some time ago
i thought you have new development for me
now is subsale but density wise is not high like many new developments now where developer squeeze our body juice until dry dry
since it is subsale, i have to find time to visit the area and see actual unit

SV beat TG upside down. Go for kl address better. Near real city some more.

SV got underground MRT and got 2 under ground mrt. Lagi beat TG lay flat on floor.

New IKEA just next to SV. Mama cari. TG move aside only.

SV Go putrajaya also near, go bandar Malaysia also near. International mall macam pavilion also near. Go future HSR also near.

For existing neighbourhood and amenities, definitely TG is way better, needless to describe further. Those who go for Velocity is buying for the "blueprint" for future potential, with upcoming Ikea, and big parcels of government lands, and this could "transform" the area, not to mention that it is in fact very close to the city centre (although bearing the Cheras address) with TRX one stop away - BUT, all these rosy pictures have a high "execution" risk.

Both have upcoming MRT station, although Velocity has got a bit of edge with underground station, which I think much better than the elevated ones.

Nearly forgot, TG is leasehold, i always roughly account for a 10% difference between freehold and leasehold. So if both selling at RM1100psf, I would say TG is in fact selling at about RM1200 for freehold equivalent comparison.

My vote for SV too if die die must buy between the 2. Either one, be prepared to hold.....
Highly doubt can fetch good rental in the beginning....but potential is good.

general feeling is that tropicana side has peaked whereas this SV still starting out a journey hence more potential looking at long term performance

Btw the Ikea in cochrane is bigger than the damansara one. It's a standalone Ikea with adjoining Ikano mall (mid sized mall). Not sure how velocity will compete/complement them but pyramids tenant mix is very good.

Ikano will only be opening in 2017 as it's a full sized mall that is fairly large (<1 million sq ft NLA with a different name)
Ikea will be the 3/4th LARGEST IKEA in the WORLD with several added features compared to the Damansara one. (opening by the end of 2015)
Velocity Mall will have a NLA of 1 million sq ft and will include multiple mini anchor tenants

All in, this area is set to be the next Mutiara Damansara due to the easy access between all 3 malls.

If TRX launches at sky high prices (>1.8k), then Velocity can be sold as a project only 1 stop away with a discount of 25-30% compared with TRX.

Land within the TRX development has a reserved price of RM3000-3500psf, close to the pricing within the KLCC enclave. So can roughly guess how much psf the residences/offices will sell for the TRX development. Also, there are various tax breaks, allowance, incentives for TRX.

On the paper, it will rivals KLCC area, but whether it will be successful is open to everyone's interpretation.

Ekocheras is cheaper and more value for money but it's further away from town and both Velocity's stations are underground (that's a plus point for better noise reduction).

is another mix developement beside Peel Road...called Lemon Tree Residence like that...but tat one was 4 years back story...mayb the project already halted n change to another plan...but sure will not bring negetive impact to SV.

Cochrane Road will be big development under Boustead...Ikea+Ikano and Mutira 428 will be built on land along cochrane road.

But there are chances those run down house will be existing there..did not see any clearing work either.
stay unchange at current status bad impact the image and value here.....when velocity VP in 2015...likelyhood those housing still here...

is matter of time to clear it.... cos the land oledi bought over by developer....some more the land owner is government link company...

if everything in good order...like Sunway City.... i dun think the price at 1200psf...it will be 1500psf onward lor.. tongue.gif

but..confirm Ikea+Ikano, MRTs, TRX... can be seen not more than 5 years from now.... when everything in proper... sure the price will up n up n up...

hopefully this is FALSE.
There are already 3 malls coming up in the same place plus existing Jusco. There might be an overlap of tenants in Ikano n SV mall.
Moreover, SV has many retail shops, some of which will be F&B spots. Don't think Jusco should be revamped at least not in the next 10 years

I don't see any need as all the retails/ shopping malls complement each other. they can co-exist as they caters different things. People want stylish furniture and balls or just to hang out can go to IKEA. Those want leisure more exclusive way like going to boutique shops may go around SV (I guess) and those just searching for something easy and fast can go to Jusco or Tesco Ampang.

same as people questioning kota damansara can feed 1200psf...but really got project selling 1200psf...

VR is at Cheras/KL location...address under KL.... of course now feel a bit run down with location.... dun forget..cheras area untill now still din get prestige shopping mall or commercial areas compared Ampang, PJ....

yup..they copy their successful story to this area.....but Sunway City need more than 20years to claim as successfull township....

but Sunway Velocity they r not the only developer in this area...the taikor at this area is Boustead... they r developer for Ikea + Ikano along Jalan Cochrane....they going to built service apartments also...with SV can feed 1100psf...i think the price also will be around tat..

VR got a better intergrated project, some more the shopping mall will managed by them... area Cheras really hungry for this kind of development...

oledi got all the mall floorplans on each floor and details. already know some confirmed tenants.
putramall confirmed liao. now help client choosing SV lot.

fyi, they said no plan to bring in any anchor tenant. totally new mall planing.

They said around this year October or November. Now wait for them to send in the final plan for all tenants n my clients to proceed shop planing and renovation work.

624sf for 690k is for bumi price. say 750k for normal price, its still 1200psf unless they give out rebates again.

Maluri Cheras area property price wise, should be around sunway level..

Cheras give me the impression of old/ matured area where majority are from low and medium income class, i doubt higher income ppl would like to stay here. Purchase at 1200psf you will be looking to sell it at least 1500psf upon completion.

This project have a lot of + point but with this price 1200psf, is it justifiable?

i dont think u can flip for above 1.4k laa..if u cam fond tenant to cover ur installment then good enough. I doubt anyone wanna stay in VR1 when its surrounded ny construction.

Just an update, we are going to launch our V Residence Suites soon! Indicative price from RM700k onwards with partial furnished.

Please call me if you are interested to register for upcoming Private Preview Launch to get additional RM20,000 rebate on the preview launch by end September or early October 2014

My apology that we are yet to finialised the e-brochure for V Residence Suites. However, the overall project information is similar with the attached e-brochure except the layout will be around 630 - 880sq.ft.

TRX now buzy with foundation excavation....that area super prime...with Pasar Rakyat MRT station just beside...and appx. distance to KLCC...

yup I got VR2 Phase 1... 850sf...since I working nearby only n my current office also very near to MRT...so will be my second home ...no need to travel so far during working days...

Velocity is blue print...we dunno wat will going to be at this area...but with Ikea+Ikano, TRX, Bandar Malaysia nearby...+ 2 MRT & LRT... the investment still can be consideres lower risk compared Iskandar, Cyber...

last time sa told me tentative 850psf for phase 1. 3% off and PALS might bring the psf lower. But no lower than 800psf thats for sure.

Is it launching next weekend? I went there few weeks ago, one of the sa very lc and told us the p1 is more than 1000psf. Is this true? Isn't p1 and p2 will complete at the same time?

VR2 Phase 1 b4 discount is 1300psf...after discount about 1100psf...but wont lower than 1000psf...

Sunway like tat lor....lcly one...but u cannot deny their intergrated project so far is the best offered in current market...

VR2 Phase 1 & 2 will complate on 2017... is good timing cos MRT, shopping mall, TRX & Ikea + Ikano will in town...

havent get key qua...but is not suprising if a lot of owners wan to keep the unit first...cos after MRT & shopping mall completed...they can ask for higher price tongue.gif

the best residence near MRT is underground....no noise no vibration....n no eyeshore

As when I left the sales gallery, around 40% booked. I reckon price will go up to rm1400 when MRT ready. Just my opinion...

Up till level 11 it is blocked by the tnb station. But the tnb station facade is new and different. I guess Sunway built it in such a way to complement the surrounding

When I asked SA last time, they cant confirm as the future shop office development in from of V residence is not confirmed. But they mentioned to be safe take level 15 and above.

Anyway available lower floors 1+1 seem to be limited choice

About 60% sold. Was just browsing at their gallery on pyramid last week.

Smallest unit mostly left 3a unit. Unless you want higher floors above 20++

Bigger units lower floors only mostly left facing lift. However didn't capture a photo lah. Suggest u call their office in velocity to know

Above 1000 psf how to bbb. Difficult lar. That area old KL area and surroundings hard to change. Location is superb, but own stayers might not be so interested due to the surroundings.

Want to rent out should be good rental after MRT completion. But with 1100 psf rental roi % also lousy lar. So people don't want to own stay (slow cap gain) and rental cannot sustain, Macamana?

Yes i see the model building also like average condo and asking for high price psf. The price buyers paying is for 2 mrt and the mall below

Ya Imo still better than say Tropicana Gardens. But Susah telan lar. The more I research the area the harder it seems to rehabilitate it's image.

Too close to pudu red light district d. Talking to the people on the ground there even Amaya Maluri is chinadoll heaven d. Susahlah.

Can Sunway rehabilitate this area image? Thats the gamble investors have to take. The area is indeed A++. So see risk appetite lar.

Even with image issue better buy area that is 2-3 MRT stops from KL center rather than somewhere which is at the edge of PJ lar. Also with so many hybrid commercial/mall/resi in Kota Damansara, no guarantee all the malls will be ong. So which one will be ong which one will be run down, who knows?

At least Velocity location super good and undeniable. Might take a while for the area to gentrify though.

true also.. i believe Velo's location is much more strategic than TG but still can't accept the average facade/facilities.. I believe Velo buyers deserve an upscale condo not middle cost condo..

Sometimes i dont understand or maybe i refuse to understand. if you are banking on MRT or LRT, there are already areas around existing MRT with market price around 600-700psf. for example, KLCC stop has D'mayang condo with avenue k just 2 minits walking. Ampang Park has corinthian. nice slightly old condo but with nice yield if successfully rented out.

600-700psf is what MS is launching for Dsara Sentral in Sungai Buloh MRT.

When project VP, rental yield 2-3% bleed like crazy every month. Want to sell? Next door only half the psf price, how to charge so much premium?

If got capital as usual best buy subsale near mrt/Lrt. But greedy flippers with minimal capital of course wack new launch lar. Let's see lar upon VP what happen.

All these people don't do their due diligence. They are gambling because of low entry and bull market continue raging.

i agree with the low entry fees.

the funny thing is this, almost all new launches are clocking 50-60% sales after 6 months. but no developers have gone bust yet. usually developers break even after 60% sales done.

Amaya is 650 psf which is fair market value. Say 2017, Amaya is 800 psf and velocity max subsale can sell maybe 1000-1100 psf.

So Macamana, you are paying 2017 price today. That is not taking into account other factors like economy slowdown or interest rate hikes. If bull keep raging, your projected cap appreciation must be something really crazy and beyond historical appreciation rates to make a healthy profit.

Historically new launch-subsale gap was about 20-30% but now it's 80-100%. So you think can really make it? See lar who willing to gamble.

So how do you compare Solaris Dutamas Condo with other condo such as Hartamas Regency? Why SD psf is much higher than HR although both are nearby to each other?

Publika is yuppie capital. All the Richie rich and Cronies sure want to stay there. Publika has many upscale eateries and bars/pubs. These people not price sensitive one. They see, they like, they wack. Look at Four Seasons, Banyan Tree etc in KLCC area. These are Richie rich stamp collector properties.

Do you think velocity will have high end eateries and pubs/bars? The way I see it, Velocity will be more like Pyramid or Megamall old wing. Medium end sort of stuff. Open too high end, Cheras crowd cannot support.

If want to gamble high class area, got better chance if you purchase Pavilion Bukit Jalil lor since Malton going to all out make it classy kao kao. That one got higher chance to attract VVIP clientele. At least BJ area, most of the new condos are high end and got upper class catchment area for Malton to make it work.

VVIP lang buy for vacation home or drunk liaw don't want to drive back to their bungalow (I know few people lidat). Solaris Dutamas 1000 sq say 1.1 mil, rental 3100. Comes out to 3.7% gross yield only. Price high because VVIP dont care, just buy.

So how to predict which mall will jadi or won't jadi? Very difficult lor. For high class mall to work you need high class catchment. Do you think pudu-maluri immediate catchment of Chinadolls and working class people going to support a high class mall? Hmmm...

Haha only 3 malls here mah.. velocity Ikano n Ikea... hearsay velocity only midscale mall to cater to the surrounding areas spending power ..ikano should be midscale also... TRX (if n when complete) will cater to the highend market..

Btw, TRX has the nicest looking mrt station but i expect phase 1 of trx to be ready 1.5 fo 2 yrs after the mrt starts operations

yeah.. 1mdb so many problems causing fear to the banks too...too leveraged.. TREC will be great with Zouk there.. walking distance from TRX n Mytown mall..

hopefully the whole area will be safe to walk in 2 years... any news on sunway hospital?

Hope that they do not forget about one major important aspect: huge number of parking spaces. The current road is already cramped, I wish that it won't be further cramped with vehicles parking on side of the road.

Was at their function last weekend for the latest phase.

The newly VP block looks good, spacious and nicely done up lobby. Amazingly the mall is so close, refer to the picture that's taken from inside the apartment ground floor looking out to the hoarded up future mall, it's so close and looks nice.

1100 or 1200 psf is future pricing based on TRX being successful. For now, all the bad news might mean that TRX will be delayed/never happen. Progress is way too slow for a project that has been announced a few yrs bck. Warisan Merdeka is much faster n already has tenants smile.gif smile.gif

Don't think the main focus of velocity is to market as off shoot of trex, but as cockraine regeneration project with 2 connecting mrt underground station + ekea/ekano + proven sunway mall + sunway medical + sunway hotel and the 3.5km to klcc as marketing focus albeit BB is two station away and trex comes bonus with one station away if it happens. Ambitious pricing as the norm strategy from the dev but the benchmark maybe adopted by mutiara across the road.

P1 pricing was also ambitious back then during launch @ average 800psf before discounts, that was when market was at its 500psf, thus slow but steady sales back then. Guess the strategy continues with P2 now. The complete value will only hit the peak once all the components at the completion stage, which is not long from now.

My source/document said ikea end of 2015.. nov or december to be exact smile.gif bigger ikea, bigger ikano equivalent (mytown) but no curve n E@curve, tesco la. gt velocity mall nearby to cover up. Hopefully the whole area is walkable.

Just want to check with tai ko, tai che who purchased v residence suites. Found out that letter of advise from lawyer for 2nd progress payment was sent late to bank, hence delay in payment. How do we go abt appealing to sunway on this matter to waive the penalty interest? Thanks

Velocity no need high end....mid class is enough oledi...mid class can cater more range of shoppers.....wan high end...can go Pavilion, KLCC...

can be say Velocity is located at most prime area in Cheras/KL....hope Sunway will put more effort to upgrade the traffic/roads around VElocity...too many small roads ....if the road can widden to 3 lanes....without traffic light...tat will very good.... tongue.gif

Yeap only walkway area/concourse level.
For velocity mall, i saw the wishlist. Got high end brands also in d wishlist but they just started looking for tenants.

Finally ikea is at cheras area, no need me this uncle always drive so far bring my kids for eat their favorite Swedish meatball .

So any idea when ikea will be opening ? Possible in 2015?

And the nearest high end hospital at cheras no need go ampang gleneagle ,now have this sunway hospital .

More and more nice to stay in cheras.

I think i said 3rd biggest.. lazy wanna look up my files again. Either way this ikea is much bigger than the existing one n will introduce new concepts to the Msian market. Do look out biggrin.gif biggrin.gif

Connection to mrt will be connection bridge at the juncture to queenn's restaurant as the mrt will be the underground station at starts from the former shelll station, the other end will be the edge leading to maluri underground station. The ekea will be connected right next to the mrt at the queenns' restaurant. Connection within velocity will be this elevated boulevard green deck connecting the whole township. Yeah but wht abt the walkway before the MRT is complete? like next yr when ekea n velocity mall is complete.. cn one walk on the streets safely btw the 2 malls?

AEON taman maluri is undergoing a refurbishment to keep uo with the new image of taman maluri with velocity, ikea n ikano coming up soon..

Anyone knows wthr the AEON is doing well?

That maluri aeon mall is also the aeon hq office in Malaysia. Sibeh koyak. Need to upgrade liao.

i think they had some minor "upgrade" throughout the years, but then it can't compete with new malls in term of environment.

Stupid sunway never learn... Photo taken at sunway Putra mall. Sibeh scary escalator with no high fence. Somebody push behind can jatuh bawah mati liao. Macam Sibeh stupid nu sentral mall. Same same escalator also Sibeh scary.
