The only developer able to sell their products without much advertisement and promotions, nothing great on the lay out plan and facilities. Just with good location, a so-so golf course, upcoming lrt and speculation, managed to sell their products within days.Attached Image

Actually this area most of the development can be sold without ad eg esplanad, jalil sutera and seri jalil. Those shop like aurora , the link n sri petaling shops are also sold below radar.

But hor, for condo this is rare without ad

But after CNY two newly launched
( link 2, bukit jalil & Tropicana Heights, kajang)
Has been snap up madly.
With branded goods and good plans.
Still bbb mode.

Will not be true for those project
which is below par. The consumer
will bypass them due to poor design
or poor past records.

Only the strong one survive.

Congrats to link 2 purchaser.

water / electric bill for link 2, is consider regular household charges ? or commercial building charges ?

anyone knows the link 2 's monthly maintain fees?

Monthly maintenance fee is RM 0.30 + 10% sinking fund.

Hi All

Just want to share my experience with you all.

Last Saturday I went to the Berjaya Show House and I que for 3 hours from 10am to 1pm, only was I manage to go into the show house. What you guys can do is go very very early in the morning to get a number first, then wait until 10am when it officially opens its door then straight go into the show house.

And I bought a 855ft condo at tower A on the 12th floor that cost RM584k, paid a 30k non-refundable booking fee and secured the unit. After that I went to apply loan.

Today, the bank officer just called me to tell me that my loan has been approve for at 90% and 35 years tenure. Feeling very happy as this was bought by me and my fiancée to future stay after we get marry.

Some details about this Link 2 Residence:
1) Only has basic facilities, such as Gym, Pool, Sauna, and etc
2) Title is under Commercial title but Berjaya is in the midst of appealing for residential title for the residence.
3) Maintenance fee is RM0.33 per sq ft

That's all I know for now, if you guys have any queries please do not hesitate to contact me.

RM 0.30 ..... sounds abit expensive ... am I right?

sinking fund .... last time agent got explained to me ... a bit forget what is the real purpose for this.. haha~

30 sen now is the norm...by the time this dev is ready in about 4 years 30sen will be considered cheap liao..smile.gif

sinking fund - for purposes of major refurbishment of condo not for operational costs
