Even a 400+sqft studio is actually reasonable comfortable, IMHO. Wait until you've been to metropolitans like New York, HK, Tokyo or London, where studio units of 200+- sqft are common and are considered acceptable. Back to this topic, take up rate is madness! RM30k booking fee and yet 90% take up rate? Area is ideal though, especially love the nearby golf course resort.
If given a choice, I believe >90% of those honkie prefer to stay in a larger apartment.

Compare M'sia to Taiwan, peninsular alone is appro 4X of Taiwan, 70% of Taiwan's land are high land (mountains), their total population is slightly less than West M'sia (99%)
My estimation of density for residential land :-
2,164 ppkm2 (Taiwan) : 223 ppkm2(Penisular Ms) : 12,862 ppkm2 (HK)
Ask ourselves, do we really need to build apt <700sf?
