haha boss...sometimes genuine buyers for own stay who are not really on the higher end on the salary spectrum might be affected ler. 2 of my contacts gave Link 2 a pass as they're earning circa RM5-RM6k and are afraid if they're unable to get a 90% MoF. on the flipside, this opens the doors to those unkles n aunties who're able to afford 50% MoF and obviously have more than 2 props to buy n flip!

U should say Affordable Genuine Buyers, how can one be Genuine Buyers if they can't afford the property, just hope bank can tutup one eye & let the loan go thru ? those r opportunist.

This project launching practice in really a good example, hopefully all developer can take this as standard practice in their launching, nett price, committed downpayment, S&P on the spot.

bro, RM5-6k salary shouldnt be a prob for RM500k+ property. u prolly wouldnt mind risking ur RM30k to be burnt for in the a likelihood of the loan not being approve for whatever reason..but dat doesnt mean other genuine buyers who can afford the property would wanna risk their hard earned money to be donated too.

All residential S&P (for developer) should be standard as provided under the HDA act..

HDA is meant for protecting the buyer's interest, that is the priority..
but saying having HDA sure getting residential tariff is not always true.. its still subject to developers n JMC application for conversation...

Yeah, I remember asking the SA and she said utility will be under commercial rates but when I ask her can convert she simply answer no. Guess she lazy to explain.

Hehe...TG about the same lah (37.5%)...from RM800psf for first block to RM1,100 for second block

TG jump 1 block make 40%, the Link 2 jump 4 blocks make 40%! rclxms.gif
