Hi guys, let's focus the core subject here: "Old klang road vs kuchai lama, which better?"

First of all, we need to determine exactly which area considered "kuchai lama"..Did a quick check on wikimapia, I discovered the area in yellow below r collectively known as "kuchai lama", and part of this area is the a road known as "old klang road"...

Pls have to closer look below:

So, maybe the topic/question itself need to be more specific... biggrin.gif

Another break-in case happened 10 hours ago...

sink

[i]
http://www.hba.org.my/news/2009/02/help.htm

Hundreds of double-storey terrace houses which were built on a former mining pool, are sinking and residents believe that this is because the soil was not compacted properly when the houses were being constructed.

As a result, there is constant soil movement and this has caused cracks in the houses. Residents also complained that there are water leakages, broken pipes and damaged drains.

Based on the map below, all the examples above r located after the end of the old klang road (though the address still stated old klang road). Interestingly, most stretch of the old klang road is on the right side of Klang river laugh.gif whereas coincidentally, the cases mentioned above r on the left side of the river... sweat.gif

What actually makes OKR such a good property investment focus area that ppl talking about nowadays? Who are the potential subsales buyer and potential tenants in this area for all the upcoming new projects? Since sunway/subang/pj/bangsar south are just nearby only.. Why OKR?

let me guess, because, 1) there r not many lands left in nearby KL city centre? especially freehold? 2) the land available along OKR is near to both sunway/subang/puchong direction and kl city centre direction? 3) the potential group r those who used to the busy traffic in other area and want to stay in a new property not too far away from their workplace?

All are good, if no money no guts to buy, all sort also no good. Some yields better than the other in short term, some just need time to yields. Is how greedy you are in wanting prop works for u instead of u work hard for the prop. Your agenda is to compare yields of props, then you will never satify your greed if you are still capable in purchasing or getting new loan. If not much money or limited resources, the choice is limited so as your ROI normally. If got ton of money, also fear of not meeting ROI in comparision to lower value prop. LOL

Yield is a function of risk and return, higher risk higher return.
Each got their own appetite.

Old klang road and kuchai lama not same meh? "Old" means "lama" in Bahasa Malaysia so basically decision is to be made between "klang" and "kuchai".... Klang sounds better than Kuchai but if can, choose somewhere with "Mont" or "Damansara" brows.gif

Personally quite like petalz of its nice design, but elmond mentioned no no no to npe, anyhow 90% sold out, only left loft design. Nearer to midvalley, 9 seputeh, looks quite promising project - leasehold, small units all sapu, only left big units, can't afford, somemore is near to sewege plant. Scott garden is happening, but too noisy and crowded, prefer quiet. Budget max is RM700k, looks like only scott garden that i can consider? Plz advise.
