Not sure other part of KL/Selangor... But Semenyih alone still have so many land banks yet to be developed..

Don't think Semenyih house pricing is much higher than Seremban leh.. tongue.gif

Now Sepang side along Elite highway also have tonnes of projects launching already..

Shah alam also city. Puncak alam north of shah alam still tons of land.

And south of kul from dengkil to bangi to kuala langat still plenty of land.

If yr taman is not strata these days, to get vp you cant have fencing and guardhouse.

Only after ccc then developer can proceed to have fence and guard hse built, subject to 100% consensus from residents

Not so sure, Ecohill 1 when vp already have perimeter fencing up. Perhaps developer already let owners to sign the document and help for application during the SPA signing.

I think only setia can get away w it.

Even simedarby also no fencing until vp. Eg elmina.

Not quite, MKH many projects in Semenyih also have fencing up upon VP. Guard house takes time, that's why just put a cabin as temporary measure.

Most sh owners sign consent letter prior 2 vp but dono when uems will build fencing

Guard house is more complicated in terms of ownership, developer don't own the guard house.
