Hi..Anyone knows about this development? i noticed there is a small plot of land near NSK..have registered with CT but no idea when is the launching date.. smile.gif

Kuchai lama definately a good place to buy, but looking at the current per sq ft price now sod expensive, how high can it go further? G Residence 1488sqft sub sales selling RM850k-RM900k, do you think it will up to 1million? Will ppl buy condo of 1 million in kuchai lama?

yup, this is the one i saw at MAPEX... the house layout is pretty practical and the SA told me the price is in the range of 500+psf...

means not 500+psf already .. agent simply say wan .. last time Petalz before launch also agent assure me that the psf is lower, but when launch after 6months... psf shoot high and agent got many grandfather story to tell to convince you haha

agents are like tat, they try to rope you in whatsoever... just dont listen to them fully, some of the parts they give is just simply crab. Imagine in the central of Kuchai with NSK beside, Kuchai Avenue down the road and other shops all within walking distance. Doubt dev will go cheap on the psf, they migh leverage it even further .. just wait for it and dun expect the psf mentioned by agent lol..

what are these ? there are not located at the same place, just in Kuchai.
Anyway, you can add on 288, Desa Residensi, Gembira Park , Gembira Park, Dynasty Garden, Sri Desa Condo, Brem Park, Bukit Gembira etc... but that is not accurate as again to show too much condo in Kuchai.

crazy.. come 2014 thousands of units flooding the market. tiny roads, pasar malam, definitely a place to avoid. super high density area with almost every plot of land developed.

price i know as RM500 per sf. but location is rubbish worst of the worst ever. i stay around there. have u guys ever go to the site area see for yourself? there is only one small access road only, and did u all know there 24hour already jam like hell some more imagine u buy and stay there...i am sure u cant even drive out of your front door of your home to the road for around 30 minute jam in front. Beside did u know the condo is in front of Kuchai Avenue? mean that your house is face to face with other condo not less than 25-30 meter. i suggest u go to that site area see for yourself before u decide. RM500 psf in kuchai consider cheapest ..how come they sell so cheap? think.....

I saw the signboard saying there will be 306 units of service apartment built on the land. The size of the land is very narrow which sandwich between Kuchai Avenue and rows of shoplots.

Kuchai is a chinese area, and the kuchai entrepreneurs park the commercial town is a happening place with a lot of eateries, china massage centres, pubs and gangster.

Location wise, directly opposite 24 hours NSK market which is a hypermarket full of bangla, and local customers going to NSK pasar, it's very crowded and traffic is a nightmare. IMO it is not a good location, the surrounding is too busy and too 'chap'.

Actually this developer and contractor is under same roof and they are very old timer in Batu 9, their financial is very strong than much more new developer. Building materials used at site is assured and have no worry on it. The current price of Kuchai Avenue ranging at RM5++k which is smaller unit than Spring Avenue and bear in mind that Kuchai Avenue only provide one car park. SO i think even RM6++k is still a worth buy.

For the completion date, it's definitely to be in Year 2017, still a long waiting time to go.


Hereby to share some photos of tiling after installed at mock-up unit.

This afternoon I went to check the second entrance/exit of Spring Avenue which is behind
of Shell and McDonald, i accidentlty found out there is a mosque with a speaker just next
to Spring Avenue..

Mosque is about less than 40 feet to Spring Avenue, very near.. sweat.gif

Please do not give misleading information to potential buyers...

The mosque is there, can't you see the speaker hanging on the roof edge
of the mosque...? This speaker is facing toward Spring Avenue.

Sekolah agama is in between Spring Avenue and the mosque.

Walk distance is about 30 seconds in between Spring Avenue and the mosque.

I asked 2 Muslims inside the mosque 2 days ago, according to them, Muslims
will go there to sembayang on Friday..

When I was there this afternoon at 4.15pm to take more pictures, they did a
sembahyang via the speaker and the sembayang was last about 1 minute.

The sembahyang sound was very loud. Obviously the mosque uses a very good
quality and very powerful speaker.

I am pretty sure the whole Spring Avenue and Kuchai Avuenue can hear it,
especially if in the morning, this will wake up all residents there for sure..

(1) If buying facing east side, it is blocked by Kuchai Avenue face to face very near.
No privacy at all, most residents in Kuchai Avenue can see what you are doing in side Spring Avenue.
Unless you use a big curtain to cover your living room.

(2) If buying facing east side, there will be no sun light because it is blocked by Kuchai Avenue. White ants, insects,
and especially ghosts, evils, and spirits like to stay in dark places that no sun light can pass thru.

The 2 parking in Spring Avenue some are side by side, and some are front & rear.
Of course, to get side by side parking is the best..

So better to confirm parking design first before booking..If you do not ask, property agent will not tell you.

It is definitely a mosque..

The speaker was very loud when they prayed at around 4.00pm, I heard it when I took pictures there.
The praying sound can hear in 2 kilometer radius..

So far I m always hanging around at this area, and eventhough I stopped infront of the sekolah agama to hear how loud is the prayer speaker. I cant even hear clearly during solat time around 7.++pm.

Was there yesterday to see unit that a relative owned. Some observations:

1) Master room is very very small. Very challenging to fit in the wardrobe. On the other hand, the yard is considerably large.
2) Block B owners have to walk all the way to Block A for the facilities.
3) Common area doors are very small, just about the width of a baby cart for each leaf.
4) Only one fan hook for the whole unit.

The price is a steal, quite surprising no other people bidding it? Perhaps waiting for another round?

423 price per sft freehold, low density with 300 units, 1km to mrt. Next to NSK market, below got shoplot etc.

"A high proportion of the units sold within the first year of launch with a launch price that started at 619,000 "

And the original lauch price is around 600k.

For me its the right price, lower floor, only 1-2 floors above car park, no view, rental is fluid though should be circa 1600 ish.

any reason why kuchai damai (spring avenue) 's price is higher than Kuchai Avenue just next door.

Someone mind to share?
Quality, security, location, convenience, facilities, timeline, entrance?
