Saw this adv in a website from Choon Tian developer. been looking for a good place to stay in kuchai lama. anyone heard of this project? if yes, mind sharing ?

Don't expect it to be cheap.. I believe prepare to pay for 550 - 600 psf and above.

I have sold almost ALL my highrise already. Those tenanted is with good tenant so not going to sell. I actually trying to buy one unit of Jewel as I know the location and very good / booming new shop lots next to the site

Now only holding Landed. As supply is still very limited.

I knew this developer. I used to supply materials to this developer and I called their sales manager and got information the price won't be low!

I might book one unit for investment as I can get "special" price and can choose the "best" unit before open launch to you.

Oh... I already know the price range. it won't be low but I can get price like staff discount. This is call networking.

With limited budget perhaps not so advisable for new condo. If you go down to the place and do a survey, I believe subsale will be a lot a lot more affordable. But of course, for new condo, there will be DIBS and so on, and that more flipper-friendly.

is by Choon Tian Development, opposite NSK, called up trying to get some infor but was told only able to register interest for now... I think something like Kuchai Avenue? Shop lots on ground floor with residential units above.

Was wandering around Kuchai Lama area after work yesterday, and saw the site. It's between Kuchai Avenue and the Sri Desa Business Park (?! the DAP & shops there). Leveling ground work is going on.

Called up the developer just now, and was told to register first. No info yet.

Here are some analyzed results done by someone whose are really thought Kuchai Lama is the best area or surrounding. But, some with chinese.

Kuchai Lama Happy garden和taman OUG,基本上他们由于是邻近所以有以下共同优点:

1)freehold+华人区

2)多条高速大道连接出入方便,位于KV中心点,距离mid valley非常近,去KL市中心距离适中

3)都是成熟出名的华人住宅区

Happy Garden沿着Jalan Gembira被划分为旧区和新区,北部旧区屋子大部分都是单层排屋,剩下的是双层排屋+flat+公寓。。南部新区大部分是双层排屋+高级公 寓,Happy Garden隔壁就是Kuchai entrepreneur park商业区。个人认为这个地区的其中一个潜能价值在于这个Kuchai entrepreneur park。。根据DBKL的2020发展南图如下:

Areas shall be designated for training facilities in Kuchai Entrepreneur Park for high skills, high technology, high-end design and information based industries.

The Kuchai Entrepreneur Park shall be upgraded to become another neighbourhood centre.



另外就是新区还有一些土地可供发展。。而且发展起来的住宅单位都属于高级住宅,如过百万的公寓。。

至于Taman OUG,虽然也是旧屋区但相较Happy Garden旧区还是比较新的。个人对这个地区的认识还不是很熟悉,但去到那里看到很多Semi-D,感觉上那区的人属于中上阶层吧。。关于Taman OUG我所知道的有:

1)距离Bukit OUG LRT Extension Proposed site 2km

2)靠近bukit jalil和公园

3)附近有育南华小和其他学校..最近得知黎明小学也搬移去bukit jalil地区了。

Note: HSR station could be held at Bandar Tasik Selatan within 2km as well.

4)2014年WCT开始发展大型project,将在Tmn OUG 57-acre 空地起价值40亿的综合发展,有购物广场,酒店,公寓等,为期8-10年的发展计划。。

根据DBKL的2020发展南图如下:

Bukit Jalil is designated as an International Zone and shall be developed as a high-class residential area. Development will build on the existing special attributes of the area especially the presence of major sports facilities and the area’s proximity to the MSC, the KLIA and the City Centre.



Emphasis will be placed on developing the district centre at Bukit Jalil and a new district centre shall be developed in Bukit Indah of Jalan Klang Lama.



个人认为这个地区的潜能价值在于靠近Bukit Jalil而且Taman Bukit Indah就在隔壁,加上WCT的大型发展计划。

This is a china man company which few projects in Cheras i.e Bandar Mahkota Cheras which the semi-D and link house also sold out without much A& P.

So the staff also tak apa-apa or purpose to keep for their associate and crony....

Pls avoid this developer , they are new developer and no experienced at all . One of the early commercial shop project done is perhentian kajang
. U can go and see the quality . And currently they got three project in Mahkota cheras . They broke promised when launching time tell u is guarded home and even tell u there is two entrance but when cf got it , only one entrance built and no guarded . the workmanship can match with talam
. Many units there don't apply water proofing and some units water piping are burst too , leakage on rc slab, poor tiling workmanship . The problem the contractor is in house contractor and the architects can't do anything too .

if the design come out not too bad with ard RM500/psf i think this will selling like hot cake. very good location. Kuchai avenue price already move up to RM500psf..

that small road is always congested as they share the road with NSK. Gonna take some time to get in during peak hours even for now ..

Over the years the developer has improved since their first few projects... Kajang Bus Station was more than 10 years ago at that time the financial crisis period.. but the developer did no go bust, unlike many "Big Names" that now no where to be seen.

in terms of road congestion, unfortunately all small roads connecting to the main roads in Jalan Kuchai Maju suffers the same fate...

Jalan Kuchai Maju 14 doesnt suffer congestion like that road. So it is not the same congested density. Like Kuchai Avenue, they have two exits one going out into Kuchai Maju 14. Will this project include another entrance to ease the traffic where it can be placed near to the primary school and shops there so residents going thru no need turn into that road ma.

means it exits to only the same road which is ONE exit. Go check Kuchai Avenue, if according to your logic then they should have 4 exits if that is the case.

it don't method how many exit you have,

but after you exit only got one line and the line was always jam,
