what about the legal fee, mot and stamp duties that currently pao in the selling price.
if loan approved to take out this money in new rulling, is sp setia pay? quit allow money leh, more than dibs

legal fees, disbursment fee, MOT is not considered as rebate right? Why it should be removed?

Based on my understanding, net selling price refers to price after rebate, freebies (SPA, MOT, legal fee on loan doc, stamping fee on loan doc). Bank will only allow to provide loan margin after deduction of all the above.

DSL also got RM600k++ later geh.

Condo unit come along with some furnishing facilities such as, aircond, water heater and kitchen cabinet considered as rebate as well? rclxub.gif

Bungalow WAS 600k++ but current market rate is approximately 1 mil

Current market rate for dsl is from 408K only!

408k VS 1 mil, renung-renung la!

Wondering there is a clear definition on "rebate" from BNM? Perhaps is "discount in monetary against sale price in SPA"?

I went to Rimbayu sales gallery yesterday.
Their latest DSL of 22x80 with BU area 2,2xxsf is selling at RM660k.
This is leasehold property, no DIBS, no G&G, no free MOT, only free legal fee.
But, all non-bumi lots sold out.
I've surveyed a lot of townships in KV, apparently, most if not all intermediate DSL are at RM500k++ in the sub-sale market. All without G&G.
With GST of 6% to be implemented in April 2015, how is it not possible for developer to sell new launching DSL at RM600k++?
We are all marching into a highly inflated era which everything is sooooo expensive.
A glass of milo ice in Klang already cost RM2.40; small cup of milo kosong already at RM1.80, you get what I mean?

as developer, any freebies they will include their cash flow, profit, interest. eg. air cond rm1000, they will top up more...
if going to expose everything than will be like take out undervee loo...
