yeah if you take away the cost - anything is possible ..

but in this day and age - its the footing of the bill which is the issue ..

if you have been to this area - u will know how shitty it is ...

as of now there is no pedestrian bridge even on the peersiaran jubli perak ..

every morning or night u see these pedestrian running across ... jaywalking ... the busy road in front of puri ayu side to the esso side ... and not to mention there not even a proper pedestrian path on eeither side of this road ... so yeah - ur suggestion of that pedestrian bridge across federal highway is gonna be fanstastic

Which really sucks for vr2 residents since it's supposed to be the main entrance. Now vp already but cant use that access and have to wait more than 1 year.

I think the main entrance that they promised, will still be quite narrow for vr2 residents to get in.

Both way to vr2 definitely gonna be narrow and nothing can be done i guess.

with the amount cars parked towards the end of the road at thr end of alam prima and alam sanjung - u will need a static MBSA counter there and tow truck .. to stop them from parking there ... they are all even on the roadside kerbs ...

entrance is now work in progress and expected to be completed in 2 months time. (if judge base on the letter of notification).

the main entrance will cater the commercial lots as well. won't be too narrow. if not nobody will be renting there to open business.

this is not right. usually developer unit will be priced higher compare to subsale. and then offer rebate. cost to buy developer unit is cheap but you are buying at a higher price. usually free legal fees etc.

this time is weird. developer unit lower than subsale? who gonna buy from subsale then? need pay 10% dp. legal fees some more.

that 2 units need to be cleared off market if not subsale pricing of 450k is unrealistic.

Hi.. Im not residence of VR2, however, im considering to buy VR5 in selayang, before i made decision, can i have some feedback from VR2 owner? Your feedback will be value to me=)

1) How is this developer, in term of workdone quality, responsible to property, and etc.
2) How is the management? its they take full responsibility to take care the property?
3) Others you can tell me more about the comment.

Hi.. I still feel the developer did a lousy job with the overall structure and finishing. I have pipes taking up my balcony and yard space. the floor was uneven that there were water ponding. the paint was uneven.
I had to follow up on the defect list consistently and call them every week to get update. they were only able to complete everything after 2 months i submitted the defect list. but they did repair everything and the house looks great other than for the pipes taking up my sqft space. after 4 months distributing the keys to the owners, the building is still undergoing some construction. i think the cleaning crew needs to do a better job as most areas are still dirty. The parking area still very dusty. Management office is only open 9am-5pm on weekday so if you are working you will need to take AL if need to settle things with them. at first they never reply to email or WA msg or even answer calls. After complaining to the Customer Service a few times, then i see some improvement.

The main Interior contractor is not any better. Promised me delivery in 45days, but i only receive the items way after the 45days and that was because i follow up almost everyday pushing them to deliver. they said they can take customized order, but end up was not able to deliver and negotiate to give me something less than what i ordered. did some wiring work also but their finishing was so lousy.

Disclaimer: this is only my experience, i do not speak on behalf of other owners.

I can vouch for the workmanship, especially the water ponding and uneven paint. And yes, the management office kinda sucky service. The whole area is actually very dusty, maybe partly due to construction progress of The Greens nearby. Every few days even open the windows a few hours after coming back from work, the dust accumulates on the furniture. Still waiting for them to complete the main entrance. Dunno when it will be accessible.

the dust not from greens - from ur own - i stay just opposite your building in alam sanjung overseeing the pool - and the dust in my master bedroom is horrendous -

and the ac was so clogged up the guys who came and clean it was like hacking cement out of it ... u got to wipe at least 5 - 6 times to sort of clear off ther dusty feeling ... wash it with flowing water where possible
