Hahaha, robert mate, i thought i already post this on Tuesday after i found out from the executive that is assigned to your case; the name card that is attached to the green form where all the panel bankers contact are listed.

They have clarified this; all buyers who are withdrawing EPF 2 to pay the DP MUST bring the LATEST EPF statement; i.e.: November signing SPA - so, October 2013 EPF statement; as I am sure plenty of us now using the September 2013 statement for loan purposes as PROOF of having the said funds in the account and pay only the variance between 10% and Booking Fee + EPF Account 2.

For those who have not gotten the latest EPF, can go to EPF office or better if go to RHB (Call RHB contact centre) and find out which branch has the EPF machine - Plaza Damas - Damansara have it and register for the pin so that you can access online anytime anywhere. This will allow you to keep tabs not only for this purpose but your EPF transaction on monthly basis and query should there be discrepancies.

Theres also another new term when i vist ho hup sales office. DIVS or something like that which means we pay the bank first and claim from developer with the reciept rclxms.gif rclxms.gif power eh developer really a lot of kung fu

Darween, yes you did mention it. But my style of work is that I don't buy things without doing check myself.
Hence the need for me to double check, double confirm.
Now we know it tallies and confirmed to be ok smile.gif

I think to be able to afford a brand new house DSL - Freehold in an *excellent* township at the price; RM450K +- is reasonable considering the net price should probably around RM400K after excluding the embedded DIBS, MOT, Legal Fee and Stamping. There are no DSL in the subsale market at this price and even if there is, the township is not as well planned as this. This is a major + point for SP to attract the buyers.

Kajang 2 no doubt is nearer but accessibility wise is still debatable. You need to pass through some township or access towns/other old residentials whereby SEH residents enjoy some sort of privacy as onlookers / passerby will never know where you live unless they tail you home.

My viewpoint though. I am SPS fansi and a biased buyer.

Normal practice, SPS will improve the specs from phase to phase by increasing the price. If the built-up is not larger, then it should have improvement on the amount of socket + lighting + aircond point, size and quality of tiles, quality of window glass and frame and etc. I hope they still practice this in SEH.

Yes, this is common and exist in some of the current developments; some developer in Puchong and Kueen Lai Props in Kajang is using this trick too.

Just hope we wont be affected by the Budget 2014 rulings. Having said that, I think they should put a cap on Foreigners buying prop in Malaysia because today any foreigner can own a property as long as it is >RM500k. No extra MOT, Stamp Duty, Tax, Legal Fee. Even 50% higher could curb some of the speculation. On the other hand, it is an incentive for property developers in locations such as Cyber and Iskandar to start >RM500k.

Oh i thought you missed the posting and struggled to find out the info.
Nevertheless, good practice and good thing that you shared.
I am also withdrawing my EPF as accumulated quite a large amount there, been contributing 30% since i started work. Its coming in handy now.

I guess you have the answer. Anyway, there are 2 prices and mentioned by our ecohill frens here and another 1 is higher which is 538K. If i still remember, it is facing river 1 more expensive. Not sure how they price it between Argentea and Aquatilis but size for both is jst 10sq. According to SP SA, it is becoz of facing river and better material used. Could it be more expensive due to this type and pistia supposed to launch in phase 2? Anyway, once SnP is ready will know what materials are used and maybe can compare with the other types smile.gif.

Btw, anyone managed to get BLR -2.45 or -2.5 for DSL from any bank?
