Hi All,

Clarified few things with SEH; i was fortunate to meet the Senior Technical Advisor of SPS SEH projectt.
According to him;
1) The jogging track and cycling path surrounding the DSL and TownParc will not be fenced up and will be accessible by other surrounding residents.
2) The jogging track and cycling path within the vicinity of Precint II and III will be fenced up so, any joggers or cycling team can only access the main road and will not be able to access the guarded areas (i.e.: cannot enter beyond the guard house)
3) All the public and internal roads of Precint I, drainage and sewage system  and rubbish collection of the township will be handed over to MPKJ upon completion of the project. All public roads in Precint II and III will be maintained by MPKJ. All internal roads and rubbish collection (recycled materials based on eco concept - once a month) in Precint II and III will maintained by SPS SEH Management Committee that will be formed upon residents of PII&III signing the DMC agreement. The landscaping and overall management of the township will still reside with SPS SEH MC.
4) The Welcome Centre will be handed over to MPKJ; some mod will be made, now where the show models are - will be converted to badminton court, and there is a possibility that the WC will be made as a multipurpose hall for future use of functions in the event MPKJ agrees to it. This is very much affecting residents in PI as PII&III residents will have the clubhouse for their use on subscription basis.
5) We would not be able to appeal on petition basis to SPS to lobby MPKJ to cordon off the TownParc and the amenities around Precint I to be exclusively available only for SPS SEH residents as there are some sort of agreement / developement contract granted to SPS to ensure that the township brings value to the whole town.
6) The Lekas - Ecohill Link will crossover EcoGardens in future and for the very first time, the technical advisor admitted that, this will be brother company with some internal agreements within the management, where both companies will work hand in hand to create value for consumers rather than compete. All, SEH, EG and SEH2 will have its independent exit to Lekas with all exits being able to use to access all 3 residential township. SEH 2 is mainly on Commercial lots. Great news for home owners. Good times booming in Semenyih.
I still have queries that I have yet to clarify such as if the bathroom tiles will be up to the ceiling, what type of fencing that is to be built around the perimeter of PII and III; there are ample of Tralas for sale - at least 10 units - they are entertaining waiting list customers that could afford them hence could not complete my queries. Going again at about 4-5pm with fiancee, will see if i could ask more.

Anyone have further queries, please let me know, so that i can continue to probe.

Understand your point, just that slightly unfair since the residents of Ecohill bear the cost of this.
 

DSL fencing, shld the fence behind the waterways or in front of it? To me, it shl be outside becoz I feel DSL residences deserve a bigger size too. If they fence it in front of the waterway i feel is very waste. The waterway size shld be about 30-50 feet width. I hope SPS will take this into consideration.

Btw, since fencing is bear by SPS, i hope all buyers will sign to agree. This is to create a safer environment and gv the residence a peace of mind.

Im sure all buyer will agree and sign on this. It is for extra safety. Anyone has any idea how is the guard house look like for DSL?

1. If outside, i afraid ppl will throw things into the waterway. This could make things worse (but i dont deny they can still throw things in even with the fencing)
2. The main purpose for the waterway is keep the ppl from the other side to enter the DSL area.
3. Yes, if SPS make it nicer then of course it would be great.
4. I understand from SA there suppose to be a park near the corner end of the DSL area. I dunno how this going to affect the fencing.

I hope everyone can provide a comment during SnP signing so it will make a better place for all of the residence.

The water retention is for decoration only or actually can serve for different purposes? Would be the mosquito breeding an issue afterwards?

By the way, apartments will be built behind the DSL after 5 years, hopefully there will be no disturbance on the Aquatilis and Pistia residents during the construction period.

once get, then kancheong get SPA signed...
then kan cheong wanna see house completed.

In summary, all wan fast fast 

LOL ... Piling oredy started even b4 execution of SPA, so you work out your math lo on the probability of getting LAD from SPS! 

Affordability is for sure. Doubt for need to hold long enough for cap appreciation. What do u think? Jz my2s.

Was told Lekas also can, but not sure it is same way connecting to SILK or different route.

Totally agree with u. To be honest, I am start to be worried of my high rise. I stopped buying high rise last year.
