Been given different answer. Some SA said better materials used but some said bigger build up size. I dont believe is due to the price as argentea size is 1810 while aquatilis 1820. Maybe the price for phase 2? Coz they said this type was not supposed to launch in phase 1.
*
Price contains premium as Aquatilis is supposedly Phase 2 launch for DSL.

regarding termite, it is only a problem if the house has wood flooring right?
if not no problem?
*
Not necessarily right. Termites can find a way to infest other wood panels, i.e.: Door frame - should it be done in wood even though the flooring is concrete.
But concrete flooring limits the way they infest a house in comparison to wooden flooring - and robert kor, you want parquet flooring.

Im sure all buyer will agree and sign on this. It is for extra safety. Anyone has any idea how is the guard house look like for DSL?
*
Not sure leh, the guard house near Welcome Centre could be an indicator of what to expect / may come.

Wander will the Setia Ecohill logo remain at the welcome center after MPKJ take over? Or will it be renamed to MPKJ dewan???
*
I spoke to the Senior Technical Advisor yesterday at Welcome Centre, he's saying MPKJ will maintain the facade and looks of Welcome Centre though changes will be made to the internal portion; I am assuming the will to a certain extent maintain the branding of Ecohill since SPS Management Committee is handling the landscaping of the township and Precint II & III.

22x75 Samanea show unit in the making....wondering how much the price.
*
Samanea looks huge and the layout should be much nicer in comparison to the rest, expect to be nothing less to be than RM570k or thereabouts up to highs of RM600k.

BRAVO!!!  rclxms.gif  Nice Pictures you have!

6 machines doing the pilling concurrently, great...  thumbup.gif

Thanks bro Sam.
Yeah, but yesterday there wasnt much going on.
In fact, some of the show units, the airconds have been completely off, not turned on even during the peak hours.
There are still a handful of people coming in and visiting the township in hope to get an unit. Unfortunately, they are way behind as waiting list of DSL have yet to be contacted.

Once the project gets going, I think they will be at full throttle.

see the access road  doh.gif

The access, I hope they will improvise for the benefit of all.
Approx. 1000 houses x Avg. 2 cars = 2000 cars flooding Semenyih soon.
Snapped their billboard on my way to SEH.

Meaning it's not see through?
*
Not see through if the light source is stronger on the outside, usually it is.
During Sunny days, confirm cannot see through even if anyone try to peek through.

Just receive a call from the Hong Leong, loan approved, fully flexi, 3 years lock in, No MRTA, RM 200 processing fees, but the rate only -2.35.... cry.gif  cry.gif .. Appealing for -2.40 now  cry.gif  cry.gif

Being offerred the " promotional renovation package" for additional RM 85k?? What's that ??
*
HLB gives Reno loan, but the tenure will be shorter than the Housing Loan; just cross check to ensure you have sufficient repayment capability to take on the reno loan - its like personal loan but bundled with housing loan. The rate could be differrent as well.

I understand, but I just wondering Hong Leong want to jack up the loan size above RM 450k, then only offer better rate?  rclxub.gif

Not asking further on renovation package, because need to preserve the "quota" for another property, not much left..  cry.gif  cry.gif
*
Dont think so because they want to jack up the loan size.
The reno loan is higher rate, better income for bank.
But appeal should get you -2.4%
Try and see lo.

hi all, may i ask, what is the next procedure after signing the bank loan offer letter? I had been informed that the solicitor stated in my booking form is not listed in one of the pbb bank panel lists. Called up the WC but they said need time to investigate, and then change the solicitor for DSL owners (pbb bank loan). Walaoooo...zzzz
*
I advice you try other banks in the meantime, PBB is quite strict when it comes to loan. I commented on PBB loan earlier - they dont enter price war, so max is -2.4% even for Semi-D.
I told the banker to just process, see how it goes.

Thanks for the information sharing. Perhaps any buyers who interested in the "renovation package", can apply to Hong Leong. Ask all the T&C in detailed though.

For me, it's a liability, and thus I am not interested.
*
Hahaha, true enough, esp if you are looking to flip, the reno loan is not worth it.
But still cheaper than Personal loan, so if anyone interested for reno loan to free up some of the cash paid as DP, can apply to HLB or Alliance.

Usually, these bankers that tie up with developer are more aggressive. But, just push your personal bankers lo.
Should be able to obtain some reply these week.
I am also expecting good news this week.

SD in Kajang today starts at RM1m and above; capital appreciation will be there, also depending on how much you are looking at.
You want more = hold longer.

QUOTE(Ambang2 @ Oct 21 2013, 01:12 PM)
Hi guys, what time I need to depart if my office at jalan sultan Ismail? I m currently staying at Kota kemuning n it takes 1 hour to reach.

Also, anyone can share which route should I explore? How is the traffic in morning?
*
What time you start work mate?
And, whats your driving like? Street smart or follow rules?
I work in Jalan Semantan, usually take me about 45mins to reach office.
I leave at 7am, before 8 can sampai office.

Traffic is bad usually near Cheras Leisure Mall, so, you gotta leave early by 7am should hit the road to be in office by 8.15 or so.
I take Connaught to MidValley and cut through Bangsar, so, traffic is not as bad as heading to PJ or Downtown KL.
When i was working in RHB in Jalan Tun Razak, I usually leave at 6.30 and reach by 7 instead of at 7.15 and reach at 8.30.
I can go gym and have breakfast.

Depends on preference lo.
Routes available are:
Lekas - SILK - North South Highway - Sg. Besi Airport - Loke Yew Roundabout - Pandan Roundabout - Sultan Ismail Flyover
Lekas - Kajang Cheras (GrandSaga) - Connaught - Sg. Besi - Loke Yew Roundabout - Pandan Roundabout - Sultan Ismail Flyover
Lekas - Kajang Cheras (GrandSaga) - Connaught - Sg. Besi - Jalan Istana - Dewan Bahasa - Imbi - Sultan Ismail
Lekas - Kajang Cheras (GrandSaga) - Taman Midah - Loke Yew - Loke Yew Roundabout - Pandan Roundabout - Sultan Ismail Flyover
Lekas - Kajang Cheras (GrandSaga) - Taman Midah - Loke Yew - Imbi / DBP Intersection - Imbi - Sultan Ismail
Lekas - SILK - Putrajaya - MEX - KL (The costliest i think)

Routes ranked based on my preference to KL.
