This is very much affecting residents in PI as PII&III residents will have the clubhouse for their use on subscription basis. 5) We would not be able to appeal on petition basis to SPS to lobby MPKJ to cordon off the TownParc and the amenities around Precint I to be exclusively available only for SPS SEH residents as there are some sort of agreement / developement contract granted to SPS to ensure that the township brings value to the whole town. 6) The Lekas - Ecohill Link will crossover EcoGardens in future and for the very first time, the technical advisor admitted that, this will be brother company with some internal agreements within the management, where both companies will work hand in hand to create value for consumers rather than compete. All, SEH, EG and SEH2 will have its independent exit to Lekas with all exits being able to use to access all 3 residential township. SEH 2 is mainly on Commercial lots. Great news for home owners. Good times booming in Semenyih. I still have queries that I have yet to clarify such as if the bathroom tiles will be up to the ceiling, what type of fencing that is to be built around the perimeter of PII and III; there are ample of Tralas for sale - at least 10 units - they are entertaining waiting list customers that could afford them hence could not complete my queries. Going again at about 4-5pm with fiancee, will see if i could ask more. Anyone have further queries, please let me know, so that i can continue to probe. |

So, my comments - just sharing. 1) Price too steep for semi d - proper semi d started at RM828k - same price that was launched in Kajang in 2010 (quote: MKH Sentosa Heights Project albeit 2 1/2 storey and bigger built up - leasehold and no infra); so, we lose some, we gain some, prices paid was for the infra + house, not just the house. Not many developers in Kajang are doing this today. Though there are few coming in later, Tropicana for Kajang 2, CG and EG - prices will not be as what it is today - that is why some of us gamble and entered into the race to secure an unit. Price wise, I still think the premium paid is justifiable considering the infra - but compromise some on built up and the quality. 2) Spec - yet to be confirmed - no comments - but so far, seems reasonable. 3) LKS leaving SPS has been an open news for whoever thats been following SPS projects - but, i believe, the fundamentals would not be affected to the core to cause a major downfall in the company's projects / quality and direction. 4) Loan - not sure based on what this has been said; no comments though. After Budget 2014, perhaps, some properties in KV will experience some correction or even a burst of bubble next year could cause some correction - but, if it is going to be for own stay, I dont see how it is going to be an issue. I may be wrong too - but great feedback, appreciate your constructive criticism. |
