Darween,

Please get additional info from sps 1st before I can start the research.

As far as I am concern, the issue whether the uphill jogging track and the Town Parc can be fenced up or not, will very much depend on the requirements stated in the Development Order issued by MPKJ.
*
Hi All,

Clarified few things with SEH; i was fortunate to meet the Senior Technical Advisor of SPS SEH projectt.
According to him;
1) The jogging track and cycling path surrounding the DSL and TownParc will not be fenced up and will be accessible by other surrounding residents.
2) The jogging track and cycling path within the vicinity of Precint II and III will be fenced up so, any joggers or cycling team can only access the main road and will not be able to access the guarded areas (i.e.: cannot enter beyond the guard house)
3) All the public and internal roads of Precint I, drainage and sewage system and rubbish collection of the township will be handed over to MPKJ upon completion of the project. All public roads in Precint II and III will be maintained by MPKJ. All internal roads and rubbish collection (recycled materials based on eco concept - once a month) in Precint II and III will maintained by SPS SEH Management Committee that will be formed upon residents of PII&III signing the DMC agreement. The landscaping and overall management of the township will still reside with SPS SEH MC.
4) The Welcome Centre will be handed over to MPKJ; some mod will be made, now where the show models are - will be converted to badminton court, and there is a possibility that the WC will be made as a multipurpose hall for future use of functions in the event MPKJ agrees to it. This is very much affecting residents in PI as PII&III residents will have the clubhouse for their use on subscription basis.
5) We would not be able to appeal on petition basis to SPS to lobby MPKJ to cordon off the TownParc and the amenities around Precint I to be exclusively available only for SPS SEH residents as there are some sort of agreement / developement contract granted to SPS to ensure that the township brings value to the whole town.
6) The Lekas - Ecohill Link will crossover EcoGardens in future and for the very first time, the technical advisor admitted that, this will be brother company with some internal agreements within the management, where both companies will work hand in hand to create value for consumers rather than compete. All, SEH, EG and SEH2 will have its independent exit to Lekas with all exits being able to use to access all 3 residential township. SEH 2 is mainly on Commercial lots. Great news for home owners. Good times booming in Semenyih.

I still have queries that I have yet to clarify such as if the bathroom tiles will be up to the ceiling, what type of fencing that is to be built around the perimeter of PII and III; there are ample of Tralas for sale - at least 10 units - they are entertaining waiting list customers that could afford them hence could not complete my queries. Going again at about 4-5pm with fiancee, will see if i could ask more.

Anyone have further queries, please let me know, so that i can continue to probe.

Just called SA to confirm as below:
1) Additional of name can be done latest by next Fri (25-Oct) before S&P print out. Just provide the 2nd name IC copy and contact no by email. Better call to confirm again by individual.

2) 2 options for EPF withdrawal ( which is better?)
Option 1: Proceed as normal, pay 10% & withdraw later.
Option 2: Sign S&P without paying, they will immediately proceed for stamping & provide a copy to you. After that, you must proceed for withdrawal within 30 days (grace period). Any further delay, you may need to write in with reason.

3) Special rebate in replace of DIBS only applicable for cash buyer. You may need to write in for approval. Rebate amount subject to management.
*
For EPF, either one is fine.
Option 2 is better for me, as i can keep the excess cash to declare higher cash worth of myself to bank for better chance of loan approval.
But, depends, if got excess cash, just pay and dont touch Account 2, can use for reno later.

Yeah, this is something that i have yet to clarify - but very important is all tiles in kitchen and bathroom is up to the ceiling, if not i headache and heartache lo.
Can be done ourselves, but to get the exact same colour is impossible for tiles - different production batch will vary in colour and the tiles cut.

May have the simple plaster ceiling, but not the fancy ones.
Actually, i prefer the unit to be without plaster ceiling, you can decide if you want to sacrifice the ceiling height for plaster ceiling, i for one, prefer height over design, hence simple flattening of ceiling and the non-concealing downlights will do.

From my conversation with the sales and marketing team, as well as the senior figures that are in the WC; doesnt look like resignations will have crucial impact on overall project. All companies face resignation / loss in key person / declining human talent; but the succession planning, forecasting and execution are the factors that the best of the best apart from even the best.

I am sure, be it PNB or any GLC that have taken over the SPS from LKS would have consulted the ex management team to continue the success rate as well as I am to a certain extent convinced that LKS would also want to see SP prosper than falling off.

Anyways, he could always be an advisor to both SEH and EG. Remains to be seen, but I am still confident in the project.

QUOTE(kamilnu @ Oct 19 2013, 11:25 PM)
I am not a buyer of Ecohill although I've been monitoring this project closely since SPS launched the bungalow lots some time ago. Been to the WC and the show houses last month. I was in JB the Friday when SPS opened sales. So can't come to submit cheque and take queue number. To be honest, i have no regrets not buying SEH. After one week, i read buyers want to cancel due to below reasons until now :

1. Price too steep for semi-d etc
2. Specification not good enough
3. LKS leaving SPS
4. Most probably can't get loan

My conclusion is that some buyers made impulse judgement on that Friday. Shot first talk later kind of mindset. I believe that a good portion of the buyers are investors and not future own stayers. Buyers who are own stayers refuse to admit this. Not wanting after VP alot of units will have FOR SALE hanged on the gates/fences etc. which will make SEH a ghost township especially during 1st phase.

I may still be wrong though.
*
Bro Kamilnu,

I agree to a certain extent with you on the factors above.
Perhaps, my comments here on Lowyat could have indicated I am biased on SEH; but, most of us here are income earners - and most of us are buying for own stay. So, my comments - just sharing.
1) Price too steep for semi d - proper semi d started at RM828k - same price that was launched in Kajang in 2010 (quote: MKH Sentosa Heights Project albeit 2 1/2 storey and bigger built up - leasehold and no infra); so, we lose some, we gain some, prices paid was for the infra + house, not just the house. Not many developers in Kajang are doing this today. Though there are few coming in later, Tropicana for Kajang 2, CG and EG - prices will not be as what it is today - that is why some of us gamble and entered into the race to secure an unit. Price wise, I still think the premium paid is justifiable considering the infra - but compromise some on built up and the quality.
2) Spec - yet to be confirmed - no comments - but so far, seems reasonable.
3) LKS leaving SPS has been an open news for whoever thats been following SPS projects - but, i believe, the fundamentals would not be affected to the core to cause a major downfall in the company's projects / quality and direction.
4) Loan - not sure based on what this has been said; no comments though. After Budget 2014, perhaps, some properties in KV will experience some correction or even a burst of bubble next year could cause some correction - but, if it is going to be for own stay, I dont see how it is going to be an issue.

I may be wrong too - but great feedback, appreciate your constructive criticism.

Yeah, inp maybe a little slow, not strategic enough. But if u r implying that inp house quality is the same as talam, i think ur brain is near ur butt. U would probably be a newbie in prop. Take it from somebody who is non-biased towards seh. I didnt get to buy one. Thats why i anti biased people. Why wanna be biased? Very funny. Fyi, quality of inp is imho matchable to gamuda and sime darby. Sps quality is not as good imho. Non-biased here coz i bought sps products as well elsewhere. What u really want is this: sps marketing and commercials combined with inp house quality and workmanship. Then u will have a clear winner
*
Exactly, I&P has been a major player, if they had withstand the test of time, just matter of time for SPS to prove its doubters wrong.
Nevertheless great point.
Thanks man!

QUOTE(kamilnu @ Oct 19 2013, 11:38 PM)
Most probably none from these two groups. I had done some thinking as well. For rental play, SEH is out of the question, nobody will rent a house in Semenyih. For cap appreciation it goes back to your question.

Most people took the opportunity thinking that they will make gains same as those pioneer buyers of Setia Ecopark. When SEP launched it took some time before the units are sold out since most people are sceptical about its future prospect. People at that time were saying "Who will want to stay in the middle of no where etc". Some people ignoring the negative sentiment could see the gem in SEP and went ahead with their purchase.

As for SEH, its all herd mentality. People really believe they will make a killing from SEH. As always, herd mentality will never have a good outcome. Just my 2 cents.
*
Another good point, but only to concern those investors; it may or may not fetch good price, but then again, SPS has built a strong brand - perhaps, why such amount of interested buyers - but whoever, is in for a killing, they would have to have a strong holding power. Another point to ponder, no such affordable township in KV now. Even Kajang 2 starting price has ballooned to >RM550k for DSL.

Hahahaha

Same here then.

I oso like, I buy! I got sufficient money to have a affordable house, so I buy! I am a Kajang boy, so I buy! And, after queuing, my decision has been reaffirmed looking at my neighbours (could be speculators but those i spoke to had genuineness in their intent of purchase - for own living) - so, I still bought!

Good morning everybody, Don't worry If PNB replace somebody from I & P or Sime Darby for SPS boss in the future. The concept of the town ship is already there and surely quality of the house will improve if boss of  I&P or Sime Darby choose to lead management team at SP Setia. Normally people buy I&P or Sime Darby product because of house finishing quality so I think Setia Eco Hill buyer is still on the winning side if it really happen. notworthy.gif
