already took video for the recording and also already show and also complain to the franchisor. and i get scold from them and they refuse to change it due to the there will be foreign material naturally grow in the flour. and they still giving an example there will be no changes also if we buying flour from the supermarket which got the foreign material. at last just surrender to the franchisor.

this Franchisor is a company which really not responsible and take care for their franchisee. after the flour got foreign material growing problem, the franchisor can not supplying stock for me as a franchisee for almost 6 months. i did asked franchisor how can not supplying stock for almost 6 month what i need to sale, they said still got others items can sell and not they no stock from the factory closing down. just giving me such a nonsense answer. i did complain to the PERNAS, unfortunately no action taken and ask me to discuss myself with the franchisor. lastly, the franchisor ask me to relocate due the poor sales from the opening. when i ask where i need to relocate and did franchisor can promise if the relocation can increase the sales? franchisor not even answering me the location for relocate and just said nothings is guarantee. But in this Company advertise "SATBLE ROI".

there are also problem in money which asking me the rental deposit, but in their account showing that my rental deposit is RM0 due to they took my rental deposit to rent the kiosk which the landlord is being to others company. (another meaning sublet the unit to me to runs the business). when i asking for the rental deposit, they shout at me, careful to my words and saying, and said i no giving them for the deposit and ask me look out. i just can ask them to check out and show them the rental deposit slip from bank to them again. and they keep quiet for a long period. due to i cant get any update for my rental deposit from them, i refuse to pay the rental, and they also not pay the rental to the origin landlord and the landlord give terminate notice to them for the kiosk. and i had to move out from the kiosk.

the company (franchisor) also got announce for the rebranding on MAY 2023 but until today already 1 year pass no even their shop / franchisee shop undergoing rebranding but they did force me to rebranding on JUL 2023 before i refuse and giving up the brand of this franchise cause the franchisor really not helping the franchisee and everytime franchisee discuss the problem with the franchisor, the franchisor mark me as only know to complain and promise me to do this and do that but they did nothings at all.

Wow i will feel so helpless if i'm you.
Only thing i agree with them is yes location cannot fully blame them even if they are the one suggesting it as u too agreed to it. Biz will always have risk and we as biz owners must do our due diligence too.

Either band together with other owners and make official complains so it will have more impact..or gv up on this venture..

i do not blaming them for the location, but when they ask for relocation, at least i need to know also where i need to relocate so i as well can go to the place and figure it out the market too, before i agree for the relocation. but sadly, i ask them where to relocation, but i did not get any answer or info, just ask me did i want or not. it a really terrible franchisor. i am also running business and i know the risk but at least we need to reduce the risk as much as can, not to finding way to runs and only blaming for the market, that is call business..

the main worst things was, how can a franchisor not providing the material for 6 months, according to the Act mention franchisor at any matter have to provide the material for the franchisee or if the material shortage, franchisor have to replace it. when i ask franchisor and discuss with them, they said "you want me how, the factory already closing down and dont produce the material already." seems like that is my problem. if the factory really closing down, why not finding others factory? i dont things there are only 1 factory produce that material. When i asking for adding friend chicken in my kiosk due to others kiosk which the same franchisor got selling but my kiosk they did not give, the franchisor said it hard and soon i also will stop selling it. Until today the others kiosk did not stop selling but introduce more like chicken rice and so on. this franchisor really just like scammer.

i also dont know others owners as franchisee, that is the problem. we dont have annually meeting. and also what i saw, most of the shop that is running by the franchisee were closing down 1 by 1.. The Franchisor announce for the rebranding already 1 year plus, until today i did not seen any of their shop undergoing the rebranding.

i giv up on this venture. the franchisor (MOK CORNER) which still opening booth at the Malaysia International Franchise Expo that day just like Scammer.
