Visiting IOI Showcase at IOI City Mall. ..new block may open after CNY. Look many people looking for Type B and C. If it correct they should open Tower 3 as Tower 1 only got Type A.

Comparing price with Savannah by Mah Sing, Almyra price per sq.ft. is more cheapest with better layout and less unit (699 vs 3,000 units). And with easy entry scheme for Bumiputera buyer, Bumi should grab this opportunity. ..as most of time I saw on other forum or fb they like to mentioning "Rumah Mampu Tengok" when property price in Klang Valley mostly above 500K. I think based on Almyra price it below RM415K and not an issues to pay monthly repayments at RM1.7K and the balance 3% after taking 7% bumi discount as part payment deffered into 30 months.

What I understood ... the development is not under G&G...the developer is only provided guard house and perimeter fencing only when the project completed. IOI will maintain it for the first year and their Customer Service Unit will help the residents to form Resident Association (RA) and handover the subject facilities to RA. Residents will determine their monthly maintenance. This is what I get from 16 Sierra, another project by IOI at Puchong South.

There is a good new... there is a linear park at the back of unit TS088 to TS111...it around 30 ft. x 640 ft. which is not in early design when purchase the project. SA show me the perspective landscape design but when I ask if I can get the copy...they said will check with management either can disclose it or not. They will cover the drain and turn it into landscape area with bench.

And as per my visit to actual show unit last Sunday (it ready for viewing actually) they are doing a platform beside The Terresse 1 (as they will call their Phase 2, The Terresse 2..as per website) into look alike Semi-D from their original plan 22' x 75'. Look good for The Terresse 1 and 2..limited supply for 2 storey link at Puteri 5.

It F&G and not G&G as it is under individual title. There is DMC signed in-between purchaser and developer for easy jobs developer to submit for TOL application for construction of guard house

I think they advertise show unit ready for viewing as I received email invitation that The Terresse show unit ready for viewing. Not 100% sold..left around 18 units when I visit it last Sunday.

3 months is a grace period given by IOI from booking days for purchaser(s) or bank to release the progress payment free from any interest. For me as I'm taking 90% loan...the progress payment should from my bank and as I'm taking deferred payment scheme, the balance first 10% deposit just pay latter by issuing postdated cheque.

I got my SNP a week after I sign the SPA and proceed with EPF withdrawn last week.

Wondering how your know this land cheap..I buy the first phase of terrace house..it around RM290psf. And inside the SPA I'm paying RM65 pdf for the land. Do you think it reasonable compare all the high-rise in KL reaching RM600 - RM1,000psf ?. Even Seremban 2 also selling at RM600,000 for their terrace house.

I don't know how cheap is cheap?

Raw land is cheap as I know...as I also looking for a just vacant land around Sg Merab, Bangi..land without any infrastructure with agriculture title offering around RM40psf.

You can ignore it...BUT..remember the 90 days grace period for the progress payment is from booking date. Later don't blame yourself when there is late penalty except like the current one the delay to release the land title due to developer.
