There are two date given to me when I visit their office last week for makan makan...either 16 & 17 or 23 & 24 May 2015...price around RM748,800 with built-up area slightly smaller than The Terresse 1 i.e 2,406 sq.ft.

I think they offered (a) differed payment scheme over 18 months up to 30% in 3 equal payments (b) For 7% bumi discount can be contra as a part payment via credit note. For non-bumi I think the rebate is around RM20,000.00 (to be confirmed OK) (c ) Exisiting buyer under IOI Properties enjoyed additional RM5,000 via IOI Previlege Card & (d) SPA Legal Fees absorved by IOI

The internal building and car porch look similar but the different can be seen at foyer area (first floor) and driveway.

Great to see that big player like IOI still understood the need of majorities buyer who look for 'rumah mampu milik' rather than 'rumah mampu tengok'...the layout and the design of Almyra is the best from any apartment in the South Klang Valley Corridor.

I believe if this apartment with the same layout and facade built near KLCC or Jalan Kia Peng or Jalan Ampang...easly will be sold at RM1200 per sq.ft. I think young man should take this opportunity.

I think Terresse 2 is 20K higher from Terresse 1.
The selling price is RM748,800 and the price at today newspaper is after 7% bumi discount...got star * there.

If we do a price analysis on price per sq.ft....

The Terresse 1 @ RM290 per sq.ft. and The Terresse 2 @ RM311 per sq.ft.

This is what I understood after give them a call just now.Let say selling price at RM369,800

For Non-Bumi purchase, let say you are taking 90% loan.
Purchaser Part :
(1) Let say booking RM3,000.00
(2) 2% Rebate to Non-Bumi RM7,396.00 taken as credit note
Total RM10,396.00

10% Deposit RM36,980.00
(-) Purchaser part RM10,396.00
= Balance RM26,584.00 to be paid in equal 5 payments in every 6 months.

1st Payment 6 months from booking date - RM5,316.80
2nd Payment 12 months from booking date - RM5,316.80
3rd Payment 18 months from booking date - RM5,316.80
4th Payment 24 months from booking date - RM5,316.80
5th Payment 30 months from booking date - RM5,316.80

If we translate payment in every month = RM886.13 per months
The maximum differed payment is up to 30%.

I think the idea from IOI is to give an opportunity to people to own house even you don't have any cash in hand. Imagine with 3K you can start plan to own the house...of coz you still need to pay but you can deferred it...than you got in time to withdraw your EPF. Even is good to bumi buyer as 7% discount can be taken as part payment

...but in term of affordable Almyra Residence is the winner
...but in term of floor layout Almyra Residence is the winner...just 7 to 8 unit per floor.Savanna look like hotel aka flat unit
...but in term of unit layout Almyra Residence is the winner with either semi-D or bungalow with all units with balcony. Savanna charge premium on unit with balcony.
