Sg. Ramal is SILK toll, if coming through NSE / LDP connecting to SILK, then 3 toll, Sg. Ramal, Bukit Mewah Fasa 9, and then you connect to the Lekas Bangi / Semenyih exit toll.
If coming from Cheras, its only 2 unless you take the Sg. Long way to Semenyih. 1 at Batu 9 (Grand Saga) and 1 at LEKAS - this means you pass through the Saujana Impian all the way to Lekas.

Just that location of Merrum is really nice, just behind the Trxxx (zero lot bungalow) and the lake.

If you compare that way, then i agree, but i stay in Kajang town, i leave home at 7.45 and reach office by 8.20 everyday - office at Damansara Heights.
Comparatively, if i stay in Sg. Long, due to that exit congestion, I would need to leave at 7.20 to reach office at 8.20. That way, moving into Sg. Long is not a good option for me. Also, the Tropicana Cheras project is not worth the price.

Apa itu DDMBBB? Yeah lo, luck still prevails, and in my case, i am so specific with my unit, there's only 2 unit, Merrum B1 Corner.

Link to SEH should not have a TL, i heard its a flyover, bypass into SEH which means from the toll into the SEH, but at SEH, may have some sort of barrier or what to slow the cars down.

Exactly, i am going in for for own occupation, not for resale, i am not an active property investor la.
And, i dont like to live near KL, so much of traffic and noise. Prefer to stay away from KL and dont mind travelling.
Furthermore, convenient for me since I travel outstation alot, so, nearer to airports.

Exactly, 1 SEH, 1 EG and 1 CG.
But, then again, accessibility for CG isnt that great compared to SEH and EG cuz need to get into Semenyih town.
Also, no SD in CG, just Link, Bungalow, Mansion and Super Mansion

I am targetting Merrum B1 Corner, either corner will do but preferably the dead end corner, further from the Guard House. Easy to park cars.

Bungalow is not within my budget, dont want to be eating peanuts for a house.
My current house is corner with 20x70 land, total land size is 7000+ sqft. Got own garden, perhaps why i am looking for corner.

Corner has extra land, RM100 psf. The standard land size for SD now is 10ft 5 ft on each side - 42x80 land size, 32x70 Built up, so 5ft each side.
My current home has ample of land since its corner lot, and we have passion for gardening.
Plan is to build pond, just outside the dining area - since the dining is double ceiling in Merrum B1, it would be ideal to have a corner with some nice landscaping.

Dude, there's nothing wrong being closer to the guard house, but the corner faces another corner of Merrum.
Its just preference. Like the unit at the end of the road; since its dead end, any sort of activities can be held not worrying that its gonna distrupt the trafffic flow. More on convenience thoughts.
After all this is G&G, if the safety is compromised, it will not be by where house is, it would be by how easy it is to penetrate.

Thats exactly the prob; according to sources here, the corners are sold out, taken up by internal buyers, probably she/he gonna make a killing by selling to desperate buyers like me.
I like this project so much due to its location - convenient for me. EG will do the favour too, but launch is much later and i am looking at house for 2015 completion.

What is DPC?
Yeah, and its in future, entry price is gonna be higher. However, it is the true breed of LKS. So, I wont mind flipping SEH (if i get my choice for EG) should EG be worth the launch price.
But, one thing for sure, Semenyih will no longer be sleepy town.

Great to hear that. In terms of layour, comparing SEH and MKH (Sentosa Heights 2.5 Story SD) - the MKH layout was much nicer, in terms of airiness, but sadly, the price has shot up from RM800k to RM1.2m in space of 3 years since its launch in 2009. But, the drawback is that that prop is sitting on a leasehold land. The house is nice but no township to go with.

Also, I personally think the layout design for SD Merrum in SEH has compromised alot on space and air ventilation for the modern looks. Thus, in my view, B1 had the best air ventilation and layout for my liking hence my target on Merrum B1 corner.

I had same thoughts like you but when i came to realise that there are only 2 corner for B1, the directions went right out of the equation. Cant get the best of all. So, lets hope we both get one! I am probably going to put all my eggs into one basket and see if i could hit one. biggrin.gif biggrin.gif
