How many rental free years u intend to provide if yield is at 6% ...... hmm.gif

I mean another Capital loss of 6% , 12% maybe
*
well there is always risk in vestment.. but at least at that yield your risk is minimized.. compared to buying at 4.5% like last year wink.gif

consolation is...at least with REITs we still get the CASH divvies...capital loss can be ignored if we hold for yearsssssss

bond funds totally koyak...my AmDynamic Bond IRR from 5% last time dropped to 2.7% now doh.gif

And that haven't factored in the 1% exit fee if I choose to sell doh.gif
*
capital loss cannot be ignored, must be calculated together with dividend gain for total gain... whistling.gif

The tax is very small lar...e.g. the last divvy u see

Entitlement description: Third Interim Income Distribution of 4.70 sen per unit (of which 4.65 sen per unit is taxable and 0.05 sen per unit is non-taxable in the hands of unitholders) in respect of the period from 1 July 2013 to 30 September 2013 ("Third Interim Income Distribution")

Tax is 10% right?

(4.65 x 10%) / 4.70 = 9.893% tax

Alliance ANALyst forecast 19 sen NET divvy for 2013 full year, I think quite realistic lar.
*
No.. calculation for net yield to be.. (4.65 x0.9)+0.05 = 4.235

If annualized to be 4.325 x 4 = 17.3

At 6% net yield = 17.3 /0.06 = RM 2.88 hmm.gif

Ok lah another -20 cent to go.. thumbup.gif
