Malaysia BNM is NOT under pressure to raise interest rate.. because MYR is still stable, inflation is tame. If they decide to raise rates max also 0.5%... de.

BUT reits are affected by other interest rates such as MGS10Y... tongue.gif

I have always been consistent mah.. i 'think' that net yield of 5.5%-6.5% is currently 'fair' in this environment looking at the Average of MGS and BNM might not be raising interest rate anytime soon... wink.gif

All kindly of 'impending' disaster news, moaning about capital loss, regrets of holding the stock, refuse to add more due to possible falling knife, waiting for positive signal, cutting loss... etc etc

All the above is a signs of 'fear'...

And now we compare to 1 year ago, on 'exuberance', when people are predicting REIT is sure guaranteed way to passive income, property price is infallible, price can only go up.. etc etc.

But no.. we are not at capitulation stage yet, but are getting there, so there might be more selldown down the line.. laugh.gif

i think someone back there made good points about capital appreciation/depreciation in reits. these are important too and should not be discounted just becoz reits are for 'long term'.

with so many people getting stuck, its going to be sometime before reits can be nursed back to health again
