Got any photos of the lock ears for your gate? Looks like the design not that good.
*
The photos are in my previous post#425.
It will be fixed with an auto gate system, hence it doesn't comes with the sliding bolt lock...the ears are for additional pad lock if needed...
Can you help me to explain further if you happened to spot anything wrong?

very good information being shared.  thumbup.gif maybe can curi some idea from you.. hehe.. nice house.. im waiting for some paperwork before i can start renovating.. but definitely not looking at 200-300k for renovating..  biggrin.gif
*
Thanks! Wish you guys all the best and do enjoy your reno journey too...
More updates and sharing on the way.. biggrin.gif

Deviladrian,
My design is kinda simple and neutral... I don't know what theme to classify it but it is just something in my mind that I like... I'm glad that you like some of my ideas...don't worry there, I did not have a copyright. Kekeke~ tongue.gif

The cost I'm paying for the structural renovation of course is not as much...in fact, it is 100 over K. Somehow, when every little other things add up, it is almost 300k. However that cost includes furnitures.
I will post a long list of my spending break downs when everything completes.

Just in a glance only(forget about the autogate), I see the ears are facing outside. For main door, it shall be facing inside or you add a top cover. This is to hold the thief for a while.
*
Oh lucky... the ears are actually facing inside...I will go there and take another clearer pic later... tongue.gif
Thanks anyway for pointing it out, newbie like me sometimes don't have much experience to spot if any mistakes from vendors...

Why not using tempered glass for better security ?

Laminated glass is suppose to be more secure and suitable here. Pls refer to link below for more info and explanations :

Why do u apologise to strangers when u have the money to spend and u did not borrow from them?

Yes!!!

Go to the topic where your arguments are valued by the other readers.

Here we wanna see how polka dots transform at site.

Big thanks bros, for the backing up!! icon_rolleyes.gif

Monkey bro,
I did not apologize, I was just making peace by admitting the fact that "I'm part of the speculation scenes", and also trying to end the unproductive argument with some humours.
I loose nothing after all.
I know my focus well, and that matters most. I'm still gonna love property, gonna invest in property and gonna put my best effort to get what I want.

Let's keep the positive energy up!! flex.gif bruce.gif icon_rolleyes.gif cheers.gif

Time flies... So soon you are going to complete the journey, after delaying more than 2 months.
Looking at view from front gate, that spot time stole my attention. Too out-standing, and obvious! From far, it may look like a symbol...

Otherwise, good progress now. When are you planning to move in?
*
Haha...ya...what a delay.. I've been over optimistic on the dateline earlier on...
Didn't fix date for move in yet...The kitchen may takes a bit longer coz I was well-informed that it was fully scheduled before CNY, so they just starting mine now.

Err...I don't quite understand what you mean by "that spot time stole my attention". Is it the "spotlights" that you are trying to say? If it is, yup...the spotlight is kinda obvious and might not looks nice but It still gonna sit there coz it really helpful. tongue.gif

That's good, lucky your contractor know his job. Mine are not lucky, ears facing outside. But when broke in, they never cut the ears but break in from the sliding door.
*
Hmmm... hmm.gif it's good to bring this out so that other forumer who are reading this thread got to take note.

I have not been updating this thread much as I was not feeling well lately...

About the plaster ceiling, mine is quite a simple ones actually with most of it flat ceiling, except for a row of cove lighting in living room and a L-box in the kitchen to cover up the original beam before extension. Will take some photos and show it here later.

Following are some clearer pics of my folding gate, with a intergrated small door so that we can use it to get in and out when the auto gate is not working or when we just want to go out for a walk...

Herewith, I will like to post one of the pic taken from a house that I passed by often. It was newly renovated just about a year ago when we used to admire their mesh wire type of fencing each time we passed by. A recent encounter, the fencing is now in a rather bad shape with rusty mark all along the perimeter wall underneath the fencing. I guess it is the corrosion material coming out from the fencing which probably did not went through the process of hot-dip galvanising.
So, pls take note that some spending like galvanising is just unavoidable for iron material exposed to outdoor environment.

From my old man's talking, gate inside gate are not that good. Suggest don't use it(unless emergencies)
Anyway, any metal in this world sure will get corroded, is just matter of time.
*
Can i know what's the reason of disadvantages of door inside gate?

Yup, all metal will get corroded but the process of galvanising could make it tahan longer. Like the lamp post, we hardly see it getting rusty.

More on feng shui issue. But for current situation, security is a concern.
*
Ya... I think the small door won't be in much use unless emergency. So, guess it wont affect the feng shui much lor... tongue.gif

About security, actually anything also ppl can break in nowsaday.... Actually they just need to climb in from the gate and do something on the autogate box with just an allen key, then they can open the gate "wide-wide" already....

Think I'm going too far already.
Anyway, do you think of installing a shower for your roof? It can help cool down your house. Water is cheaper than electric bill.
*
Rain shower for roof ar? Hehe... I think no need kua... My house not stuffy coz very good ventilation with opened centre courtyard and lot's of windows and sliding/folding doors... My front facade exterior was painted with Nippon weatherbond solareflex..because it's facing west. However the living room is kinda cooling and the master room is also ok as I've opened up an extra window looking out to the court yard, thus ventilation is good.

first time i heard this, what is that "shower for your roof"
*
I think what bro supersound meant is like those sprinkle system installed on the roof. I saw it at one of the hawker street in Kepong and an old timer restaurant in Jalan Meru klang.
It is used in the hot afternoon so that the water sprinkled will cool off the surface when evaporation happens, just like some people like to splash water in front of their house during a hot afternoon.

Sharing about the electrical fittings:-

- I bought all my sockets, switches, door chime, MCB and photo cell switches (light-sensor control) from one of the old shop, Sunyang Electric located in Paramount Garden, PJ. Was given a discount of 25%+5%+5%+5%+5%+5%+5% for Scheneider switches and sockets. I'm not sure if it is the best deal in town but I'm happy as it is good enough! biggrin.gif
The boss said the price for Schneider products is gonna be revised and expected to increase by about 5-7% percent in mid March due to the ever shrinking of RM value when it comes to imports...... sad.gif (For those who are about to buy Schneider switches and sockets, you may verify this piece of info by yourself).

- I'm using Schneider Pieno series for all the switches. Bought Pieno series 13A sockets too but later to find the design comes with some problems.. It seems good when we tested it before installing. However, most of them were kinda like jammed after installed on the wall. The on/off button just too stiff and does't work. It is ok only when the socket is not fix too tight on the wall, but who wants those loose fixing sockets? I rang my contractor to asked what type of sockets will I get If i take thier standard supplies. He said the basic standard socket that they provide will be Schneider Vivace. I'm ok with the clean look of Vivace actually, hence I just use the sockets provided by the contractor. tongue.gif
I brought the problematic Pieno socket back to Sunyang and hope if they can do a refund, although I was already been informed that the goods sold are only entitle for exchange to other products. The sales lady said she heard some customers mentioned about similar problem on this range of sockets before. With a nice tone, I asked why didn't she warn me earlier...and trying to plead for a refund instead of exchange. After consulted her boss, I got the refund! So nice of them!!! rclxm9.gif

Following are what I've bought:-
13A socket - 46 pcs (had been returned and refunded)
4 gang 1 way - 1pc
3 gang 1 way - 10pcs
3 gang 2 ways - 2pc
2 gang 1 way - 4pcs
2 gang 2 ways - 2pcs
1 gang 1 way - 3pc
1 gang 2 ways - 3 pcs
20A water heater switch - 13pcs
Astro switch - 1pc
Door bell switch - 1pc
48 way MCB box
10A 1 pole MCB - 12pcs
20A 1 pole MCB - 21pcs
32A 1 pole MCB - 6pcs
39 way copper MCB bars
Selcon brand photo cell swich (for lights to turn on whenever it get dark)
CET brand door chime

All of the above cost me RM859, after the return and refund.

The old MCB box is just too small to insert all new additional points and wires.
user posted image

New 48 ways MCB box in PVC as the metal ones with 48ways is too big to fit into that little room on the wall. The supplier said it is rather common for residential to use PVC actually.
user posted image user posted image

Normal Red brand MCB
user posted image

The copper bar for installing the new MCB.
user posted image

Schneider Pieno series
user posted image

The Selcon brand photo sensor as per PropFox recommendation. Thanks bro!

The CET door chime. Initially wanted to get Legrand brand but the supplier said this ones is more reliable, louder and clearer chime. Will see~

Thanks ya....So now I have got at least 2 fans already! Huh!? rclxms.gif rclxm9.gif

Errrrr....the nyonya tiles are actually not for my kitchen as I still wanna make it a modern kitchen. I'm actually inserting some nyonya tiles at my entrance foyer with cement floor to create a warm and quirky feel... Will show pictures of it when the contractor put on the last layer clear polishing when things about to finish... tongue.gif

Pls stay tuned! biggrin.gif

those 20a switch is for?

i had some problem between switches can see through till can see the shoe/or base for the socket, my wiring guy install the base quite a big gap between one another..
*
Those 20A switches are for airconds, water heaters, oven, hood and hob.
As you can see from the picture which I posted earlier, there are already some black casing 'planted' into the wall when they pull the wires...so, the switches are just gonna sit nicely aligned with the black casing.
Have yours with such inner casing as well? Do you mind to put up some photos here so that we get a clearer picture?

Bathroom's mirrors:-

I've got some 6mm mirrors installed in the bathrooms.
2pcs of 3' x 4' - RM192 each.
46" x 54" - RM276
Special charge of RM60 on notching (cutting out special shape) one of the mirror in master bathroom which I will show you below.

Total damage - RM720.

The mirror does not need any holder. Just some plots of adhesive at the back of the mirror like following pictures.
user posted image

user posted image

For the 3' x 4' mirror, they just carried and sticked it to the wall. They didn't hold it for long, but just leave it on wall supported by 2 pcs of small metal stick at the base of the mirror and some masking tapes.
user posted image

For the bigger piece of mirror, they used these suction holder to carry and handle it.
user posted image

The end gaps were sealed up.
user posted image

The mirror in the downstairs bathroom.
user posted image

The shared bathroom upstairs with the biggest piece of mirror.
user posted image

The mirror in master bathroom which need a special notching.
There were three options earlier (redo the plumbing and tiling for that particular part; raise the mirror further up to avoid the tap; make a special notching to cut out according to the shape of the tap). I chose the latter due to lesser hassle and I think it looks more weird if I move the mirror further up.
Although it might look a bit awkward at the beginning, i try to accept it and making myself feel better that I take it in a way that I can show people mine are "custom made"!! Hahaha~

The outlet tap is not fix up yet.

But looks like the wires are not meant for true 20A.
Anyway, all those high power consumer won't really drag >13A most of the time, unless it is shorted. Typical current draw will be 5-6A. Just make sure they upgrade your main grounding also. Don't just rely on the original ground from developer.
When the wiring job completes, you need to get an assistant and try to short all the socket points just to ensure the wiring are properly installed. When i got my house, I got 4 sockets are not wired up properly.
