First of all...i really don't think a tenant would want to paint the property for the landlord...at least I know I won't, if I'm the tenant.. Painting a dsl ain't cheap eh..... sweat.gif
Moreover, the painting procedure is kinda tedious as the first step definitely gonna be removing the mold using the high pressure jet, to prevent the mold resurface...
Also, the painting is done by the main con, the charges are including paint material. So, the remaining paint are not belong to me... tongue.gif

A walkthrough of my house? Means that you guys will know where I hide my pure gold toilet bowl lor!? LOL!! biggrin.gif
Haha...just kidding, definitely will when I finish the furnishing... smile.gif

Cost of Main Gate:

Kobe24 PM and requested the price detail of my main gate. So, I think I should just make a post here and share the info. smile.gif

It is a mild steel folding gate - 14.5' W x 5'H.
@outer frame with 38mm x 75mm x 1.6mm RHS
@inner frame & horizontal design with 12mm x 25mm x 1.0mmRHS @ gap 1"
- gate RM180/fr = RM2610
- powder coated sand surface RM30/fr = RM435
- Hot Dip galvanized RM30/fr = RM435

Total cost RM3480.

He did the wiring without taking deposit...  hmm.gif  This guy really trust me huh!? Hahaha!  thumbup.gif

Winson came for the installation this morning. Basically, I'm a happy customer. Happy with his prompt response, workmanship, clear briefing on usage mathod and of course the most important the price and what I get.

Got the Paradox SP6000 with one additional LCD keypad and a few additional PIR motion detectors. Comparing with another 2 installers, I think I've got a pretty good bargain again with hundreds of savings. He doesn't want me to put the price in public here as he felt like someone is trying to sabotage him in Lyn.... sweat.gif

Frankly, he is a nice guy and asked me do not hesitate to call him even at night if I've problem with the alarm, as he afraid I can't remember everything in one day. He has also relocated one of the PIR motion detector per my request without saying much...

Besides the 3 pcs remote control, it also comes with a wall switch. There are also panic buttons on the remote controls and the wall switch for the alarming noise when emergency happens. So, i think it's a good idea to put one remote control close to the bed (eg. In the chest drawer). We may activate the panic button and alarm when attention needed.

Hafele door guard (RM17.90) - to be installed in bedroom for extra security feature.

Magnetic door holder (RM18) - to prevent banging of door on windy days.

Ausco Napoli stainless steel toothbrush holder (RM81, after discount = RM48.60)
This little holder is damn heavy.... sweat.gif
I recommend you this type of holder or any other type which hold the brush at the neck but not a container/cup holder type.
Reason being the cup holder tends to accumulate water inside it and causes mold (the black stain) to grow on our toothbrush.

I've seen that there is some recent trends in LYN to buy online from the vendor in China. Frankly, I would not do so for the purchase of those major fittings in the house, for other decor stuff maybe yes.
- I prefer to hold it and see it before I pay. I pay for what I get. This is especially on buying those fittings that involve installation. (Imagine the frustration if things are spoilt and it need to be un-installed)!
- i do not need to wait for shipment or re-shipment if goods need replacement.
- I prefer to get something selling in the local shop and from the established brand so that I know who to go to when there is problems with the purchase.
- most of the established brand give years of warranty. (Getting hold of the vendor's customer service is much easier here).
- i do not see much savings to buy online. The medium range products that I've bought (eg. Johnson suisse, rubine, filton, HCE, etc) is very good enough in terms of their quality and finishing for the medium price range.
- Sorry to say that but I'm still lacking of confidence towards the quality from the unknown brand from China.

Pls do not get offended if you did or plan to buy online from China website. The above are just my VERY PERSONAL opinions. I might want to buy some small things from them later, who knows? icon_rolleyes.gif

Agreed, but from my understanding on no.1, things from China are "Cheap things no good; Good things no cheap". So, if no cheap, I rather bet my money on other established brand.... tongue.gif

I paid some extra for the powder coating, hope it can be more durable...not sure if we can later spray it with color spray or not... hmm.gif
Anyway, i'm choosing the black color for its vintage touch...so if the color happens to be worn off abit...i shall just take it as the natural vintage features... wink.gif

As a note to you as I just remembered this. You must put a kind of creamy lubricant that ppl call it "butter" or "ngao yao" in cantonese, which can be found in any local hardware shop. Just need to put some along the upper and bottom track and it could ease the sliding very much..

I know that sometimes we must learn to accept imperfection especially when comes to renovation....but if like that, they are just 'okay' but not as the great reputation claims....  hmm.gif  Will see~

Updates on the rectification of the collapsible scissors grill:-
The boss of Three Kim came over with his supplier to attend my complain regarding the unpleasant "gaps" as per picture shown above. His supplier claimed that the gaps are unavoidable as the washers on the criss cross mechanism are already at the closest contact. When I asked why do I see others outside can be alligned nicely without gaps, he said those old timer's metal bars are wider in width, so they can fully covered the gaps...nowadays not like old times, material that they order always come less than spec. In another word, consumer like us are the victim when the vendors are saving cost by giving lesser material!! What the~! mad.gif

Since I've expected the results, so I just need to accept it but lucky that the kitchen wall unit is somehow going to block out the unpleasant scene from my eyesight! sweat.gif

Things is not over yet, on the spot we found another problem. The inner side of the metal strips are found with corrosion mark...the boss Kenment said maybe I accidentally splashed water on it or it kena rain splashes....oh God, I could swear I didn't!!!! Then only I recalled that it was a rainy day when they came for installation. They wrapped it with cling wrappers but it might still get wet... He said will send the workers to come later to do some spraying touch-up, with those aerosol spray.... The grill is new but already with rusty mark now due to their miss-handling, and I'm going to get some aerosol spray touch-up! Can you imagine my utmost disappointment and my frustration!? vmad.gif

Shower bi-fold doors:

I got my bi-fold doors from Vin Art in Homedec last Oct. There are 4pcs altogether @ RM380ea, with black color sand surface powder coat and laminated glass. I've waited couple of weeks since they came for measurement as I was informed that black color powder coating need more lead time as their common color running in the production is white.
All my bi-fold doors are in the same design, and i love the contemporary looks of them, matching nicely with the overall mood.

It's already colorglass-laminated actually... Not see thru unless ones stand very close to the door, there is slight shadow... Haha... It's unlikely to stand so close to the door when stripping or taking shower... Very slight shadow only noticeble when ones is opening the door when coming out. tongue.gif

True, it is indeed stressful and we shall already be expecting some imperfections anyhow throughout the renovation. Any rectification works sure take more times and hassle, so we may need to close one eye if the defects doesn't affect the functionality and it is not too obviously seen.

However as a consumer, it is our rights whether to be convinced by their given reason and accept those defects. Thorough inspection is a need after each major work. We should not afraid to voice out and point out defects as a good vendor will surely rectify it for you unless there is a valid reason why they are unable to do so.
If ones is 'malu' to voice out, then he/she has to endure the unpleasant quality for many years they live in there.... sweat.gif
