As long as u are feeling everything alright now, then don't bother lar...
If everything has to follow strictly, life will be kinda difficult...
Just do adjustment on which we can and comfortable, that's most important.

Im changing my bedroom positioning due to my uncomfortable feeling on the close distance to the sharp edge and it will be difficult for us to move around too... Another consideration, that I'm actually taking the advice from my friend who said it is so 'sayang' making a very spacious room into a small room with the wardrobe partition...

Thanks, I've actually walked thru not less than 15 shops before I get the dinning table that i like...i love this table and bench at first sight really. I get this from Cellini. smile.gif

I'm trying my very best to keep it at 260k, which should includes some furnitures and electrical appliances...if u ask those who had done and shared their reno here...i think this figure is just around there..anytime could be higher than this...no joke.

Btw, is it really possible to build a home with these budget? I doubted so especially in klang valley for the high land cost...

Thanks bro, for your reminder. My deal with Cellini is also a slightly special deal as a result of negotiation due to some miscommunicated info by their sales person earlier. It's kinda complicated to elaborate the story here but I've managed to negotiate a better price, even few hundred lower than what they've offered in the recent perfect livin' fair. icon_rolleyes.gif

As of your sofa experiences, I've exactly the same situation here...Rustica rang me to inform that there are certain few colours which will not be available anymore due to colour discontinue by thier leather provider. As I haven't choose my colour yet, I went over to check the available choices. I find myself ok with one or two of other colours though... smile.gif

I haven't been thinking of getting anything fr Spore yet...no idea what's the procedure gonna like and the tax wise... Btw, I've already bought my Fotile hood & hob, oven and sink from the reputable forumer here (Builders Hardware). The order was placed during the Homedec in May. Kinda good deal with some extra freebies given during the fair. I'm considering to get other fittings and bathroom accessories from him too..

Haven't been updating the progress much these 2 days due to ongoing demolition works...demolition is almost done except for 2 openings at 1st floor to the courtyard and 2 external walls which pending the local council's approval. Btw, following are some updates and I'm going to Ga Hing in Old Klang Rd tomorrow with my contractor to buy the tiles..and perhaps some other fittings..

The wall at the side pathway has been taken down and it really makes the living room looks much spacious! However, i will later build a partial wall to make an entrance foyer from there. I see quite a number of my other neighbors also take the wall down but they are utilizing it as part of the living room. Some even take the indoor courtyard away and make more built-up space. I wouldn't want the same as I actually love the layout having an opened indoor courtyard and the sideway as an entrance foyer so that it wont't feels so 'intermediate'...(as we still can't afford a Semi-D)
Moreover, the house and space is actually more than enough for just 2 of us living in there... We still do not know whether we are gonna get kid...if god's willing we will also not going to have more than 2 kiddos... smile.gif

The contractor helped me to dig a hole thru the concrete part in the courtyard so that i can plant a tree there...will then cover the remaining area up with lots of white/grey pebbles. So it will be kept very clean and zen. However, i'm gonna get the contractor to dig more into the right hand side coz i feel it will look much better than this...

The contractor has done the water-leveling marking on all the perimeter walls at 1st floor...so, i think they are gonna level the floor soon..

I'm gonna remind the supervisor as I afraid they might forgotten that I want a big opening from the family hall outlooking to the courtyard and another additional window in master bedroom opening to the courtyard too...

Yup, that's my concern too...i will pop round to the nursery one day to get advice from the expert on which plant probably most suited my place and has less impact as of root concern... Worst case i might just plant it in a giant/oversized pot and the hole could be covered up with a plywood and will have the same concept again, lots of pebbles to cover the entire area...i do not need any small plant or grass here as I will have them out at the front yard...

Tree fern is one of my liking but i just afraid that it will overgrown and shoot very fast up above the roof... as I wonder it can be trimmed....Then, I will hardly see my green leaves... tongue.gif

I actually plan to plant this fig tree if possible after I check the root concern with the gardening expert later...reason being:
1. first of all I just love the feel of tranquility that it gives. 2. it is the least maintenance decor plant which need minimal light to live..hence many ppl plant them indoor..
3. The fallen leaves will be easy to be picked up as they are all in big pieces.
4. I can trim it down to avoid overgrown...
5. In feng shui aspect, it's good to have bigger leaves plant indoor to withold good qi and wealth elements, while plant withslim and pointed leaves at outdoor if ones intended to blockout certain bad qi..

I haven't been updating much on this site as I'm away for a week in home town celebrating mid autumn festival with my beloved parent. Picture below are some leveling work at the first floor which was done around 4 days back. So far, I kinda satistfied with the workmanship of the contractor and I'm pretty impressed as they are doing such a good house keeping each and every time they demolish anything. It is totally not the 'dirty' site that I've imagine it could be.

I really like to ask if anyone can share their experience who has came across this situation which I'm not sure whether it's a normal thing to happen during renovation... After the leveling work at first floor when the cements are still wet...i observed there are quite some water patches and some water dripping thru the ground floor's ceiling...is this what it supposed to happen?

Talking about my initial plan to plant a tree in the courtyard...i'm so upset that I need to call it off. sad.gif
I went for a ba-zi reading 2 days back and my ba-zi chart does shown that wood element should be avoided as it clashes with my main earth stars which will also affect my health and that's the main reason i decided a 'No' to the ground-rooted tree...Hence, I've no choice but to get my contractor to fill up the hole again....
However, i will still want to cover up the whole courtyard with stones and pebbles. Then, i gonna plant the fig tree but it will just be in a pot this time so that it wont be overgrown...

Yup, the dripping was observed only at the non-bathroom area. I have seen them doing the flood-test in those bathrooms the other day to test water proofing...

Since I'm now still away in hometown, I do not have much current progress on reno to update, so I will just share with u guys some of my previous and recent purchases... smile.gif

In the recent Perfect Livin' fair, I've paid a RM2500 to lock-in the fair prices for quite a number of stuffs (including tiles) from Ga Hing. We had visited some tiles shops in Jalan Ipoh a month ago when our contractor asked us to start going around window-shopping as he probably knows that the owner usually need quite a few rounds of 'look-see' before we could settle our mind on what we want. In fact, I admit that we change our mind so fast and still indecisive even after our first visit to Ga Hing's showroom located in Old Klang Road. The only thing that I've decided is the general colour scheme of grey and white that I want for kitchen as well as the bathrooms....

Few days back, we went to Ga Hing again but this round with the contractor along, so that he could assist me on the quantity to order. This time, the selection of tiles made so easy with the assistant and suggestion from the contractor. We made up our mind pretty fast with his advices and obviously we seems to be more 'confident' on our choices this time. tongue.gif

For both bathroom's at first floor we chose niro's cementum GCM04 to match wall tiles as following pic..

For downstair's bathroom we chose Niro's Traces GTS04 to go with Guocera's SP119C.
Kitchen floor will be 2'x2' H66004 from White Horse, matching with MML's WM022 (Silk White).

We chose Niro's tiles for our bathrooms' floor first of all we love the design, second reason is because the water seems to dry up faster on a Niro tiles. Yes, we did some experiment with a little water from my tumbler...we poured some water on a few selected tiles of similar design but different brands. Some tiles just hold the entire patch of water and it became so slippery...while some did dry out moderately but Niro's dried up real fast! I get a 30%off for Niro.

This is the 1'x2' homogeneous tiles that I'm going touse for the front porch. It will be matching with pebble wash which the contractor will make it into a simple design which I requested. I hope it will turns out just what I want then..

I don't think u can see very clearly from the following pic but I do love the texture and it's colour. smile.gif

I've also ordered some mixed-material kinda mosaics for the bathrooms' feature walls but they rang me that they are out of stock on the designs on second and third pic... sad.gif
