The development certainly needs a traffic light in front of it, or not, it will be impossible for vehicles coming from Old Klang Road direction to turn into the development.

The only positive thing is, the road serving it is rather wide, 3 lanes to be specific.

I wouldn't say it's impossible, maybe it's abit difficult if the traffic from puchong direction flooded the road during peak morning hours. From Old Klang road direction I alwez find it rather easy to turn into the Caltex station slightly further up bcoz there is a traffic light further up that ll stop the main traffic flow from puchong direction for a good 30seconds interval. I think a big yellow box might ease up access to the development fr old klang road direction during peak hours.

This is not really OKR, is jalan Puchong which you can see alots of workshop, hardware shop around.
as is quite near to Parklane, as i passed by yesterday.

Price of RM550 nowadays is no doubt a norm in KV for new project.

Welcome to the messed up jam on Jln Puchong & OKR. Jz hope the shortcut near the Awan Besar LRT that leads back down to KESAS will improve traffic flow. Also, more ppl use the LRT services, especially the extended line once it's completd

Starting from 550psf is certainly expensive, given the facilities and the class of the development. I rather settle for Residence 8 which is quieter (off the main road), much more exclusive with better facilities, very close to completion and of course, cheaper (subsale asking for below RM500psf).Dual key concept too, means possibility of renting out part of it (more choice). Just my 6 cents.

550 psf starting frm 800sqft
400+ total units scaled down to 200+ as d other block will b used 4other purpose (hotel?)
There will b shopping place below just like Scott & Pearl Point.

I heard the same. If it's true then the remaining wil definitely benefited fr it. Low density now. But not sure 550psf is final or not? Heard got partially furnished some more..

Anyone interested in this property, please try to drive there at peak hours starting from 5pm onwards till 8.30pm. Extremely bad traffic jam to greet you. Very bad planning by DBKL. Should widen the road before any big projects. LRT won't do much to alleviate the jam by sheer number of cars that use this road and because of how narrow it is. I drive by this road everyday and after this is launched, I will be using Tmn Sri Manja road to go home. GLHF.

5pm til 8:30pm major roads in klang valley are like that nowadays, eg. LDP, the stretch of road in front of 1U and mutiara damansara/sunway pyramid etc, jalan tun razak, kl-seremban highway, federal highway, u name it...actually anyone who interested in properties in klang valley should drive around at peak hours then.. tongue.gif

The road in front of the The Crown's development is considered 'wide', i.e. specifically 3 lanes in each direction (pls refer map below), the main problem r the sections where the road joining old klang road and also the narrow bridge towards Puchong direction further up after the Parklane development. smile.gif

Sam's groceria looks better...I personally think that it will really be a big different between Mydin and Sam's Groceria though they belong to same owner...It will also mean an increase or decrease of the property price....

Yeap, have to agree that the road in front of 'The Crown' development is pretty decent, 3 lanes wide. But the fact that there needs to be another traffic light right in front of Tiara Mutiara to facilitate traffic in and out will make matters worse. We're talking about having 3 traffic lights within a 500m stretch. The first one would be in front of Proton, then 230 m further down, the traffic light for the Taman Tan Yew Lai junction and last but not least, the proposed traffic light for the Tiara Mutiara development. The proposed traffic light is not an option as I am sure that much of its residents will be coming from KL direction (Old Klang Road) direction as opposed to coming from Puchong.

smile.gif Agree that another traffic light in front of the development would've worsen the traffic situation in peak hours, that's why it's a bad idea to propose a traffic light exactly in front of it n should be avoided.

It's very similar to the case of Scott Garden @ OKR, there is no traffic light right in front of it as well, traffic from KL would need to do a U-turn at existing traffic light further up to access the place. In fact few month back, one of the traffic light further up before Oldtown & PappaRich @ Pusat Dagangan 3rd Mile Square was abolished to improve the traffic flow (fr Scott garden heading toward Mid Valley direction). icon_rolleyes.gif

Yes, the river of life (ROL) is an Entry Point Project (EPP) identified in the Greater Kuala Lumpur/ Klang Valley national key economic area (NKVE) under the Economic Transformation Programme (ETP). But the bulk of development that been proposed is from Titiwangsa down to Seputeh only. That means all the infrastructure developments and works will be carried out along this stretch river taxis, F&B outlets or recreational parks. Of course, OKR will get the spill over effect of it, since its a connected stream of river which flows down south before going west towards the straits of Malacca. The water will be cleaner and the targeted standard is ClassIIB, which means safe for body contact. From this ROL project, I believe private developers will take effort to come up with their own development for the Klang river along OKR. Don't think developers will be interested with Puchong side of the river as the river will be much dirtier once it flows down out of OKR section.

Okie biggrin.gif a few points to highlight here regarding the statements above,

The River of Life (RoL) project involves 3 Big things: 1) River Cleaning, 2) River Beautification & 3) River Development

The proposed beautification works along the 10.7km stretch of river from Titiwangsa to Seputeh is referring to no.2 River Beautification only. (See Pic)

The most crucial part of the project is no.1 River Cleaning, that is actually, to improve the water quality of 110km along the Klang and Gombak River from its current Class III – Class V water quality (not suitable for body-contact) to Class IIb (suitable for body-contact recreational usage) by year 2020.

Therefore, the water quality along the 40KM stretch bypassing Kuala Lumpur would be vastly improved (read, not just Titiwangsa to Seputeh).

Okie, Both 1) River Cleaning and 2) River beautification works will spur economic investments into the areas immediately surrounding the river corridor (eg. along old klang road, jalan puchong, kesas highway).


Hence, 3) River Development would come into the picture, for example, potential government land will be identified and tendered out to private developers through competitive bidding.

I've never heard of any major flash flood at this stretch of jalan puchong for past decade. But seems like any lower ground developments in Klang valley could be prone to flash flood, for example the more recent flash flood at established developments at IOI mall area and jalan tun razak area. High area condo development is surely not prone to flood, but then there is another problem known as landslide. biggrin.gif

For hotel group, is a private Taiwanese group that is doing it. No major name coming in yet.

Here is the invitation from the Developer, Tiara Mutiara phase II. I bought phase I, 3 years ago and the price had been appreciated at least 20% from purchased price. brows.gif brows.gif

Mind you, this is a green project, with good vicinity and infrastructure around, moreover, the proposed KIDEX highway from puchong to damansara (parallel to LDP) is just miles away if you study the map.

I also took some pics of phase I progress (quite recent, 2 weeks ago), will share with you all once I'm home.

1.5-2km is just right distance....I think no one wants LRT to be too near...The passing crowd and the noise may be disturbing if too near...
The best thing about TM is also they will have a supermarket underground, commercial gym and a hotel...
But not sure which brands they gonna bring in yet...That's a big question at this moment...

Yes...I'm an owner of Phase 1...Like you the price of my unit appreciated 20%+ from 3 years ago...Not planning to sell it...

The development is almost completed, glad it's ahead of the schedule, unlike residence 8, perhaps there would be some delay in delivery.

I would say very much depends on how they partition the space in the pie area, if we look at the TM1 pie unit layout, the non-squarish area are basically the huge windows area in the living room and bedrooms, plus one side of the wall in the kitchen which is not the designated wall for the free kitchen cabinet anyway. The L-shape window in the living room suits the pie shape pretty well..

From fengshui angle, triangular shape layout raise 2 issues:

a) Missing corner
b) Curvy walls

What you suggested in the example above is correct, it can solve the problem of curvy walls by turning them into straight lines. Ended up more comfortable and harmonize feeling when you look at the surrounding.

However, you only solve part of the equation i.e., (b), because (a) missing corner is still exist. Having missing corner is not necessary bad if the missing corner is the place where -ve qi is accumulated but it's different case if it's the place where +ve qi is.

A very simple explanation is that, your house facing and direction will determine your sitting the qi that you tap into. This qi will then flow in the house and distribute in 8 corners. These different 8 corners/direction is different section of your house e.g., wealth, peach blossom, 5 ghosts, etc. Hence, having missing corner means your house lack of that section. For a house that complete with all 8 section, we prefer to sleep in the wealth section and having the bad section to be toilet and get them flush away daily. Of course, that is only 1 part of fengshui, which is the layout alone. It's a large topic that we have yet to touch on the internal setup and external landform.

Hope the above clarifies your doubt. Well, like you say it's a personal choice and one's believe in the end. Moreover, Fengsui is the 3rd element in your destiny. Have you heard of 1) Life 2) Luck 3) Fengshui. LOL~

I m just wondering why most condo smaller units only come with one free carpark n got approved by the relevant authority...they expect small unit only meant for one person to stay? most having 2 bedrooms no? some condo dun even offer additional parking lot for sale..

The true early birds were offerred 560psf plus extra 5k for each floor up, discount 2% + rebate 3%. So u can work out the psf based on floor level.

Below are the tariff rate I got from TNB websites for commercial and domestic usage. Looks like its a big different between the 2 categories. And with the expected TNB tariff hike in 2014, we may end up paying a lot for the electricity...

I heard that certain project although under the commercial land title but they are protected under the HDA (Housing Development Act) and hence, the electricity tariff will be calculated based on domestic tariff instead of commercial...My question is, are we able to convert our tariff to domestic consumer instead of commercial? Any sifu would like to share their experience and expertise?

What about water? I'm sure that it will benefit both residential and investors if we can bring down the tariff.....

nowadays many new development i.e service apartment is under commercial title, but is under HDA.
So it is up to the developer later to appeal the utility to categorize under residential usage.
developer is unable to confirm at this point of time, i assume.

anyway, wanna do survey a bit about the area.. do you think TM2 can rent out at around rm1700 to rm2000 after completion by end of 2016? anyone living nearby can tell whether got expat staying in that area?

Can be easily rent out as there is the new LRT.
RM1700/1800 by the time should be okay as the unit is brand new and furnished.

Expatriate ? where are they from ?
Those from MNC will still stay in KLCC, MK, Taman Desa, Bangsar Saujana etc which have international schools.
Those 2nd tier can be in Cyber jaya or TPM which there are lots of IT companies too.

hmm.. if no expat, then local ppl will rent it at rm1700 or rm1800 or not? this TM2 looks like family style coz it has 3 rooms, but with many offices and shops downstairs.. this is quite rare.. coz normally like Scott Garden, if downstairs all commercial, upstairs are SOHO..

Some info gathered:
1) Proposed traffic light infront of Tiara Mutiara rclxms.gif
2) Maintenance fee for TM2 RM0.28psf incl sinking fund from the previous RM0.35psf
3) starting from RM600psf
4) 3% + 2% discount
5) higher end than TM1, 'toto' brand sanitary wares

7) provisional Green Building Index Silver certified

If am not mistaken, 1st Station(Awan Besar) is designated as park & ride. You can take the small road or via OUG park Lane to either station.

But if u stay at Tiara Mutiara 2, best to take the feeder bus. Very convenient and runs frequently. Guessing both TM2 and LRT will complete at the same time!

I think the price now is ard RM600psf.
Still cheaper compare to other new projects in OKR e.g Petalz 680psf, Residency V rm750psf, Pearl Suria 680psf, Southbank 750psf...but their location nearer to MV

To me the attractiveness of this project is the Green Building Index - Silver accreditation that they try to obtain (currently it's provisional). Not many residential development in Malaysia has actually gotten this accreditation. The closest is Petalz, which is GBI certified only.

Another thing is the selling price, which is lower compared to other new projects like residency v, petalz, or 9 seputeh etc.

However, i'm quite skeptical whether they can actually bring in a hypermarket and improve the traffic flow infront of the project.

Actually with most of the smaller units for 3 rooms, the car park provided only 1 except units above 1k sf, which is not practical nowaday as most young family are all with min 2 cars. Then will need to fork out additional cost monthly for other car park(if available still). Unless this place is available with more public transport instead of only the current bus system only to KL.
Not sure any bus system link to LRT around ?

Tiara Mutiara 2 has 367 residential units but there is close to 800 car parking bays.

Tiara 2 is not fully furnish oh... But as far as I know, the unit comes with quite a lot of power points, up to 15 if not wrong, and located around the room, not just one side.

My brother just booking only. Agent say have give kitchen cabinet, hood, hob, water heater, aircond & fridge.

BTW have anyone here have buy parking lot with developer? Developer give 1 parking only look have troublesome later.

Yes, wardrobe is given in master bedroom. And fridge will be provided if sign snp within 45 days.

Yea and i rmb when i went to check when they official launch in march/april this year, no fridge or wardrobe was given. Dont think the price increase in such a short time though. Those who book that time rugi lo

It is not a bumi lot, but rather a bumi quota, hence still can be swapped, as long as the quota is still fulfilled.

I observe this develper is taking care his own proprty built even for those already more than 10 years...you can it along Tan Yu Lai road there is row of shop lot and along the Puchong 1, same color scheme, trust it was done by the developer otherwise it will not be so ngam color right?

Wana check up somethg, is it now the trend DLP become 24 months instead of 12/18 months?

I equally worried on Parklane will flood the entire Puchong 1...will see this Sept...anywhere another 3 year to go, many things will change after 3 year...who know government widen the road? ccc rclxms.gif

the developers units should have been sold by now, but there still are lots of them available maybe 5-10% left... tiara mutiara 2 and 1 can dump to dustbin project.. sardine units.. all cramp into 1 sumore 500k more expensive than OUG developers units baru 430k.. poor sub sales this September, cannot increase more than 430k or 400k..

MRT circle line is rumoured to have a station near Petalz there. Although not within walking distance from TM2, i personally think that having a MRT station too near to your house is not a good thing in Malaysia. It's more ideal if the station is within 2-3min driving time from your house.

I didn't even submit the loan application hahaha.. Coz thinking to let go.. N the other thing that I'm afraid is very hard to find tenant as there are parkland and tiara1 r just few steps away..

but the parklane population will make the already jam OKR to a even more jam (perhaps can be described as freeze that time) road to travel, though i understand its hard to find somewhere not jam in KL, and the entrance is quite difficult too, try to imagine, lets say they succeed in asking a traffic light in front of the entrance, and there are 5 cars getting into TM2, those cars will just stick in the middle of the road if they are to line up and enter TM2

Understood your concern...it looks like parklane will getting CF very soon & lets see the changes they will made to OKR...hopefully if the jam is so bad authority should do something by the time MT2 complete the jam is better(positive thinking smile.gif )

I also think its not easy to attract good market operator...another reason is outsider coming in will need to pay carpark...so meaning to say it will depend on the local occupant/tenant only...MT1 + MT2 total how many units? Can survive or not?

Value very good for TM1 now, 550psf..many people looking 700sf+ Type, prefer newly completed with 400k budget, this is the best choice along whole old Klang road

Yesterday I already received letter from developer to ask for another 5% payment from bank as sewerage system already done.

A bit unrelated but i'm thinking of renting a place at TM1... any idea what things are like with regard to smells etc from the sewage pond near Angkasapuri?

This also affects TM2 next door.

dear TM1 owners.

what do u think of having to turn in from the opposite side of the road into your condo? from my limited observation, it looks like its hard to turn in when there's a lot of cars. same applies to my observation with sutera Maya.

the traffic will getting smooth when DBKL place the middle divider, but bad for your access and exit.

ask your management take pro action before DBKL assign a very far u-turn smile.gif

completion date is 36 months from SPA signed. If follow my SPA date, next year month of may need to complete, now I doubt they can complete on time though. .
