I wouldn't say it's impossible, maybe it's abit difficult if the traffic from puchong direction flooded the road during peak morning hours. From Old Klang road direction I alwez find it rather easy to turn into the Caltex station slightly further up bcoz there is a traffic light further up that ll stop the main traffic flow from puchong direction for a good 30seconds interval. I think a big yellow box might ease up access to the development fr old klang road direction during peak hours.

5pm til 8:30pm major roads in klang valley are like that nowadays, eg. LDP, the stretch of road in front of 1U and mutiara damansara/sunway pyramid etc, jalan tun razak, kl-seremban highway, federal highway, u name it...actually anyone who interested in properties in klang valley should drive around at peak hours then.. tongue.gif

The road in front of the The Crown's development is considered 'wide', i.e. specifically 3 lanes in each direction (pls refer map below), the main problem r the sections where the road joining old klang road and also the narrow bridge towards Puchong direction further up after the Parklane development. smile.gif

Okie biggrin.gif a few points to highlight here regarding the statements above,

The River of Life (RoL) project involves 3 Big things: 1) River Cleaning, 2) River Beautification & 3) River Development

The proposed beautification works along the 10.7km stretch of river from Titiwangsa to Seputeh is referring to no.2 River Beautification only. (See Pic)

The most crucial part of the project is no.1 River Cleaning, that is actually, to improve the water quality of 110km along the Klang and Gombak River from its current Class III – Class V water quality (not suitable for body-contact) to Class IIb (suitable for body-contact recreational usage) by year 2020.

Therefore, the water quality along the 40KM stretch bypassing Kuala Lumpur would be vastly improved (read, not just Titiwangsa to Seputeh).

Okie, Both 1) River Cleaning and 2) River beautification works will spur economic investments into the areas immediately surrounding the river corridor (eg. along old klang road, jalan puchong, kesas highway).


Hence, 3) River Development would come into the picture, for example, potential government land will be identified and tendered out to private developers through competitive bidding.

We use the layout pic above as illustration here and "assuming this is a single house on a piece of empty land (meaning not condo unit) and this land is exactly the shape of the layout (so to maximize space in the house).

well, it's said that triangular shape layout is not good for fengsui, so now say the owner of this house above, decided to replace the walls that's not straight with the wall in red lines above, will the fengsui improved immediately? The living room, bedrooms, kitchen, yard and toilets surely look n feel smaller now.

What if the triangular space taken out in the bedrooms and living room used to build a triangular shape balcony, will the owner feels better about the whole layout? and will this new rectangular living room, bedrooms, kitchen etc allow for feng shui energy to settle in easier?

Or it is better to maximize land space usage without removing the original walls? biggrin.gif

Just for thoughts. laugh.gif personal choice in the end..

The true early birds were offerred 560psf plus extra 5k for each floor up, discount 2% + rebate 3%. So u can work out the psf based on floor level.
