Btw, wanna ask that does the type of supermart like Mydin impact on the demand if compare to Tesco, Aeon, etc...? 
Is good impact or bad impact?

main thing is a hotel for the 2nd block - is it a good thing or bad thing?

at least the landscaping of the development might become more beautiful? better overall maintenance? better quality pavement etc...

in term of social impact, too early to tell no? 

I think it's more about how well they implement the idea of a hotel? a boutique concept hotel would be nice no?

First Sam's Groceria opens at Gurney Paragon Mall, Penang.

Anyone interested in this property, please try to drive there at peak hours starting from 5pm onwards till 8.30pm. Extremely bad traffic jam to greet you. Very bad planning by DBKL. Should widen the road before any big projects. LRT won't do much to alleviate the jam by sheer number of cars that use this road and because of how narrow it is.  I drive by this road everyday and after this is launched, I will be using Tmn Sri Manja road to go home. GLHF.

5pm til 8:30pm major roads in klang valley are like that nowadays, eg. LDP, the stretch of road in front of 1U and mutiara damansara/sunway pyramid etc, jalan tun razak, kl-seremban highway, federal highway, u name it...actually anyone who interested in properties in klang valley should drive around at peak hours then..

The road in front of the The Crown's development is considered 'wide', i.e. specifically 3 lanes in each direction (pls refer map below), the main problem r the sections where the road joining old klang road and also the narrow bridge towards Puchong direction[I] further up after the Parklane development.

- Mydin has invested RM15 million in the first SAM's Groceria at Gurney Paragon Mall, Penang, taking up 30,000 sq ft of the mall's retail space, which includes a delicatessen.

- Gurney Paragon Mall Penang is positioned as a premier lifestyle shopping mall and SAM's Groceria is one of its tenants. Other tenants include H&M, Victoria Secret's, Sephora, Debenhams, Michael Kors, Canali, Tumi, La Martina and Rabeanco.

- Okie, this SAM's groceria stocks 19,000 pork- and alcohol-free items, of which 60 per cent are imported from the United States, Australia, Japan, India, Taiwan and Thailand, including premium items like cheese, butter and organic foods.

-And then, SAM's also houses food and beverage counters called SAM’s Deli, which offer premium Western and local dishes, such as spaghetti, lasagna, nasi lemak and coffee at affordable prices.

- MyDin also invested RM500,000 in self-scanning equipment, like those in European supermarkets, to enable customers to keep track of their expenses as they shop and also scan items for their ingredients!

- The third outlet with RM15 million investment is expected to open in the Klang Valley in 2014 at the Nu Sentral Retail Mall. So TM2 could be their Second Outlet in Klang Valley if the deal is sealed.
