all courtesy of DIBS era... ownera never know they have to pay for the installments also... everyone tot they can flip upon VP... never ready for it...

suddenly VP and need more than 2k per mth installment... directly choose to default it than paying it... lol

Took a drive to the area, very deep inside, quiet and almost certain can't get rental returns..

most probably all the units will see the price drop to below 300psf at auction.

With many units auctioned at below $300psf, it will be risky for valuer to value higher than $330psf to bank.

Reputable valuers do consider auction price and units before endorsing the value. Otherwise they are liable to indemnify or blacklisted by banks. Some will place forced sale value in their report.

That is correct. From the napic itself.

But napic donl collect auction transaction. Maybe in the future bank will consoder auction transactions also to determine the market price

The last bottom unit A-13A-09 sold at 460k. 2 bidders. Slightly price increased but still super cheap for a 1502sqft unit.

Could it be coz of its proximity to venice hill condos? If like this sooner or later owners could not afford to be fussy about tenants and would welcome rental incone even from pak hitam.
