QUOTE(CMW123 @ Feb 18 2014, 03:05 PM) Went to Grand Shanghai for dinner last Sat, jam pack with people... I am not staying there I also know there are seperate entrance for resi. hahaCannot see the clear line of differentiation between residence and commercial, normally a good mixed development design should have clear separate lobby/entrance, different carpark entrance etc...in SW case, like all rojak already... |

QUOTE(Vestor @ Feb 20 2014, 04:17 PM) Really wonder how long more SW has to wait before retailers start moving in. I recall 1Puchong shops took more than 4 years to fill up. Welcome back Vestor. I would say SW management has been doing well within their resources. we must understand that SW are shops not retail mall. it has it's limitation and advantage. Anyone knows whether does SP Setia management doing any efforts to bring in the crowd? |

QUOTE(Vestor @ Feb 20 2014, 05:01 PM) Haha..am always lurking around, just that didnt pose due to my limited knowledge in property investment. still got transaction means still got buyer. I was at SW this noon, cinemas and some eatery getting better compare to months ago. If I compare SW outlets and some other place. SW one can tahan quite longer than others. Just basing on my instinct as consumer to put up some of the comments. More to learn here. Weekdays' afternoon crowd in SW really bad. I saw many outlets bungkus due to poor biz. Some agents said more than half of the offices had done 2nd hand transactions, meaning bought over by genuine occupants. With more offices above being occupied, only then the retailers can start to flourish. "Most F&B" needs only 3 hours of wong in a day and can survive already. their profit margin very high.. and night at SW quite wong. I think and I hope that can keep it going. In fact, a few F&B at Puteri & Puchong jaya bungkus already since SW getting more wong. Especially weekend, many has turn into SW and may be to OneCity. QUOTE(ProPStaR @ Feb 24 2014, 09:38 AM) Is it Grand Shanghai, Agree , a123 boss pls suggest manual collection booth at Mall B1, or setup a 2nd machine at B1 or B2. Or Loudspeaker Karaoke, Or recent promotion on Valentines Day? Ever since CNY, there is suddenly a huge crowd in SW especially during weekend. This is a very good sign and I hope more value added shops can open in SW. Ya, there is really a need now to increase the parking machine on selected areas. They are always in long que. Wouldn't it be better if we have manual collection booth when exiting during peak hrs ? |

QUOTE(ibbrio @ Feb 25 2014, 01:46 PM) why pub is a crowd puller? pub pulls questionable characters not that all drinkers are questionable but you can actually see it certain tables there were one fight before i heard in the car park of sw even in one of the residential blocks after party a good dining concept will also pull crowds. why people drive to klang for seafood telok gong? so food can also pull crowds DP should be dining pot as planned by sp setia. a123, is there any term in the agreement that says the tenant/owner of DP must adhere to this? only for restaurants and not pub? sp setial should control this. now it seems like no control. i think the corner pub already closed near caring pharmacy. it is okay to have something like TGIF and serve beers but not open concept blasting, DJ shouting like last night around 11pm. nevermind, market will determine what to live and what to die. If one day someone shows Fine dining works in Puchong and can make more $$$ than pub, beerfact will transform !! |

QUOTE(Marine Boy @ Feb 26 2014, 03:39 PM) Actually we lacked in Fine dining area that comes with wine & nice ambience. Puchong have too many restaurants of similar type. Again, buffet restaurants of hot-pot style with Haagen Daz, Angus beef & others should be promoted. actually brussel beer cafe quite "fine" class . Beer + main course. can easily RM50 up per person. |

No, i over heard ppl says about a uni wants to buy blocks of units in sw when i was dining at sw.
Then immediately remembered there was a rule set jmb that hostel not allowed. So just ask ask what's sw residents reaction to this. Anyway, we can't stop them having a campus here. Live, play, learn, work. Remember ? |

QUOTE(ProPStaR @ Mar 3 2014, 09:53 AM) Actually i am quite surprised that at such high price, SW is still attractive to uni students. That really proves students are really rich. A campus will bring lots of problems. Actually I like Uni/college students. If we rent to them, there will be new blood coming into SW every year. Years after years !! Looking at the current situation, SW still have high potential for cap appreciation and rental value in future. The crowd is unbelievable during weekend. Coming thru SW will see more exciting shops and office mushrooming. Hope owners won't be short sighted and simply rent out causing the values to drop. |

QUOTE(UFO-ET @ Mar 3 2014, 10:22 AM) Student's spending power is quite strong nowadays, parents hv unlimited support to their child especially for education and accommodation, rental collection is rather easier than normal tenant, student has no feeling / burden to pay rental. yalo yaloh ~ I kenot deny that Msian is bias towards African students, if the college is occupied by Russian chicks, I am sure the response is the other round. Students will boost the population, good for the pubs, cinema and shops. |

QUOTE(cwk3191 @ Mar 4 2014, 06:53 PM) Why cant Bank Islam branch taking the maxis fiber instead of paying own cost to hv unifi? Corporate standard? Or Maxis Fibre tak boleh? If this possible, then no use for Maxis to stay in this area as it or its rule set has disturbing everybody daily business needs. MCMC or whoever shall revise this monopoly rules. Who cannot perform, shall be out. When SW commercial lots just newly vp, I did ask SP, they say TM Unifi charge quote them mil mil to connect Unifi.. So after compare the price, they take Maxis quotation.. (less than 1M if I remember correctly).that's the story. |
