1) Retail car parks belongs to developer. not part of common facility. JMB has no say about it. not sure about valet parking.

2) Entertainmall belongs to developer. not JMB.

3) Yes, SW didn't plan for grocery. in fact, upload/unloading for retail shops are not easy.

4) From next year onwards, new JMB act will come in place. hopefully retail JMB fund can seperate from residential one.

5) a123, Please let me know/(pm) when/where is the next AGM. I want to know more. They have never invited me to any AGM.. hmm...

JMB can fire the SW management team. the same way as IOI boulevard. Even IOI still owns over 100 units at IOI boulevard.

right now, the JMB ioi boulevard get outside property management company to run.

We cannot blame the JMB of being weak.

1) They do not get paid for doing things for us.

2) If any people sue the JMB, the person in charge, the committee get sued (correct me if I am wrong).

3) If any taikor or boss get mad, they go after the chairman not you.

JMB & committee must protect themself first, from law and from any possible violence.

Make use of lawyer, Polis, MPSJ & management team. Remember, get management team to work for the JMB, they get paid to carry out jobs/task/mission decided by JMB.

If the current facility management team tak boleh pakai, hire third party to do it. plenty available.

IOI already allowed it by not putting barrier in front of PFCC which will add cost to them. So u can just cut through PFCC in the nearest block to get to Bandar Puteri. Very convenient and near indeed.

haha, nevermind, someone else at other place will open other eatery shop and challenge. One city mall openning soon, I think SW is good to have more to offer. brows.gif

Skyz is not located at PFCC, Skyz is at bandar puchong jaya, hill top, near Jalan tempua, overlooking sunway. walking to LRT.

In near future, there will be a service apartment at PFCC, another service apartment next to Giant.. Hopefully all this residence can walk to SW. cool2.gif thumbup.gif

Grocer confirmed coming into sw mall ! Announced on fb. But yet to revealed which grocer.

Seriously, when u say u want a highend supermarket, u really wanted to pay RM9 for a pack of chips, RM6 for a can of imported Coke or just see see/ walk walk only ?

haha, everytime I go Cold storage at Solaris MK, I probably ended up buying some Gardenia roti and some fruits only. Those imported cereal, snack, pre-prepared are all too expensive for me.

be realistic lah, Puchong is not up to that level yet, no real expat here except nigro, bangla. Jusco IOI mall has proven, imported goods not very good sales at Puchong.

BTW,just FYI Tesco puchong is Tesco Malaysia TOP 3 best sales outlet.

When you attend, the ex-chairman / secretary will do the following
1) Report on previous year things, like accounts, issue solved, pending issue and etc.

2) Nominate members to new JMB, any owner can nominate anybody. If not mistaken there is a rule/law to determine numbers of members in a JMB.

3) Nominated members are to fill Chairman, Secretary, Treasurery post. Most of time, it is wise to hire someone (usually from fulltime management team) to do the jobs of secretary like prepare minutes of meeting, write documents to authority, the proper paper works that complies to JMB law. The secreatary post in this case is just to sign documents.

4) Chairman is the most important person, have to attend every meeting. So this person must be actively involve in at least once monthly JMB meeting.

5) Treasury is also a VERY important person. this post should aware and have idea what's worth paying and what's not.

6) SW JMB is a big corporation which run the SW, I believe SP Setia management team will still be the core management, the new JMB should overlooking/audit their spending and works.

7) Since not all members knows each other, it is wise to determine to post of Chairman and treasury AFTER 1st meeting, at least to know each other once.
