have pedestrian bridge also no use. look at the existing one to sw.
bloody filthy
sw management cannot compare to other developers. even CNY event was not that great. lion dance performance not the kun seng keng. probably to save some money
but for some reasons night crowds still like to jam up sw
but sad part is still many empty lots. why no tenants? too expensive to rent?
even 1 puchong now is still pretty empty inside lots
no tenants so the owners either suffer or rich one holding it for future use

how long do we have to wait for the lawsuit to conclude?
6 months from now?
based on CMW123 layout, DP is supposed to be fine dining pot but sadly it is occupied by a noise polluter. and the common area taken by them has resulted no crossing by visitors
you can only walk to the other side during day time
at night you have to walk across drinkers
since most of the JMC members are from previous JMC they should be able to explain why the lawsuit was necessary when any illegal structure can be taken down by MPSJ without any charge
why MPSJ cannot act? is it under the jurisdiction of JMC because common area is subject to JMC approval before MPSJ can enter and dismantle the so-called illegal structure? the removal of the structure would allow visitors space and may reduce the number of speakers at the open area. whether the noise will be reduced is yet to be experienced

i remember there was a topic discussed here about what else needs to be delivered to owners by sp setia. what about the colour cubes outside R2 and R1 facade? could the cost to do that be translated into excess fund for R2 and R1 to enjoy?

i saw few outlets already closed including those from 1st floor. on trigon it supposed to be luxury condo but from outside now it looks like another yellow painted building. but it does look taller than PFCC but almost same height with R1-R3 when you drive towards sw from ioi mall

on occupancy rate i think not bad but faces come and go as some use it as holiday home, some tenants move out because of noise, some are mainly foreigners so they may not read this forum.

DOSH can't do much but direct back to MPSJ so it is still FM, MPSJ, FB SW Closed Group and here the forum.

why pub is a crowd puller?
pub pulls questionable characters
not that all drinkers are questionable but you can actually see it certain tables
there were one fight before i heard in the car park of sw
even in one of the residential blocks after party
a good dining concept will also pull crowds. why people drive to klang for seafood telok gong? so food can also pull crowds

DP should be dining pot as planned by sp setia.
a123, is there any term in the agreement that says the tenant/owner of DP must adhere to this? only for restaurants and not pub? sp setial should control this. now it seems like no control. i think the corner pub already closed near caring pharmacy.
it is okay to have something like TGIF and serve beers but not open concept blasting, DJ shouting like last night around 11pm.

now the dust has settled..
last time it was hot topic about PH & hostels
but the truth is...PH still exists in SW
you can see them
in pubs, snooker centres and even in residents lobby
sometimes they swim
they use common facilities
so how? JMB may block hostel but PH can enter one by one undetected

the corner (former snooker) now looks like money changer but upon closer inspection it looks like some kind of millionaire club direct selling or MLM. they even have coffee shop next to 7-11
wonder whether can make money joining this club

the flyover under construction made progress showing some pillars but looks like it may potong across the pedestrian bridge? hopefully they will demolish current dirty bridge and then construct new bridge with air cond link to tesco and lrt (lrt still tengah lepak no sign of construction stn 07)
sp setia should do like this as part of CSR like the zest build air cond bus station

i'm sure owner has received the survey form
it's better all these are filled in the survey form as the survey form is on FM
like i said before, there does not seem to be control by spsetia
it looks like any shop can just rent and operate there
there is no zone as initially claimed during launch where one area is play, one area is relaxation etc like setia city mall where one corner is selling sports stuff.
if sp setia approach is hands off after selling all their properties then we suffer
maintaining an air cond pedestrian bridge can be proposed to spsetia to share with lrt
lrt works is far from happening at stn 07
i have the crane parked there for a period of time
if you look at it daily
hardly any work
it's like there is no urgency
mrt receives more publicity than lrt
why?
mrt progress moves much faster than lrt
now you can only see slow works from ioi mall slowly move to the other side

i have checked the corner shop
cd tup something (really looks like a money changer with all the pictures of currencies)
can win one bmw! there are pictures of guys with all cash on the living room if you check one blog
like relating to one hong kong firm
so it means any shop can open in sw without control?
few shops under renovation now not sure what business will open

there are a lot of cars simply park along the road outside persiaran wawasan and walk to sw
is this under the jurisdiction of FM or MPSJ or we can report to PDRM traffic police to initiate summon?

is there valet parking in sw? if yes maybe RM 10 is charged by FM engaged car park contractor valet team

this is a clear sign of poor management letting to illegal cars parking as they like.

hopefully the new FM appointed by JMB is professional, experience, and better than the current one. but hopefully it will not be so much more expensive than the current one which may affect our service charge.

is JMB calling for tender on new FM?

if the current FM can get overwhelmed what makes the new FM can do better?
they have more staff?
or JMB intend to separate management of residential from commercial so attention can be more focused and efficient?

thanks a lot for the explanation
could you do one thing when you speak to the developer on the promised items to owners to solve the most important issue of noise from the pubs? this is the worst issue in sw. they still play until after 2am and DJ can be heard shouting and speaking on the mike with crowds shouting as well. it's like a rave party down there.
it is not a question of playing before midnight but every night from 8pm and sometimes even in the afternoon is still constitute as violating the right of residents to have a peaceful living. sp setia should solve this nonsense. they let it happened. if sp setia has maintained proper control as per master plan of sw development i don't think this shit will happen. if they think pubs is a must they should not have built the residential blocks. only play. not live. it deviates from sp setia motto at the moment.
wong tuck wai should solve this problem. i believe they can but so far nothing much has been resolved. noise is not new it has already affected so many residents for more than 1 year and counting with no sign of solution. complaints will not stop until the noise stop. if wong tuck wai cannot solve this who else can? datuk voon? i feel jmb may have better shot in getting the developer to solve this and be a responsible developer. not just build and sell, make profit and habis cerita.

DJ still likes to shout. same music is being played over and over every night like from a recorded live band. i cannot understand why business has to be at the expense of others. there is no control on the allowable noise in decibel.

how to solve this problem? if you sit in sweet hut or dining nearby you will feel the music is excessive and the worst part is that some of the opposite and 1st floor operators have started to play equally loud music just to counter the noise violation into their premises. the whole place now just become a pariah place with cars even close to blocking the rear entrance road to residence blocks. best is for them to relocate to another place. this way they will have less complaints.

actually we all know the root cause. because when people cannot understand it causes issues. that is why we have police, we have jails, we have courts.
so now is wait and see while residents suffer or JMB will continue to discuss with beer factory+sector 7?
