Bargaining chip. The savings that the seller would get from "bypassing" the agent could be passed on to the buyer.

In the US, up to 30% of all transactions are direct; in fact "FSBO" (For Sale by Owner) is an industry term.

I personally would rather go through a reputable agency though. In some industries (i.e. second hand cars) FSBO seems to be an attractive model. But not property - at least here in Malaysia. smile.gif

Good point on the deposit - I wonder if there's any escrow service for this. Might be a good business opportunity, too, for the motivated!
