Later this month, Hua Yang presents a new phase at One South, Seri Kembangan.

One South, the latest mixed development in Seri Kembangan, Selangor, comprising shop offices, service apartments and office towers, are set to tap on its strategic location. It is situated just along the KL-Seremban highway and right next to Besraya highway where it enjoys a ready population catchment as well as high traffic visibility.

In a recent article published in TheEdge Malaysia, week of 14 December 2009, Seri Kembangan was described 'as a property hot spot with upside potential' by Jerome Hong, managing director of PA International Property Consultants (KL). He added that developments in Putrajaya, Cyberjaya, KLIA and Sepang International F1 Circuit have contributed to the robust growth in the south of the Klang Valley. Also in the article, Victor Lim, managing director of iProp Realty Sdn Bhd, said that 'the value of commercial properties in Seri Kembangan has improved due to the rapid population growth and good road network.'

Recognising this tremendous potential, developer Hua Yang Berhad has planned One South in Seri Kembangan as a massive 17.89-acre project with a gross development value of RM750 million. Its first planned phase will offer 384 units of shop offices built along a street mall concept where work intermixes with play. With built-up areas from 479 - 2,100 sq ft, prices of its office units and retail lots start from RM350 per sq ft and RM750 per sq ft respectively.

Thought of going there for lunch one day, so looks like no point yet...

During initial launch, developer said mall lots not for sale, will be managed by themselves

After many phases sold suddenly mall lots are up for sale...

Not many developers ready to should the commitment and responsibility to manage a retail place, chances of success most of the time is challenging

the curve street mall is very successful

solaris dutamas street mall is quite successful also, lots of illegal car parks along the roadside every night especially during weekend

Any other interesting prop there bro? tot of pay a visit there.

9% rebates n freebies common for Huayang. Their previous ONe South phase like Flexis also has 9% n many freebies.

I dont think Greenz wil sell at 450-490psf. Most probably 520psf onwards since it's the last Phase, Previous Flexis already selling at 500psf. (Duplex soho)

Nothing much really. Huayang's other project Metia Residence @ shah alam caught my eye la.

Bayu Sentul if anyone interested in that area. 600k and above for 1200sq ft with 9% rebate, DIBS, Free S&P and legal loan.

Went their booth in MV today ask for flyers. if you want to register have to given IC and financial scan thru 1st, that's my first time to provide photocopy IC for registration interest! Phew~luckily I can "pass" for their "financial test". Lolz

Hey guys, I just wonder is it worth to buy The Greenz since the price could shot up to at least RM500k and above? As I know the level 7 (lowest unit) started from RM490K. Although location wise is strategic, but the traffic there is somehow congested. If we rented it out, how much we can rent since there are few condominium there like East Lake and Fortune Park? Seems like quite competitve. First home buyer like us once committed is almost impossible for us to draw back and the commitment is damn high. Hence, wish to seek the opinion from you all. TQVM

Just came back from iprop fair. Really last minute visit. Basically other booths layman me except for this project. I stand there for at least 5mins looking at their project also non of the sales willing to approach me. Check my dressing: ok. As I just came from another event thus dressed quite formal. Looks like their project receive at lot of support over the 2 days thus no need anymore?

my opinion would be 50/50. hmm.gif

since visited MV fair, after re-consideration, come out with few questions.

1. this project come with flexis, gardenz , parc, already, and early next year will be VP, come with 1000+ looking for tenant OR own stay. since it is low entry for this three phase buyer, will it be competitive for renting out for this Greenz compare to these 3 phase? because base on DP10% , mthly installment for max years loan : will be RM2500++ ( excluding sinking fund ), so, i wonder how much would it be rent out in future. and it has more than 1000units to choose on.

2. for own stay, yes it is a convenient place. but my worry is, will it attract (African); i mean lot of it. imagine if you walk around ONE SOUTH, facing lots of African, quite annoying for me. shakehead.gif

3. at for this prop price, heard it was RM530k++ cheapest unit, would it be selling shoot up to btw RM600-700k? hmm.gif

can't see the one south biz will be good due to the access road.
major attraction maybe students and ME.. and bukit jalil pavilion not far away....
this one south maybe another south city mall soon? hope my guess is wrong.
design wise for the mall also look outdated liao..... some how the entrance back and front it remind me ss2 mall...

currently the business are suffering and if you are confident about One South future, the retail lot subsale are good to go in now as the owner are asking for reasonable premium.

Agree on the access road, if both direction on both highways have direct access to One South, then it is different story.

I inquired the SA, and they say no major anchor tenant for the One South mall at the moment. Quite worrying if there is no major anchor tenant. Potentially, just like another SS2 Mall.

i am confident with c180 due to the mrt, but not confident with one south.

just look at south city plaza, it is almost die...if you compare the location, south city plaza is more strategic than one south

C180 far much better just right beside highway easy see, easy come, easy go and out.
from the other side of highway also can just make u turn not far away. the flow much better. if mrt station seriously right in-front lagi huang!

Congestion improved a bit. Last time no Traffic Light (TL) to Kuda. Now TL managed to alleviate some traffic if cum from KL

one south is located in serdang
balakong dan serdang is 2 different area


the mrt station in balakong is not far away from c108,
i am not very sure with the exact location

that's why i wonder why he said the traffic light relieve the congestion? In my opinion from KL-> TPM direction, the Traffic light is the culprit that create congestion.

they just give me a call saying that this weekend can go to view their show model and price....

juz wonder if this worth to buy for stay as i quite concern bout the environment...heard that a lot of black there... blink.gif

Going back to One South can use the Seremban Highway but when we wanna go out, have to use the roundabout route right? Is there any other alternative route?

going from one south to kl, u have to make one round, passby the overhead bridge to astro direction, theb turn left, making 360 degree, then only heading kl straight north .

alternative is go south direction, make u turn after south city plaza, it is even worse congestion at jln besar

Went their sales office today. No show unit for viewing only available on October. Price is reasonable for this location with the size range especially the floor plan design. It looks tempting but it's jam jam.. sad.gif

I must say,they had a real good sales team. Very informative and helpful..particularly Mr David Wong,although a new staff he, never failed to impress our team..got there as early as 6am..and our team manage to book 6 units..3 units on level 11 to 13, 1 on level 15 and 2 more on 20. Price difference close to 80k now from our lowest level to the highest. A real good buy..congratulations to all who managed to get a unit!

There is another Malay sales staff. Can't remember his name. Very informative and real nice chatting with him as I asked him a lot regarding how greenz compared to earlier phase. He also took the initiative to call me for launching as I met him earlier in iproperty fair at mid valley.

Anyway, if any purchaser Interested to obtain loan from Hong Leong bank for Greenz @ one south, let me know.

Just an indication, bought level 11 type c at 479k n floor 24th onwards is being sold at 550k++...from my experience..subsale price will not defer much from level to level..

Investment - yes also if you dont mind rent to them, I rather look for quality tenants/expat for rental game. but in this location, Soho/Studio still yet proven and It might attract some expat/professionals only if the one South Street mall is "Ong" and well performed and managed in future.

Personally just dont like any project facing highways. Wont lets myself stay somewhere near highway, so dusty n noisy not only from street mall, but highways..

other cons like leasehold & commercial title.

With all the freebies, dibs/ high rebates this n that, i'm sure most of the buyers 80-90% are investors, 3years later VP if the economy doing well "fortunately", stil need to fight with so many units of owner for rental and flippings...

why selling hot cake, this is not the first project selling hot cake in klang valley. In my mind selling hot cake property recently like,

agree. Comparatively, onesouth is one of the reasonable psf at the recent launching despite the leasehold and sandwiched by two highways factor. Own stayer and investors are going for it.

ya i choose dreamcity because it's near the mall, school, ktm and got all the coffee shops nearby and the SA said got possibility that the new mrt will be next to the project so i feel this is more suitable for me pay abit more but better la.. jam to go home waste petrol waste money..haha

There is a slightly bigger size unit available in lelong now price at below 400k. Unbelievable seeing subsale selling price almost at 600k while lelong at 400k only now. devil.gif
And is high floor unit located at viewing deck level meaning the owner last time must have paid premium price because of lesser unit at that level.

Definitely not the bank or any outsider.
This is confirm 100% internal job.
Read back the bidding scenario:

Bid started at 475k (since got 2 bidder). 1 bid 2k increment.
Buyer authorize bidder shouted 490k straight.
Fake bidder shouted 500k straight.
(So let's assume this fake bidder is the bank or outsider trying to jack up the price.
The real buyer decide not to follow up this bid. So this bank or outsider will end up getting the unit instead at 500k.
Fail plan? Why jack up so high suddenly and not bidding step by step? If what you are saying make sense.)


Continue the real scenario:
Buyer authorize bidder raise hand to bid normal 2k become 502k.
Done. Sold!
