Anyone keen to share his/her analysis for this project?
my opinion would be 50/50.
since visited MV fair, after re-consideration, come out with few questions.
1. this project come with flexis, gardenz , parc, already, and early next year will be VP, come with 1000+ looking for tenant OR own stay. since it is low entry for this three phase buyer, will it be competitive for renting out for this Greenz compare to these 3 phase? because base on DP10% , mthly installment for max years loan : will be RM2500++ ( excluding sinking fund ), so, i wonder how much would it be rent out in future. and it has more than 1000units to choose on.
2. for own stay, yes it is a convenient place. but my worry is, will it attract (African); i mean lot of it. imagine if you walk around ONE SOUTH, facing lots of African, quite annoying for me.
3. at for this prop price, heard it was RM530k++ cheapest unit, would it be selling shoot up to btw RM600-700k?
- east lake, currently market price for <1100sqft, subsale @ RM450K and above rent @ >RM2100 and its mostly rent out by Middle East.
- fortune park, currently market price for <1100sqft, subsale @ RM390K and above rent @ > RM1800 and its mostly rent out by Korean & Jpanese.
so, conclusion, is Greenz rent out must at least in future >RM2500 above, subsale must be RM600K at least.
quite tricky is, after Greenz, there are another future development, phase 6, which also last phase on this projec according to them is still unknow, but i found initial they plan what a office block building for last phase.
just my opinion, as i'm just a junior for this.....hehe
