For those who looking for early and pre registration for new launch project not so near to MRT Station but fronting main road, here is one

SMS received from Cheras Hong Soon Development Sdn Bhd

A brand new luxury FREEHOLD service apartment named Silk Sky is coming up at Balakong Silk Highway where as beside Toyota & Mercedes Showroom [500m to Jusco Selatan] Morden Design with full facilities ie: infinity pool, Roof top garden & Sky lounge which is going to sell at a very affordable price. Please register now in order to grab the early Bird discount for limited period and units only. Marketing Team of CHS Development.

I heard got SOHO (488ft2), Studio (732ft2) and Service Apartment (1020ft2)

Layout not approved yet but available for viewing at their marketing office in BTHO (near Natur Apartment)

Got free car parks.

bro peri, if 400-450psf is worth taking a look. Make sure the security part as one of the top priority. There is a reason why the terrace around here don't appreciate much.

the terrace depends on which side, around BTHO aint cheap, but tmn cheras jaya there quite hard to appreciate. Yeah agree, security is important nowaday. Me too, i will take a look also, no harm to register with them first

my game is mainly for rental yield...so headache to look for a prop that can give me a positive cashflow from rental....T.T cry.gif

sorry to disappoint you, but NONE of the new prop launched recently are feasible for rental play (at least for the rental market at the moment)

If you like rental yield, subsale is your best choice

Yup. Like OKR nowaday those new development already RM500K above. If market still going up like this i think Balakong area will same with OKR.

Sometime must be optimistic with market. Refer this for case study http://www.iproperty.com.my/propertylistin...ominium_ForRent

last time launching around rm380k for a 1300ft2 condo.

Now subsale asking for rm700k or rm3k for rental.

Factor pushing the price is so called "near to under construction LRT extension line"

u will never know how this area perform after 3 years or after 2017 once MRT line complete.

Dont forget whole balakong and BTHO area are flooded with new launch of highrise. Their price aint cheap also.

My props all cheap cheap nia. other taikor here, 1 prop already rm700k to rm1 mill redi.

Not recommended to aim for rent if buy SOHO at this area. Buy and sell in 3yrs to 5yrs is best in my opinion. Bigger unit is more feasible to rent to family. If you got holding power, then no worries as you can wait and see after completion. Do more research.

It can be office or home. More suitable for executive to stay near to their corporate office. If own stay, why not, it is a complete home. Belakang lacks of big corp but the price is cheap for now so secure a smallest unit can be your play house, no harm. Once completed, many other condos/soho/studios also risen as well almost the same time. Can Silk.Sky compete? You hv to take the risk. No risk no gain.

At least Silk Residence or One Amerin or Silk Sky is fronting Highway, sure got shutter bus or feeder bus or transit bus provided by MRT Corp. Sounds cool?

Hmm how is the soho in this location compared to One South Soho Flexis? Flexis with nice one south street mall might attracts more buyers than Silk Sky?
Plus it's facing NorthSouth Highway.

If target on soho, maybe can wait for MKH world office suite too? Near to future serdang mrt line2?

One of CHS early days project is the Genting Highland's One World Hotel.

In cheras, first develop the block of flats at the end of the road that go towards Vina Versatile; just go past Vina's site.

Quality wise so so only. CHS not known for high end apartment. Towards mass production type.

LoL havent take public transport locally for many many years liao... i still wondering what would happen with MRT the property price shoot up because of that BUT will people staying around use them ??? all those nearby property are like 500k up can buy property 500k or rent 2-3k no money to buy car ? i seen pak hitam also driving, china people i know few also driving. So far never see bangla, burmese and myanmar, biggrin.gif i assume those are the one using ? 1 Banglasia

Nowaday a lot soho only offers 1 car park. I hardly noticed any soho offering 2 car parks.

But u may take the 7++ ft2 studio and use as SOHO. This comes with 2 car parks

Heritage already finding hard time to get tenant. U can see a lots units start selling and renting. Even the ME relocate to cheaper condo such as juta mines. No doubt the location is good but something seem not right at that place.

For single, easy to decide to move to next door new Soho with similar pricing. If same rental and not much diff in size then heritage will loose. For family size unit they will move in order to save cost or to better env. If many units available on the same spot, pricing must be competative on their comparison with many factors to be taken into consideration but the new ones normally stand-out more than the old.

I cant speak for many but thats what i would do if im renting.

thanks for your info, check the developer last week, some info you given is wrong, the exclusive agents is not confirm yet. i am quite sure that Natur show office is for another developer. i heard developer said that silk sky will have one office and is still under renovation and just beside the site.

guys , was told that will be total at least 800 over units.. it is extremely High density for a merely 3.8 arces of land.

lift access total only got 6 .

It will be definitely overcrowded.

As long the cheque is not named to Cheras hong soon or their legal appointed firm then be cautious. Maybe he is a realtor trying to bulk buy.

please call to CHS office for more information.

i called the marketing team of CHS and asked when i saw the comments here regarding all units had been taken. i was so nervous coz i memang aimed Silk Sky as my first property.

the staff told me this property has yet to launch, and if it does, will only collect booking fee 5k-10k.

you can book in prior with graffika but due to i do not have so much cash on hand, so i better wait for the official launching.

this is all i know, i will trust developer marketing team of course.

They should using the same SPA price for all units hold by the developer, land owner and JV partner.

Let see whats the story. Btw, dont [ut too much faith to 7++ft2 type because really limited unit.

I have did some study, this SOHO still selling quite cheap.

EVO SOHO at bangi is selling RM 570psft and it is leasehold somemore. Although got DIBS and fully furnished.

I'm interested in this project but one of my friend who lives nearby told me that next to that land is a Chinese burial plot... I just showed my friend the map that has been shared here so I'm not too sure if that is really the case.... Can anyone here confirm on this? Has anyone actually visited the site?

The one beside chinese burial plot is Silk Residence, Silk Sky is beside Toyota SC. Silk Residence i think all sold out d, maybe still got some subsales ... Silk Sky is the one just open launch.

Dear all just wanna inform today I receive their call regarding next week Tuesday - Sunday can go there look. Price SoHo - RM500 per sf (fully furnish) & service apartment RM430 per sf.

At the time I booked still got one at level 13A RM507k. Didn't take it due to obvious reason tongue.gif

Others are higher floor or corner so more expensive.

there are still units left for the soho unit block that face highway.

already place the booking fee to lock the unit, since the agent mentioned we could get fully refund if we cancel the booking.

can anyone confirm this? about fully refund if we cancel the booking, not due to loan disapproved.

Normally is 10% of the booking fee, but better call their office to confirm.

I was told you are allowed to transfer the name for one time. So maybe you can look for another people to take over if your unit is decent?

Anyway, it is also very easy to get your loan rejected if you really do not want to buy whistling.gif

yup. the terms in the booking form stated clearly that the booking fee will be returned in full should the loan is rejected. the soho units facing pool view is almost fully booked. left the most upper few levels. facing highway still got about 60% units open for booking. If keen then i think placing the booking for your wanted unit would be better, else will need to struggle for remaining units. service apartment 3r2b type still got alot ...

soho facing pool is expensive 5k compared to soho facing highway, each lvl increament is 1.1k.

I prefer facing west than highway.

From my personal experience unit facing highway is very hard to sell/rent due to the noice. Not everybody dislikes evening sun because most people only get back home after sunset.

Had west direction house before, the sun whole start shining in from afternoon up till sunset which making the night a good time for the house concrete to dissipate heat. Hence my house is more warmer during the night compared to other direction faced neighbors. Hence for my preference I would try to avoid west, or at least not a direct facing west.

Just the sales office i think, cuz the showroom still in construction. I was at Kem Avenue yesterday, they just got their new brochures and flyers ... now i know where they are going to use it ... earlier was pre launch ... so now is soft launch ... two months later is official launch ... rclxub.gif

That is Silk Residence not Silk Sky but you're full of imagination. The pipes don't run by the cemetery and carcass decays will not allow bacterias to penetrate the pipes. This is very typical chinaman thinking bro, no offence.

Yeah... I asked them about the parking and they told me it's going to be tendam. I held back a little but still went ahead with the booking.

When i asked about the water and electricity rate, the SA told me they are commercial-residential rate. Now only i know got such thing.

This Silk Sky will become blueprint of Scott Garden SoHo. First SoHo facing main road. Exactly same with Scott garden when start launching and no one have good faith with it. Look at it now, works like wonder.

Luckily the MRT 2.0 havent announce, if not, price sure up up up before launch. But minor adjustment (%% - 10%) is expected due to recent fuel hike.

Congrats to buyers here.

Not sure if you familiar with balakong as the cemetery is very old and no fresh corpse bury there since dont know for how many years. Now all divert to Narwana @ Semenyih.

Meaning that those ancestor should left only bones. Btw, i dont know how the bacteria or virus or germs can soak through the water supply pipe line. Do you mean that those SYABAS water piping allowed any kind to suck in and out? Not sure what science is it.

Hi guys I have a question regarding commercial title. I am sure this project is sit on commercial land due to the existence of retail shops.
If I owned 2 condos/houses under residential title (for example) and I wish to purchase 3rd prop under residential title as well, understood that I only entitle for 70% loan.
If the 3rd prop that I purchase is under commercial title, do I entitle for 90% loan since it's commercial instead of residential?

no choice lo, facing pool all taken on lower floors ... taking rish over here scared the noise cuz dunno bearable onot ... heard from fren's experience that the higher the floor goes the noise will be echoed louder .. dunno true onot ..

There are reason why SoHo always placed next to highway. "Visibilty"

If paying premium to facing the small tiny shallow pool, for what purpose? Will you peep the swimmer from top floor or go down to swimming pool side to peep more clearly? I dont see the rationale to pay premium for it.

Uncle and aunty just follow crowd, people say pool better, they buy pool unit, people say next to lift better, they buy lift unit. hoho

Not really, the view facing pool also campur with those light and medium industry. I always having problem to view these kind of structure. Really eye sore.

Facing highway is more "lively" with those moving traffic, luckily the developer selling it cheaper, haha. Dont know what kind of market survey is that.

haha, now facing highway still have alot vacant, should consider myself lucky for not insist on getting the pool view and pay higher

plus from the "feng shui" view like xin mentioned, now have no more doubt and should expect my first home at 2017 tongue.gif

For Silk Sky, they market Studio as the 7xx sft 2R1B unit while the SOHO as 484sft. Studio os the 7xx sft all finished even before pre launch cuz units are limit and about 40units plus. Now left is Soho and other service apartment. Only SOHO will be fully furnished while others are unfurnish.

Seeing that the price is hiking, after discount is about 560psf still acceptable in balakong/Cheras Selatan. Seeing how the price keep rising, most developers nowadays all selling at premium price. No worries, if any doubts just ask us we all also newbies ma .. laugh.gif

if i am not mistaken, the interest beared during construction should be about 5% of your unit price. Lets take 300k for example, 5% would be about 15k and being spread out for 3 years... about 5k per year for interests. Monthly need about RM450 per month depending on the construction progress.

any sifu here can correct me if i am wrong ...

Suddenly few of projects boom in this area...Silk Residence, One Amerin, Silk Sky,...just thinking any reason behind? hmm.gif shouldn't demand of this area increase so high suddenly?

If compare with this three prop, which should be more advantage and best for invest? hmm.gif

Checked with the SA already. Yes, we can take back full booking fee for whatever reason. Because they still do not have AP yet. After they got AP we cannot simply cancel booking already.

Yes, the unit I book is facing northeast. RM440psf is okay lah for the factory area and kampung baru surroundings...

Hi, have you signed any black & white which stated this condition? How much for booking fees?

What is AP stand for & when will they got the AP?

I wish to book a unit too.

AP is Advertising & Sales Permit. Means they can actually advertise and sell the units when obtain AP from NHD National Housing Department else will kena legal action. SA told me estimated during official launch the AP should be ready.

Ya, when you place booking they will need you to sign a booking form with terms there on what conditions will the booking fee be returned or forfeit. Stop over at their sales gallery for more details, they can show you the info and also the booking form.

Yes, I booked a service apartment. Personally don't like SOHO or any SOXO. wink.gif

1044sqft, RM511,300 before 10% discount.
