Heritage already finding hard time to get tenant. U can see a lots units start selling and renting. Even the ME relocate to cheaper condo such as juta mines. No doubt the location is good but something seem not right at that place.

Why nowadays so many new projects facing highway.

Weekends KL, midvalley all also full of bangla, doesnt mean the properties there will stop or stagnant. I frequent Aeon and Balakong always and weekends go shopping there, i dont see many bangla there. Taming Jaya factory nowadays reduced already but there are some portion of foreigners still there but i dont see them in huge waves like i see them in KL area during weekends so i am ok with the density still.

The area beside is Balakong new village, then further up such as BTHO, Damai and housing areas there most are chinese. Econsave there got bangla cuz many their worker is bangla, Aeon mostly chinese that i observe, area around C180 the shops and restaurants are Chinese oriented too. I think i forsee you passby Taming Jaya then make assumption that bangla is all over. Find one day, come over Balakong or Cheras Selatan or whateva you want to call it then i bring you go round round. You understanding is abit outdated la.

RM450 psf in balakong reasonable. see WOTP and lumiere u will know.

actually i book the one amerin but worry mall cannot be success , think of jump ship to silk sky ~
there is few new condo in hussien on , all very expensive

Amerin mall concept is actually very attractive and feasible, if Amerin become success then it would definitely upscale the area and also benefit the buyers the most. It's a risk you need to take since the developer is still a greenhorn in property development. Silk Sky on the other hand is by a more seasoned developer which at the least secures reliability, but whether SOHO can be a success in Cheras Selatan is still yet to be proven. Its also a risk to take but the return wont be as good as Amerin should both succeed.

As Silk Sky also got commercial lots and we have no idea what kind of prospect business would occupy the shop lots too.
