Like I said, personally, i think investor clubs are not healthy at all.

In other cases, tehre are opportunists who take registrations and then approach develoeprs and tell them they have X number of buyers and then seek commision or referral fees for hte buyrs. Some may say that this is all about survival of the fittest and rewarding the entrepreneurial but I personally think these all skew the market the wrong way and allows people to make a quick buck at others' expense. If the entire group got to share in teh commission or the referral fees, then different story.

I think RM850 psf is not the most affordable price tag anymore in this area as what the topic described.

Check out existing properties nearby. the park residence should be going for less than RM850 psf, but that's leasehold.

Park Resi currently running at 8xxpsf and camellia 9xxpsf for smaller size unit.

I think 850/sf still reasonable with this facade and location. And it's freehold
